We live in the affordable apartments. The area is quite but what people MUST consider is the horrible traffic... If you work in Center Accra it will take you 2-3 hours during rush hour. No one considers the commute when purchasing land way out.

The traffic is a pain i agree . Do u know the current prices of the affordable housing?
@kimberlyvantrees20752 ай бұрын
Most of the units are empty. They are small 2 bedrooms, one bath units with a tiny living room and kitchen. The rent depends on your landlord. Most people that we have met pay between 1500-2000 cedis per month, but again it depends on your landlord. I'm not sure what TDC charges because they were the developer.

@@lisaansong4332 where from all these corrections and pronunciation of words coming from??salon and saloon it sound's the same 😕 my dear
@lisaansong43322 ай бұрын
@ This was not meant to be insulting , just a correction. For those countries where English is the first language, often the only language there are many words that sound alike but have different meanings. The emphasis is usually on the vowels , which have long and short sounds. So the words are pronounced differently. In my experience, and I live in America a melting pot, this is a common occurrence. However , when the foreigner speaks English it is always with an accent, one has to listen intently to what is being said. For example I had a conversation where I was requesting a sheet of paper to be faxed to me and the person spoke Spanish, I kept repeating myself and it sounded like she said (shit) and we were at a stalemate, so eventually in frustration I asked to speak to someone whose first language was English. The lady was upset because she thought that her pronunciation was correct. My advice to people who are learning English is to record themselves saying that word and compare it with the correct pronunciation. No criticism here . Have a blessed day

Help a South African brother here, why doesn't Ghana pave the roads in those new settlements, don't you guys have a town planning departments?. I have seen videos from Kenya, Rwanda, Namibia, Tunisia, Morocco, Botswana and South Africa and their governments have proper roads and you guys still have dirt roads even in the capital city, come on now, maybe this is just a typical West African thing.
@ektorkornoo88062 ай бұрын
Money! Not enough money to go from zero to 100 from the start, except in well-financed communities. Most places in the countries you mentioned go through their own stages of development, and still have tons of places like (or worse than) this. Unpaved roads, lanes, and paths in various states of 'development' are part of development even in South Africa. Same in rich, 'developed' countries anywhere. Some youtubers mostly show the higher-end, already developed areas. But a growing number feature life off the beaten paths, in villages, small towns, farm country, " country " properties, some with land, vegetation, homes, spaces, pace, peace and quiet to die for. PS. Ghana has lots of fully-developed places and neighborhoods that are well built-up, many with their own facilities and amenities for modern living. Probably not as many as in the developed cities of South Africa.
@roseanne14662 ай бұрын
The roads dont have sidewalks either. So pedestrians and cars share the same road
@MaybornGibson2 ай бұрын
@@ektorkornoo8806 I don't know if you intentionally failed to understand my point or you simply struggle with comprehension. I am now beginning to believe that West Africans love poverty and the type of environment you are defending. You can never compare Ghana with South Africa or Namibia or Seychelles or even Germany or Spain. The countries listed above don't have dirt roads in their cities or towns, dirt roads can be found in villages, but you are here defending dirt roads in a city and far worse, a capital cities.
@MaybornGibson2 ай бұрын
@@roseanne1466 West Africa is thee most f'cked up and useless part of Africa, in other part of Africa you have pockets of that like Somalia, Uganda, Sudan and Djibouti in East Africa, Zambia, Malawi in Southern Africa. West Africans generally don't care about development and you see that by the type of leaders they elect and their participation in extreme corruption and insecurities. I am not trying to be rude to West Africans but West Africans simply hate their region, look, 95% of the people running away from Africa are from West Africa.

The rolling theme here is "Developing"; it is an ongoing process. The increase in the prices of the plots over a three year period should be the thing that signals to you that the area is not static and has potential for "development" even beyond its obvious developing status.
@joey-pn3xe2 ай бұрын
@@BW_GYEDU you’re right. I’m intrigued, in places like Ghana, how do you actually realise the capital growth and utilise that capital like you would in the West by remortgaging? Or is it the case that you only get the capital if you sell?
@BW_GYEDU2 ай бұрын
@@joey-pn3xe Developers sell the homes at a profit. If they are apartment buildings they are rented or used as Airbnb. The Airbnb market is more profitable and vibrant if the apartments are in prime areas such as East Legon, East Legon Hills, Cantonments, Labone, Tseaddo (pronounced Cha-doh), Airport East/West & Airport Residential, Osu etc. Basically areas close to the airport, nightlife and amenities. Other builds are private citizens constructing their forever homes. The for profit ventures are typically based on developing and selling at a mark up. There are a large number of developments happening and they are sold out before you can blink an eye.
