City zoning offices are the worst to deal with, and caused me huge issues when I opened my game store. I leased a space in a plaza that had retail stores in it, and when I applied for my license (location was required before doing so), the city told me the building was zoned exclusively for manufacturing or industrial, and retail was excluded (ie. they denied my license). They seemed completely unbothered by the fact other retail already existed in the building, but were very happy to deny my request and basically told me not to sign a lease before contacting them next time (gee, thanks). As a work around, I ended up reapplying as a "Repair Shop with 25% retail sales" (the maximum allowed under the bylaw), and that was thankfully approved. I don't even really do much repairing in the typical sense, but I have a disc resurfacer and I clean all the games, so if anyone asks, I can honestly say I've cosmetically repaired everything that comes in. It's currently been going fine, but it's technically going to be illegal if I ever expand my shop floor.

You do things the right way, even with the small things like the cleaning demo or not wanting to overcharge for shipping, it's clear that you have a lot of pride for and put a lot of thought into how you operate. There is no "safe" place to put artwork when there are 6-7 employees, who all have drinks, and are using cleaning solutions everywhere lol. Its much safer to leave the artwork in the case.

Its by far the cheapest for ink Ive ever seen. I get after market in, and a full set of black and all colors can be found on Ebay for like $12 with free shipping, and even printing full color pages like we do, they last for a long time

As someone that works for a municipality; this definitely is at least partially on the landlord. The zonings aren't secret, this is all public info. Before they signed a contract with you guys their lawyer should've checked something this basic. The city can't set a precedent. It sucks, and there have probably been some communication mishaps between the city and realtor, but it's too easy to say the city screwed you over. I ofc don't have all info so take this all with a grain of salt

Malls are dying, and most people who are in our store's target audience don't really like malls (25-50 year old dudes). Opening in a mall seems like a a bad move to me. Nobody wants to carry their large trade into the mall, up the escalator, just to be turned away because its broken or too dirty or whatever reason. I personally hate going into the mall for anything and avoid it at all costs lol.
