If you think of 30k like reinvoicing (you put it in, and buyer gave you back), then house sold for net 60k, meaning the profit is 400%
@samtriglone88587 ай бұрын
Actually 100% profit. If they had sold it for $45k they would have made no profit at all (0%). Doubling your money means you made a 100% profit. Whoever wrote the title has done 6 times $15k, the purchase price of the property, which makes no sense, and is still wrong as this would equate to a 500% profit as you can't count getting back what you spent in the first place as "profit".

Hi, May I make a cheeky question? I have watched loads of renovation shows, both in America and here in England. One thing I notice is whenever the workers start whacking down walls, they come across many problems like main drains etc. In America, do you not have blue print plans of all your houses? In England, you cannot sneeze without the local Council knowing about it - they are very strict, and each home comes with blue prints of not only the house but outside too, in case there are any access to drains and sewers that the home owner needs to be aware of. So if you want to concrete or pave over your front or back garden, tough, you have to make sure that the access points, like large square metal lids, (we call them manholes, no sexism intended) are accessible at all times. Thank you for your videos but, I too, wish they were longer!

First, Debbie you need to have a salary of at least 25k before you will be considered for a mortgage, that you need for properties. If you want to achieve a 75 percent yield yearly, try looking out for an investing advisory or else you will be competing against professionals themselves.

That's an intentional way to live Jessica, that's the only way to become debt free. I've already paid off two previous mortgages. If you watch this show regularly you notice many of the houses around the ones they renovate are abandoned and completely derelict. Many have obviously had squatters living in them. As more properties are fixed up and the quality of the neighborhood increases the prices they charge for each house gradually increases. There are some episodes of this show and others where they pay $5k for the house if it is in a really terrible area, I've even seen some other similar shows where the city will gift it for free on the condition it is renovated to a high standard.

1 bath is usually standard in these types of Detroit homes, you may get lucky and have plumbing for a half bath in the basement like someone else said here, but basement half baths don't typically add that much value overall from what I've found - I've had VERY good results adding a half bath in the upper bedroom of these bungalow style homes like this one though (usually no room for a shower/tub), it's costly for sure ($6-8k is what I typically spend), but a pleasant return on investment and always surprises buyers - Every bungalow I've added a "master suite" to has sold at full price or slightly above asking when I make that addition.

Two flower planters sitting precariously on the entrance deck, the large purposeless bowl sitting on the dining table, the whicker basket on top of the fridge serving no purpose.
