I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

True, initially I wasn't quite impressed with my gains, opposed to my previous performances, I was doing so badly, figured I needed to diverssify into better assets, I touched base with a portfolio-advisor and that same year, I pulled a net gain of 550k...that's like 7times more than I average on my own.

Housing prices likely won’t drop significantly until supply increases. The U.S. is short millions of housing units and isn’t building fast enough. Demand remains high, and even a small dip in prices attracts many buyers. I’m looking to buy affordable houses in August and maybe invest in stocks. When’s the best time to invest in stocks? Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.

Having an investment advisor is the best way to go about the stock market right now. I used to depend on KZbin videos but it wasn't working. I’ve been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for few years now, and her performance has been consistently impressive. She’s quite known in her field, look her up.

It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone wants to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

My friend is 96 pounds and in very poor health. He just lost his brother and mother. His tenants weren't paying rent to begin with, but he just learned they stole his deceased mother's jewelry. He shot at both of them, just hit the female. He's a veteran who's never been arrested in his life and is now facing two attempted murder charges. I doubt he can survive in jail. Unless you know what you're doing, skip renting to others.

What were the tenants doing in his house? Sounds sus to me. Sounds like he just went and shot them. Of course he is going to face attempted murder charges, you can't go around shooting people just because you have a dispute with them. That is illegal.

Yup, in Fl. we have a tile saw guy, chipping hammer guy, hedge trimmer guy, pnuematic roof nailer guy, pressure cleaner guy, and always a leaf blower guy. Sfla. is the noise polllution capitol of the world. Small airports everywhere. Must mow every week half the year, Tree trimmer guy, and all the loud import exahust on junk cars. The list goes on.

Florida does not gives raises. Not even it’s government. No COLAS. No step raises. There has been a big decline in regular workers getting paid raises due to money suckers sucking up over $300,000 per year as a small town police chief, the highest paid in the state. He can’t stop one crime in his tiny district. Volusia County Sheriff needs to get involved, DAB police chief loves knives but not guns. There are eat more knife crimes in DAB.

Some people don't care about "value" -- buying a property/house isn't an "investment" for them, so none of that matters. They move to other states (like FL) for other reasons.

Yeah especially along the coastal regions. Way overpopulated, insurance is too high, and traffic is terrible all year round now. It's no longer seasonal traffic. Worse when schools are open. Took me an hr yesterday to get from north fort myers to Lehigh acres at 7am.

I bought a very nice 2006 built $560k condo dream home for $240k cash after 2008 housing crash for my second home. I don’t work and water taxi,Uber,walking,bike,shuttle,neighbors,grocery delivery,Amazon,etc. so don’t need a car there. Can’t complain. Still a waiting list to live here.

What about Louisiana? You can get houses there for $100,000 - $300,000 in places like Lafayette. Same with Mississippi and seniors don't pay property taxes.

Louisiana is the the only state where real estate depreciated YOY since the pandemic. People don't want to move there and real estate reflects that. Mississippi? Why would anyone move there? Both of those states have horrible standard of living and poor healthcare services.

Don't you worry, we just got home from Kentucky and we are moving up there. Florida has turned to hell the last 4 years. We are going broke trying to pay our bills. Home insurance is insane, car insurance is costing me right at 1k per month now! Traffic is at a standstill for miles every day in Kissimmee taking you an hour to get to work in Orlando or wherever. My wife is a doctor and they are paying her MORE to go up there than they do in Orlando. It costs half the price to live up there, people are friendly and there is zero traffic. They may get 1 or 2 snows a year up there so there is no reason to stay here anymore. I was born and raised in Florida and even my wife is like let's go!!! More money in our pockets each money and much friendlier people and zero traffic. She is actually excited and will start at the end of the year. Do not move to Florida unless you are balling or want to be broke trying to afford the basic stuff. It's turned into a disaster.

you're not wrong. i seriously do not understand how folks can live a happy lifestyle living in/near Kissimmee. Exponential traffic, the rudest of tourists, cannot get a good meal/service in that area ... it's a whole different world here in St Pete compared to there, not sure how people do it, I couldn't!

My wife is also a doctor and we did something similar 3 years ago. We lived in Houston, which I'm from and will always have a special place in my heart, but admittedly it is a hot, humid, ugly traffic infested city of insane urban sprawl, prone to flooding and hurricanes that has become surprisingly expensive to live in. I work remote and the wife got a job up in Richmond, VA, which is a mid sized city with plenty of decent enough amenities - the James river, hiking, minor league baseball, etc... there is little to no traffic there and you are a 1.5-2 hour drive from Virginia Beach and Shenandoah National Park. You can also easily drive up and down the east coast to NC, SC, FL, or the north east cities like DC, Philly, NY, and Boston to visit and then GTHO of them. Get more real seasons here but not snow more than a couple times per year. Humidity is not nearly as bad as in the south. It's a really underrated place to live.

Florida is awful. It does a good job luring you in because it looks cheap on the surface but they lower the boom once you get here. They well reassess your house a year after you buy and double to triple your property taxes. Your auto insurance will double the minute you move here because of all the uninsured motorists they do absolutely nothing about. Your homeowner insurance will double at each renewal to cover all the sleazy roofing contractors scamming them. Then they drop your policy once your roof is 10 years old until you get it replaced.The state lets Auto dealers charge $999+ dealer fees just for the displeasure of doing business with them. HVAC contractors rip every one off. Its a grifter state filled with a bunch of transients.

More than 50% of Miami Dade county residents are foreign born , sick of hearing about Cuba , Venezuela , Russia & Ukraine on the beach and every place else , they still speak English at the VA hospital though - didn't used to be this way [ lived in South Fla since 1952 ] .

I’m in the upper keys in an x flood zone. Citizens told me I had to buy flood insurance even though my house has never flooded in the 65 years it has existed. I own free and clear and in 2018 I redid all my windows with hurricane glass. I dropped my Citizens policy altogether because the deductible was going to jump from $17.5 k to $25k and premium was going to go up $1.5K to $7.5K + I was also told I would have to kick in another $2.5K surcharge assessment due to all the damage Ian did causing a drain in Citizens payout cash pool.

Citizens is doing this with requiring flood insurance to all it's policy holders, regardless of flood zoning. You aren't alone in this regard. If you canceled and went with a private insurance company, then Citizens got what they wanted, if not then they get your money. Win / Win either way for them.

ummm. tech has exponentially improved quality of life/making a great living, and made life more safe for skilled labor. perhaps more importantly, folks are realizing they do not have to be miserable their entire lives standing on a production line literally doing the same thing for decades. while some people find comfort in monotony, it's certainly not for everyone, and the workforce data shows this.

I’m an environmental engineer and work out of Orlando was born and lived in Florida my whole life and let me tell you how frustrating it is knowing I cannot even afford most homes in the Orlando area and I make 75K a year before taxes. Not even areas like Bithlo or Christmas are that affordable anymore. They’re selling mobile homes for 250K and up. It makes me sad because I love Florida and provide potable water services and sanitary sewer designs to areas all around central Florida but cannot even afford to live here. Anyways sorry about sounding negative just really frustrated. I have been watching your channel for a while and love your channel and all your information you share with your audience. Everything will be fine in Florida. People like to talk a lot of trash about Florida but just wait till it gets cold. Insurance rates are coming down. Property tax rates are adjusting lower with lower prices from the peak. The condo crisis is way overblown. Most condo buildings have already been inspected and have passed. Inventory is actually dropping in many markets. Hurricane Ian is now a distant memory for everyone except those on fort Myers beach. SWFL has already adjusted down from the peak. Relax it’s all fine.

I was in Orlando back in February on vacation. It was fine, however the infrastructure can't handle the traffic. All these small two lane roads back-up to the main intersections all over in Kissimmee. They are building more condos there, also. It's not sustainable.

Too expensive, hot, termites, giant flying roaches, sinkhole, hurricanes. I'll take the way cheaper cost of living, lots of fresherwater lakes and rare tornadoes. It only floods in the concrete jungles so good there. I can go about anywhere and there's another lake. The politics there are better. I give you that. Winter here is a break from bugs, yardwork, gardens are done. Relaxing by the woodstove which heats the whole house.

Michael, what I don't understand is that Florida has been a state of extremely hot temperatures and what used to be a regular hurricane season. I never understood why people would risk living there. Mortgage free home, we’re staying put. Low flooding potential. Quiet area. Reasonable taxes and insurance costs. Auto was less but not by a lot when we lived in NY. I posted this before. Citizens just jacked my rates up enough so the insurer who took over the policy would accept it. Citizens jacked it up by like 10-15% and then xxxxx company jacked it up another 20%. For a total of 30% to 35% percent increase.

Condos should have depreciation included in their valuation. It should be a legal requirement for owners. If you own a house, you are responsible for interior and exterior. But with a condo, the exterior - and some of the interior - is shared responsibility. So you get a tragedy of the commons situation - as no one wants to set fees to accumulate sufficient funds to take care of major maintenance items. That would likely be $500 per month. Now, when you make major improvements (like roof replacement) you can add to the valuation, ie, wipe away some depreciation. But the reality is that people who bought new condos and sell them decades later obtain gains that are much greater than they should - as the new owners hold the bag when the bill for the deferred maintenance comes up (this is what happened to my mother-in-law, who abandoned her nearly four -decade old unit when the massive bill came due, and this was in the opposite side of the country from Florida). Even with this requirement, it’s still a decent starter option. People will build some equity, so they can eventually buy a detached house.

Some areas of SW Fl have a compounding issue. A daily death rate that is highest in the nation. (morbid but its a fact of life that people grow old and die...) And the other reasons the housing market is declining. The carnage has a long way to go before it bottoms out. Most of the homes that are "priced to sell" are in areas where property taxes make them unaffordable even at the much lowered price. Doing searches by property taxes is pretty revealing.

You have to have money if you live in Florida. Property taxes, car insurance prices of homes, and if you have damage from wind or rain storms. You have to rebuild, and that costs money. People might look poor, but they are far from that❤

Visiting Florida over the summer the humidity was so bad my car was coming unglued! Door panels and emblems were falling off, air conditioning vents were dripping water, car radio was going on the fritz from wet connections? I was constantly wet couldn’t dry off and the mosquitos were eating me alive! So, all you Floridians saying don’t come here it’s full etc, you can have it lol

@@hvaball150 I never said it was 1 in 5. The first post said it was. I was just posting the numbers that would have to be on the market for 1 in 5. It is about 3 percent of the total homes for sale compared to the total units. So yes 1 in 35 is in the ball park, but not 1 in 5.

I wish my state had an in-state residency requirement of 5 years before being allowed to buy real estate. All the unwanted jerks from up north are moving down and driving the prices up so high that families that have lived here for generations can no longer afford to buy a house.

Here is how stupid insurance is; When I was 16 my grandfather let me borrow one of his cars to go to work (trying to earn enough to buy my own at the time) A guy ran a light and hit me. It was all on camera. Wawanesa filed the claim and had the other guy's insurance cover the costs to fix the car. I than got a letter saying that I had a lifetime ban for not being named on the policy even though his policy clearly said he could loan the car out and only people that lived with him needed to be named. I am 38 now and priced out new insurance last year through a broker for quotes. He asked me why I was an banned from Wawanesa and I just laughed.

@@ralphholiman7401 2 million Floridians live in condos subject to these new inspections. 23 million people live in Florida. That is the best I can give you. Maybe 4 million people live in condos and townhomes. A percent of homes are condos, and a percent of those condos are 3 plus stories. There are over 27,000 condo associations in Florida. How many are multi story? Maybe 1000?

Hi Michael, our Florida home insurance is being assumed by Slide insurance this year as part of their 15K, hope they will be good. My State Farm broker could not stop the transfer this time, and he had kept us with Citizens for 10 years, but cannot any longer. Sure hope they can be on the up and up, our rate is very low and we are one of the lucky folks grandfathered into this nonsense of real estate. We have had flood insurance for quite some time, since we are so close to Tampa Bay and storm surge. We also have wind mitigation discounts on our storm shutters and roof straps so we feel our home is pretty hurricane proof. Luckily also we have avoided the flooding from this year's rainy season storms, it's a wild one! Take care great channel.

There's a recent story in St. Pete where a lady just moved to Shore Acres, bought a $8000 flood policy from NFIP and flooded from tropical storm Debby. Claim was denied because the prior owner flooded and didn't fix anything after receiving the claim check. All the appliances were just cleaned up I guess because she submitted the claim with the same serial numbers as prior damaged appliances.
