Great video. I wish stuff like this was the standard for housing closer to the entry level. I’d much rather have a well built 1000 sq ft house than a flimsy 2000 sq ft one.

Yes, better camera focus, please. Couldn't see the details on a few parts of the house that you were discussing---frustrating. I found myself inching closer to the screen to see what Zane was talking about. Missed alot on the bottom plate assembly in the opening of the "garage" door. Outside of that, thanks for another informative video to make us better builders & designers!😊

As another reviewer mentioned, most projects require a lot of high-dollar equipment that most of us don’t have the room or budget for. But, knowing how to do these things, even if we won’t be able to practise the full stack project, is still great.

I love how PassivHaus is catching on as the new building standard in the US. It’s long overdue, even if it’s only a pool house, because as more customers ask for it the construction industry will HAVE to respond if they wish to stay competitive. 👏🏽👏🏽👏🏽

In theory yes. But in a market like this people are buying whatever is available. This construction style is pretty limited to the semi custom and up price points; production homes would see large price increases trying to incorporate all details such as these. Maybe in 10 years I’d love to see it personally

Passiv Haus is great for northern climates. It just cannot work in the South. The way climate change is affecting northern areas, I just don’t see it as an appropriate design in much of the states. All the energy saving design elements are terrific but, it is what it is. Better for mountainous areas? 🤷🏼‍♀️

My home was built in 1974. The south facing side is mostly windows. No direct sunlight enters this time of year. From fall to spring, the sun shines on a 36X8' room floored with tile. Under the tile is 6-8" of lightweight concrete, which is the ceiling of a room in the basement. At night, the tile/concrete radiates the heat accumulated during the day. Passive solar. A tornado allowed us to frame the rooms above it with 2X6. The insulation crew addressed floor to floor airflow, added insulated cans for existing recessed lighting, and topped it off with improved soffit airflow and R-60 attic blown in rock wool. All but one bank of windows that was located on the north side was replaced with triple pane glass. No solar coating on the south windows, to retain the infrared inputs from the sun. We've addressed leaks as they present themselves. The polar vortex a couple of winters ago helped to do that, and again, it was mostly a common sense, oh I should have noticed that years ago thing, like door seals. The average homeowner can address most of the air movement sealing. A good place to start is at points where previous remodeling has been performed. Like behind the mirrors in bathrooms. One rather odd discovery was the two television antennas that were discovered in the attic, one on either end. Plus all of the signal boosters. It cut our heating and cooling loads considerably, and provided additional comfort.

Trying to find builders to do it isn't easy depending on the market. 90% of all homes are spec home. Often times green washed from my experience though. Hopefully it continues to catch on more and more

I did the same thing at the ridge beam. Installed rafters like an inch above beam to prevent thermal bridging but my attic is pretty much sealed so it was an extra thing. I did that a few years ago and never thought I would see someone does the same.

This is interesting, been kind of planning to do something like this on the side of my house and trying to figure out the best way to do it, but because I live where it gets very cold in the winter I want an indoor pool. My plan I am thinking is a 2 car garage at the front with an indoor pool, hot tub, sauna, steam shower and gym in the middle with studio apartment at the back with it's own kitchen etc. Also kind of want to build a short underground tunnel running from the basement to the pool house but I can imagine that won't be cheap. I want to make a loft office over the garage but I know that will really start to drive costs up but it would give me amazing elevated views of my front pond.

💯, some friends put one in on their new house, paid extra for the upgraded seals, drafty as hell. Stackable sliders are much better for sealing

I wish they would have talked about the door more. I know garage doors can be made up to R18 but they can get pretty expensive. I wonder if the home owner will buy something like that

Yeah, but it's simpler to just build everything right all the time instead of training your crew to, "build this one badly, it's a pool house".

A good door, a good drapery, or a future remodel to remove the door. There is no similarly easy approach to fixing the rest of the building if it is done wrong.

This is the future. Home building has everyone concerned, legitimately, that homes wont last very long. This will become the way and will allow builds to last 100+ years again. They should've had windows installed on the inside box around the overhead door. Would still look nice and they could leave the OH door wide open and still have a cool interior

Matt, thanks for the great videos. Housing is crazy expensive these days. It would be amazing if you built a small 2-3 bdrm "monopoly home" that is the most cost effecient at the level of quality that you usually do. Maybe sell the plans to DIY folks to build? Team up with suppliers to create and sell material kits to us? Super effiencet, ultra simple, and cost effective 2 -3brdm? I'd buy one. ;)

Love how the house was built, monopoly style is mist likeley the future, as far ad humidity, an HRV would be better, i think the dehumidifier is redundant as the mitsubishi AC probably has that feature already, i had a keeprite furnace and a honeywell stat with a dehumidifier feature, the stat ran AC with low speed fan to remove humidity, kept my open crawl house at 45% humidity which i thought was pretty impressive

Dehumidifiers are very common down here in GA because they run on 120v and need to run summer and winter. Ours pulls out 8oz/min when it’s very humid, that only drops down to 6-7oz/min with the AC running- that should give you an idea about the need for one here and their effectiveness.

Honestly I think that these practices should be used in ALL new US homes now. It uses the standard stick frame with traditional rafters and great air sealing. It should be code.

@@paulgibson1032you’re right. The main reason why new homes in many places and countries are built “to crappy lower performance” is so that many buyers can afford to buy them. Not saying they suck but they aren’t as advanced.

Nice build. Hopefully this thinking will move through the industry faster. I toured a new construction in Tyler last week from a large contractor and thought I had gone through a time warp to 1950 building methods.... sad, really sad. There were places I could see daylight between the slab and bottom plate, cavities in the framing where no insulation could ever go and the attic was vented by two 12x18 gabble vents and a continuous ridge vent so this type attic is not going to breathe well and is not designed with any building science.

I love it!! How come the HVAC guys didn't insulate the drain lines? That ductwork looks pretty sketchy... Man, how are you supposed to swap the dehum filter??

17:43 On the dehumidifier, the electrical looks like they didn't understand that the filter was there, is there going to be an access hatch right there or a crawl door then walk back in a cramped space to maintain the filter?

Hey Zane. Your electricians need to run UF wire not Romex, to the island. Just a little tip so your houses can last longer.

Chris, curious why Romex is a no-no. Our 22 y/o house has Romex to the island and it's been fine. Does it wear? Is there something about UF that's better? Honestly curious.

@@jasoncy31 So concrete is actually porous, meaning we need to consider it being a wet location. In wet locations, electricians are not allowed to use NM-B (romex), code requires UF or an approved single strand wire. Which has a insulation approved for wet locations. I’ve done several service calls where I’ve seen romex deteriorate because of moisture. I even had clients who have to rip cabinets off the wall so we could access the conduit, feeding the island.

Is there any videos that you've done or others, that use this type of building passive airtight etc etc houses in places with a bigger temperature gap? +120F to -60F... I haven't seen folks doing this type of building here... maybe because I'm not rich (don't know folks building big new houses to their specs) and haven't worked in the trades professionally for like 11 years now... but I am just really curious how this works in a place like this...

I like these vids but sometimes the shots are so shaky i get queasy. a cheap gimbal could vastly improve this problem. also, when pointing out details, it'd be really great if they could get a bit closer, you can't see what you're talking about sometimes.

With the quality of construction by most high volume builders these days I’d be shocked it they could accomplish anything close to this level of build. Hell I’ll be amazed if many of their homes are still standing in twenty years, between the shoddy craftsmanship and the low quality products they use. Why cost to build and profits to be realized. Also the majority of buyers want square footage over quality of build, I know this from my own selling experiences. However for myself, I desire these passive build stands. Within reason cost for me is still a consideration.

Open cell provides some drying properties. Closed cell is vapor closed. Closed cell is significantly higher cost, depending on area, probably 3-4X higher.

Probably since it doesn't get too cold and vast temperature changes. Plus he has zip with exterior so moisture from outside won't penetrate. Cost probably too. Colder environment you definitely want closed cell.

Such a good video with lots of information as usual. One caveat, though. Can we do a better job at filming the details? You and Zane are talking about the air gap detail for the siding and I’m watching the two of you looking up and pointing. Maybe make it a point for you videographer to go back after the initial shoot and get some stills to cut in during editing. Most of us are watching on our phones or tablets and a long shot doesn’t do us any good. I think it would help a lot to understand more of what you are discussing. I’ve seen this in so many videos and it’s frustrating. Just my 2 cents …

I'm told that here in Durango, Colorado it won't be a good idea, for snow load reasons, to do monopoly framing. I really want to do it.

I’d imagine with how intense the wind storms have gotten versus past seasons it won’t handle those well either but I want more homes to be passive.

I’m going to be making my own sips paneling using 3/4 ply, 2 layers of 1” rigid foam, and an additional layer of 3/4” ply. This will be on a 2x8 24” oc framing with every other stud being a double stud so I don’t have to fight with sharing a 2x with 2 sheets of plywood

You could use 2x8 plates with 2x4 studs 24 oc but staggered in and out for a thermal break.

Sheet the walls then add insulation staggering the seams then sheet over. Taping the seams in the insulation would help too.

@@rc3291 that’s the plan. The outer layer of plywood will be staggered from the inside as well and probably match the first layer of insulation. I’m going to use Prosoco seam seal, fast flash, and cat 5 waterproofing to the outermost plywood. 2x4 furring strips with hardieboard horizontal siding will complete he exterior. I think the 2x8 filled with rock wool will be nice with 2 layers of 5/8 drywall will be nice and quiet

In Melbourne Australia we have nothing remotely similar to Zip sheathing, can you please tell the company to arrange supplies at the Bunnings Store, note Bunnings is one of the building supplies store here.

I am about 3 months away from starting the building process. Do you have a list of small custom home builders that do a great job at efficiency and cost. I am looking to build a 1600-1700sgft house in Runaway Bay TX. But I don't know what custom home builders to trust.

I mean I love all the best practices being used for air sealing and all but I just can’t get my head around the fact that there’s going to be a huge garage door. A massive garage door. What am I missing here. That’s where you get all your air infil and heat transfer.

newer ones are old building codes focused on more or less safety 16 is more rigid thus saffer and better for the longeevity of the house now that eviromental concerns aor more pressient we want more efficiency so were switch to 24 on center with 2x6 which have the same if not improved load baring capability but approx 33 percent less thermal breaks and you can put more insulation inplace of that wood but also have it deeper

Increased rigidity out of 16”, but also 24” on center requires lots of blocking to keep your drywall from being wavy, even 5/8” rock

In the end stages of building my own home and we did 24 on center for the walls and ceiling, and 16 on center for the floors in the second story loft to decrease deflection and have very solid feeling floors. There is no issue with sagging with properly installed drywall on 24 on center. You actually use 1/2” lightweight drywall and that has more structural rigidity per weight than standard 1/2 or 5/8. It doesn’t sag.

I prefer rigid over saving a few $ on heating/cooling. I even build my deck joist on 12 when i can easily get away with 16.

In my area in GA, a 10ft 2x6 is only $0.40 more than a 10ft 2x4, so on our current build is was 500$ more. Our insulator said he charges the same amount 2x6 vs 2x4 because he won’t have to do as much shaving with the 2x6 pre- drywall

I just built our new house with all 2x6 exterior walls. Wasn’t that much more expensive than doing 2x4. Like the comment above, insulation was marginally more expensive. Framers actually liked it better because the 2x6’s are typically straighter and less wonky so less sorting through the lumber pile to get good pieces.

@@macgyver03ga you must’ve been getting that beautiful Douglas fir, down here in the south they harvest lots of rapidly grown southern yellow pine and anything bigger than a 2x4 which they kiln dry, but in reality down here you just go with spruce as it’s far more stable. The species of wood is critical when it comes to movement and stability. Glad you have a very solid 2x6 build, it’s the only way to go

@@Natedoc808 I’m in GA too. I actually know Zane and live nearby. His/this build is in Alpharetta. We’re just over the Cherokee county line from Alpharetta. Spruce 2x6’s is what we used. Got all my lumber from Magbee. We did 2x6 exterior. Zip system and air-sealed it extremely well. Open cell spray foamed roof (FoamSouth did the spray foam). Got a 2.0 ACH50 on my blower door and I was missing some weather stripping on doors (Painters had just left the day before and I wasn’t ready when the guy showed up to do my blower door)

What would / does this cost per sqft? Need to talk cost benefit with some of these methods… recently priced geothermal and it’s 30 yr payback period at best, doesn’t count the fact that equipment will be obsolete in 20ish

did you factor that geothermal is also resistant to market fluxuations. its one of its bigger benefits its expensive upfront because it so cheap long-term like if you would of got it prepandamic it would of been less then a 30 year payback but you paying market inflation the 30 year estimate is if things stay the same

@@nb-eq6rw disagree. If it cost 500sqft to build that passive house and my heating and cooling cost for something at $200 a sqft would be 5k a yr do the math on that payback. It may feel nice to smell your own fart but doesn’t mean it’s the best way

passive home totally airtight with tons of insulation... except for the gigantic garage door in the front... okie dokie, if you say so. don't get me wrong, love all the details and forethought as a GC myself. But this makes zero sense unless they plan on never using the giant garage door with almost no air sealing capabilities in a very hot and humid climate zone.

I know, it IS a strange decision but also we don’t know the specs of the garage door, sealing efficacy, or other variables which might affect the building’s performance. I’d LOVE to see a blower door test with that garage door in place just to see what happens!!!!

More then likely they choose to go super efficient because of the garage door to get an overall more average level of efficiency while maintaining a key aspect they wanted Ie the garage door

They should install a custom double or triple cell window shade behind the garage door that can be lowered when the garage door isn’t going to be used for entertaining at the pool. It could have a nice track at the edges that seals well.

@@nsbconstruction9698 The wall systems are quality with zipR and sprayfoam. But a radiation barrier will reflect a ton of the heat from the sun before it even hits the wall. The key with these types of barriers is an airgap, which was already built into the wall system.

So you just need install a continuous insulation to become a passivhaus builder? All stucco houses are now passive??. The rigid insulation on this building should be after the OSB (fire blocking).

Despite the cost of some of the houses in Detroit, I am sure many of them are not built as well as this pool house.
