Gaikwad Kaka Said a master statement, "Builder comes with Perfume, Bodyguard, etc., middle class people believe he's the boss, but reality is different" Well said, Middle Class is resilient by force, not by nature. Vishal properly respected Gaikwad kaka and a wholesome episode.

Hopefully our society too seeks some inspiration & forms such trusted unity to get it self redeveloped as u people did... Wishing all u guys a very happy & wonderful beginning.

Some of them must have strong connections with BMC. Some of them must be working in BMC also. Many such old buildings are in doldrums frankly. Mumbai is finished for the old timers. Only thieves and builders which are one and the same can flourish here now.

395 carpet to 1020 carpet 23 stories 118 apartments (originally 56 units) Important point is what was the FSI granted to the society by BMC 🤔

Honestly this offer seems to be too good to be true. 395 sq ft carpet ke badle 1020 sq feet.. Which means 1 bhk compact walo ko spacious 3 bhk!

Success goes to unity. In such cases some members sold their soul to builders and oppose everything. This project will set new standard in redevelopment. Even these people can provide consultancy after completion.

In my opinion even self redevelopment has their own challenges. And when you are almost 50 plus selling the apartment and buying a new apartment (ready possession or resale) makes more sense. And obviously if your flat might be going for redevelopment you can easily get a higher premium so why to risk things and stay on rent.

When you are getting a spacious 1050 sq. Ft flat against the old 390 sq. Ft. Flat, the same is more than attractive. This is because of the shelf redevelopment. 🎉

I think he meant average completion time for redevelopment projects is 15 years.

He said possession time , means it took average 14-15 years to hand over the new building by builder , which is common when projects are delayed

Totally realistic..people think they'll get possession in 5 years 😅 in reality there are many redevelopment projects stuck for 15-20 years... 2 of my relatives are stuck since 11-12 years and their building is not even 50% complete....the best decision is to sell the flat at 25-30% premium to an investor or to the builder when the redevelopment comes into effect and purchase a ready to move in flat near by and live without the hassle!

The cost of redev is 90 crores where did that come from? Also redev projects require BMC approval. What were the challenges there?

Good story. Also who is leading the construction project? A common man, doesn't have the necessary experience. He would need a construction expert family member or contacts to take up this project.

56 families are original occupants. plus they pre sold 50+ new apartments in proposed building. 90 crores in Mulund is a piece of cake.

Flamingo Season in the marsh land of Bombay esp. Mulund East and Navi Mumbai Since this location lies in Flamingo 🦩 sanctuary zone which req. additional approvals hence the delay.
