I live in a flat in Berlin with these style windows, in most rooms I've curtains in front, but they hang from the ceiling - when you open the window, the roller blinds just hang on the window a little bit (it's fine for summer nights); In my kitchen I added a roller blind hanging from the window, and it's also good, though gives different feel, feels a little more open (though I only went that route because it was what I could get)

I really love this project! Great design Julia! How are you finishing the exposed insulation that sits against the foundation wall above grade? I'm using the same system for my house under construction but I can't decide how to finish that detail.

Honestly, I’m not sure how we’re going to finish the exposed insulation. We’ve batted around lots of ideas from stucco to FRP panels. Manufacturers if you’re listening: we need a sturdy sheet material to cover exposed insulation from 8” below grade to 8” above grade.

I was thinking of using cement board but couldn't wrap my head around an efficient way to connect it to my foundation, or even if that would actually cause more damage to the structure long term. I would love to have a false stone product cover that exposed foundation and insulation layer. I look forward to seeing your solution! Side note, how did you acquire your armatherm Z girt materials? I'm interested in a few pieces to thermally decouple my Maine deck brackets from my rim joist.

I've seen a lot of the American distributed flush mount and in wall/ceiling options get discontinued maybe a european option exists? Bosch has some flush mount fire alarm solutions that are UL, CSFM and NYC-MEA certified.

Julia, no criticism. But European windows are more meant for european way of window shading, which more often than not are exterior shades, either header integrated roller, or simply manually operated exterior shutters as seen in traditional French houses. For the same reason above, I would recommend you to look at exterior roller shades. You have enough exterior insulation build up that you could take out the 6” height just above the window. Jambs will likely need a small track. Hunter Douglas Architectural has some to consider.

Thanks - that is a consideration. I don’t need sun control on the east side, only privacy, so hoping I can do a cloth roller shade of some sort. I’ve actually been working with the Hunter Douglas rep and they’ve been very helpful.

@@ecruben My thoughts were to take the Aria Drywall Lite Bead [Return] and modify that so the Nest or other detector type would sit behind the insert shown, with the detector recessed. Since Nest has vents on the sides these would correspond with the Aria vent slots and wouldn't expect to see much degradation in airflow to the alarm itself. The alarm would be hidden with just the Aria vent slots visible. Another option could be crafting your own solution and have the detector sit recessed in the wall and perf or slot some drywall to cover it still allowing ventilation to the detector. This feels like a lot of work and pretty much gets you the same effect as the Aria option I mentioned. The upside would be that you could design the perf/slot pattern to your liking. Hope that makes sense.

Yes, totally agree that airflow is an unknown and as you are aware every inspector is a little different. What's the requirement that's driving that location placement? Can the detector go opposite the skylight on the ceiling where your can lights are?

@@hu5tle- Same requirement as Julia: looking for clean aesthetic to match mudded in GDR, luminaires, keypads etc. Safety and Security is the toughest to hide (i.e. smokes, PIR motion detectors etc)

I think this has a question for a fire department inspector. Detectors have openings for sensors as well as drivers for sound. All openings are designed and tested with the assumption that there are no instructions. There's even code on how close it could be located to a wall

I find cantilevers and corner glass windows very disturbing . i have no concern about external views while in my house . i will place energy efficient and safety and ease maintenance over looking out the window . if i want a view , i'll go outside . 😎
