If you dont mind, when you build villa or patio please show to us how the foundation build are look like, including the septic tank area and the drainase area. If it cant be possible, its ok. Thank you for the review video on the villas.

So when you buy one of these villas as a foreigner, you can only lease the land for 30 years, correct? What happens when it comes time to renew the land lease, and the land owner refuses? Are you screwed? Must you then be forced to sell the house?

Rarely would it happen that the leasehold is not extended because the agreement should always state that extensions are allowed up to 60-80 years in total. If you don't want to extend the lease then most people sell their villa to another person before it expires. If it did expire then the land would be returned to the land owner. Again, this rarely happens.

Do not get confused between buying and leasing . "Generally" leaseholds are up to 30 years .. and generally with the possibility to extend or at least first option to extend but this is where the kicker is ..it "usually" states at " current market value" ..unless you are lucky enough to have a fixed or some sort of agreed increase stated in your contract ..yes these villas look amazing now but in 30 years who knows how they will rate .So your "market value" at the end of your lease will be land + whatever is on it as second hand bricks and concrete are not worth the cost of anything to take down ..So yes locals love when foreigners build on their land as some of the time they get a building at the end of the day .. then the next person comes along and starts the process all over again for the next generation ..the circle of life 😂.. My explaination may be debated or corrected and i am open to be educated more but pretty much how i know it or see it in a "generalisation" 😊
