As a Canadian looking at the NY minimum wage and the NY rents, I've never been able to understand how people with the lowest incomes can afford to live indoors! This is the first time I've seen something that I would expect they could afford.

Lived here my whole life… I’m 19 now looking for an apartment, been looking forever it’s the hardest thing and I make about $5 above minimum wage which is $15… it’s nearly impossible..also did I mention I have no pets and no kids

Sure but chances are you will no qualify, the max incomes are very low for these. New building do require a portion of their units to be rented for rent stabilization, that's great but some developers went as far as putting in separate lobbies/entrances for rent stabilized tenants, I wouldn't care as my mortgage is Brooklyn is $3600 for my apartment and would love to have a place for $1200 per month for rent but point being is that separate entrance, really?

As someone who won an apartment lottery ,all the amenities were available to all tenants , from the concierge , to the on site private school . Amenities weren’t a big selling point in the 90’s . The private school daycare space would be a gym , sauna , gameroom etc. if it was built this year .

Some of the amenities cost extra in this development. They're not included in the rent you pay. It's on the leasing/lottery page for the building that Cash linked to above.

The developers said " it's human nature for some haves to be grudge the have nots or have less" . I always thought that sucked. As far as I understand it (from reading the NYT), developers often include, or have to include, a few rent stabilized apartments in their swanky high-rise buildings in order to get their building permits. In some of these buildings, the posh amenities (gym, roof deck, etc.) are reserved for the full-paying renters and some buildings, if I recall correctly, even have separate entries for the rent-stabilized people. So....it might not be such a paradise after all. And I'm sure there will be thousands, if not tens of thousands, of applications for the few apartments available at these prices.

@@denisehall4226 @expat annie is not totally wrong. DeBlasio banned the inclusion of poor doors back in 2015 but before that it was cool with Bloomberg. Separate entrances (aka poor doors) to the rent stabilized apartments and no allowed usage of the amenities (even if they were willing to pay extra) was a thing developers of these high end buildings included in their plans. I remember a situation on the UWS being on the news back then.

What he is not addressing while stating several times, it's a good way to get started here is that NYC residents get preference for these and all affordable housing. The amount of people applying will be in the thousands if not hundreds of thousands, so it's extremely doubtful anyone outside of NY will be considered since there is such an affordable housing shortage.

Except it is not really. The vast majority of this building will be market rate. There will be a lottery for the small percent of apartments designated for lower incomes and I guarantee those apartments will not have the best views or include all of the buildings amenities.

I suppose you can offer to pay more if you want. Other buildings have done this. They issue different codes and key fobs for those paying full price versus the lower income people.

Out of the 260ish apartments at Gotham Point there are a total of 5 apartments available at the lowest prices. One studio at $398, two - one bedrooms at $503 and two - two bedrooms at $598 are available.

High income earners don’t expect to pay $500 rent unless they invested in property years ago when the market was lower. Each lottery holds its own income criteria. Just know many of these properties aren’t 100% occupied bc even tho its affordable high income earners won’t apply. Many highfalutin residents expect grandeur even when residing with a percentage of low income neighbors. One dwelling on the west side of NYC once challenged the board to dismiss “others” from utilizing various building amenities. Talk about snob nosed 🙄 Whereby builders set aside discounted apartments to ADA, zoned residents, various unions, corporations then what’s left is offered thru lottery. This practice affords builders tax abatement of at least 10 or more years. 20 year abatements were once offered about 25 yrs ago. I have no clue what’s the current rate. Basically YOU have a better chance finding a four leaf clover in Strawberry Fields in the 110 acres of Central Park than winning that lottery. So yeah high earners managing any/all the above to secure one of these brand new affordable apartments in NYC mos def know it’s a win win. Also in most cases tenant pays Con Ed electric but National Grid gas is included in monthly rent. Good luck 🍀

Chicago has a program where you can live in a lower-rent unit in a fancy newer build if you make a low enough income, but it is atrocious. The "cheaper" units are still incredibly expensive, (Nearly $1,000 for a 200 sq. foot closet of an apartment) it is difficult to file for, and many people don't know about it either.

I am a very long time resident of Astoria New York City. I am an old-timer and have seen a lot. Gentrification is a great idea finally after all these decades. The whole strip along the East River Waterfront Vernon Boulevard starting from 30th Avenue all the way down to Borden Avenue that was all a blighted area when I was growing up in the 60s and 70s. It is nice to see that whole area along that Waterfront with all these new high-rise buildings. That particular area that you were in with this video all the way down by the 7 train that area was a garbage dump we used to go down there to look for cars that was stolen to take parts off to fix our cars back in the 70s. We never have to buy parts for all cars because there was so many stolen cars in that area all along that Waterfront. Considering that was a stone's throw to Manhattan by the 7 train One Stop not too many people wanted to live in that area. Anyway keep up the good work I like looking at all your videos. Very few real estate agents take the time and trouble to do what you're doing keep it up and thank you

If you're not from NYC you don't have any idea how hard it is to get an apartment through the lottery system. So many applicants & the criteria is not easy to pass. Its a lottery, Its technically not "low income housing. You have to "win"first/ be picked against hundreds of thousands of other NYC applicants, THEN you have to go through a whole process just to accept you. They are specifically called "lottery" apartments for a reason.

80/20 apartment lotteries are extremely hard to get into! They probably receive thousands of applicants that meet the guidelines and then the “winners” are selected by lottery. The number of available units is limited to 20% of all units in the building and that list fills up fast. Their waiting lists are many years long!

Rent Stabilized isn't the same as Rent Control landlords get a tax break from the city for RS apartments. There are different types of RS some of which only last for a certain period of time then the apartment goes to market rate. Read the small print or give a copy of the lease to a lawyer to find out what type of RS the apartment has for your own protection. These videos leave a lot of information out so the old adage 'Buyer Beware' is always applicable when renting apts in NYC!

Holy moly! Cannot believe those flats are at the price they are. Amazing. Had a great rent controlled flat in Manhattan before I left in 2003. 173rd Street, built in the 1920's, so big one bedroom, entryway, separate kitchen, huge living room & nice bath with a big tub. View of the Hudson & Washington bridge, park across the street. $775. Those days are gone.

THe rent stabilized apts. are by lottery only. I have been applying for a few years now as a City employee. I have yet to hear from them for an appt. However they keep building. The waterfront walkway will be linked to Brooklyn's.

The London boroughs are too busy selling off every last scrap of land they own to big developer, and then spend billions on buying homes at market prices and for temporary accommodation. I follow a blogger who writes about the goings on in Greenwich and Lewisham boroughs and it makes me angry how little commitment there is to poor, working people.

The government have managed to try and skew its figures on house building. Social housing in the UK was one of the great advances. They screwed that up, by introducing 'right to buy' and then not reinvesting the money. Its all about profit and lining the pockets of the rich. I have a council flat, and I know how very very lucky I am.

I love this. I applied over a week ago. If I decide to move back to NYC...Will be difficult to get especvially first preference is to NYC residents. The next tower to be built will have a senior wing as well. Not there yet but good to know. Will have to be fortunate to get in and be approved. Merry Christmas to you and your family!

A friend of mine could have seriously benefited from this. She would have been so happy. This is how all buildings apartments should look like. I subbed to the channel. I really hope you do more affordable apartments videos, just like these. Really happy to see videos for low & middle class income people. Please do more. a few friends of mine could seriously benefit from these videos by you showing whats available out there that is not a trash place. That building is just gorgeous. BTW - I found out that its not the entire building that has low cost apartments. Its only 20% of the building. The rest 80% of the apartments are very expensive in the $3k + range.

Reminds me of when an apartment building was offering studio apartments in Downtown Denver for four hundred a month. People had snatched up those apartments before the construction on the building was even finish. I can almost guaranty that's the case with this building. No telling what people would do in NYC to have rent that low. I wonder if a people like me that makes around twenty-five hundred a month rent would be in an apartment like that.

Ahhh NYC lotteries....here's a story of how they work: Back in the mid 90's, there was a lottery to get your child into a prestigious school which would be free all the way through the end of high school. My aunt had 4 kids, and a husband who is probably floating in the Hudson River, but I digress. She entered the lottery for her fourth child, and only daughter. Her lottery number was 65. Behind the scenes, my dad was calling every connection he had to help her "win". At the lottery, they were calling all high numbers 300+ and over. Aunt Marie called my mom and said "I will never get called". My mom said just sit there! Lo and Behold the last winning number was 65!!! Oh what a surprise!! This is a true story!! Cash I love this building, and the area...I would live there now!!! I was sold before the tour though. The corner neighborhood bar (O'leary's I think) and the bong store had me sold!! As a NY'er, heres some context to the click baity title. $300 is for people who apply to NYC's low- income housing lotto. Most likely rent in this new building for a Studio is around 1200-1500$ and for people who qualify for low income housing can get a Studio apt for $300 a month. 1 bedrooms probably going for low-income applicants for $900-1200. Also, not a fan of the majority of these new high rise, "luxury" apartments. The Sq. Footage is atrocious. Studios probably less than 500sqft and 1bdrms are around 700-800sqft. The luxury comes in the form of amenities, IE: gym, outdoor views with shared Grill, doorman, and parking lot. Oh oh also, That train stop (7 Train) There are weekends where it will not stop in that station due to track maintenance so the only way is by shuttle bus a few stops away.

Worked around the area for 2 years and I can tell it’s a great area to raise your kids! Very very safe! Wanna go to Manhattan? Get the 7 train and you’re one stop away! 5 min walk to the train. It’s like Manhattan luxury but nice and quiet with a great view.

FYI The lowest rent is a $397 per month studio; there's only one available. No $300 per month units. But they do accommodate a wide range of incomes. Not a bad deal.

To qualify u probably have to be on a starving wage. No options for folks who are stuck in the middle.making 45K or less Rents are either for professionals or almost homeless.

Thanks man. I just applied and it was easy breezy. There is only a general preference for residents of NYC but it is not restrictive. If you live out of the State of NY, you can still apply.
