You can't be comparing pandemic era rates to post pandemic era rates. The pandemic was an outlier and outliers are supposed to be excluded from the data set when doing analysis to ensure an apples to apples comparison. I'd be much more likely to believe you if you looked at 2019 vs 2023/2024.

Rates were 4-5% or less for more than a decade from 2010-2022. Not sure where you're coming from about the pandemic era. The reality is, with the combination of rates stabilizing where they are and the market dynamics locally that this might be the best time to be a homebuyer since rates were 3%. It's a combination of rates and inventory levels that go into this, not just rates.
