I think many are ignoring the impact of interest of almost 5% in mortgages. Guy STOP saying that the supply is low! I work in building and construction and we are building so much! The problem is that negative gearing is making the available supply cheaper to the people that can already afford it! Without the government in the way the price would drop! But guess what, the government does not want it! And remember, 0% interest rate makes you poorer, stop asking for interest rates to drop. Inflation would kill us.

Interest rate is high but seller are not reducing the price due to demand, waiting for price to crash 30% but highly undoubtedly!

With the increase in building costs and the amount of builders going bankrupt, I don't see supply going up any time soon. 2nd hand cars are starting to flood the car markets because people are selling 2nd or 3rd cars to make their mortgage payments. House prices won't crash, maybe dip, because people won't sell their house for less than they bought them for. Rental market is already getting expensive because of the interest rate rises, landlords charge rent at a price to cover costs, which is includes loan repayments.

People won’t sell their house for less than what they brought for ? I agreed but on one condition, they are able to make the payments of at least 5.5% rate , and how long they can hold it for ? Some buyer in Sydney brought at the peak and stretched their budget to maximum, those buyers has little wiggle room .

@@cwan2138 True. Selling extra cars is just a stop gap before losing their house. They might be able to refinance, but they'll be back at the start of a new 30 year loan with slightly lowered repayments. If rates keep rising, they'll still be in the same boat. Best to sell now and get a decent price than be forced to sell or repossessed. A lot of people for low interest loans they shouldn't have.

I believe in rate cuts happening only in 2024 because in 2025 we have federal elections. Labor party plans to stay in power for 2 more terms. I can't see them winning with people living in cars or streets. Also, at state level Labor party dominates the mainland. There is nobody to blame in 2025 elections. They could be doing lots to help housing affordability. Let's see where Australia is heading to!
