The guys begin restoration of an 1887 Queen Anne Victorian Cottage. Kevin hears about preserving historic details while updating the interior space and creating a new garage and master suite

Construction work and television production started on the new project in Narragansett, RI, but Covid put a halt to TV and placed restrictions on building. Five months later, we pick up where we left off with our 1887 Queen Anne Victorian.
Kevin O’Connor, Richard Trethewey and Tom Silva set the stage for the restoration efforts. The house has been standing prominently in Narragansett for over a century, but it’s a shadow of its former self. Kevin goes back in time to when he found Jeff Sweenor in the front yard and they took a look at the exterior.
The homeowners, Michael and Kassiane, were excited about renovating a historic home in this oceanside community. Kevin met them to hear about their plans to preserve the historic details while updating the interior space for modern living and creating a new wing for a garage and master suite. The first floor of the house was something of a jumbled mess with amazing details, like the 23 light windows with stained glass. Kevin got a tour from Michael and Kassiane. Jeff gave Kevin a tour of the second floor with its unusual bathroom.
Five months after that original tour, Jeff has made good progress on the new wing. Tom gets a tour of the garage, master suite and mudroom.
The basement was a dirt crawl space with five foot headroom. Kevin finds Richard down there and they discuss how the crew dug out the space and poured a slab to create a mechanical room.
There is plenty of work left to do on this Queen Anne Narragansett project, including extensive hardscaping. Jeff talks about the work ahead.

This home is very close to the ocean . A storm surge may cause all the utilities that were placed below grade to be flooded. The town has this home as a historic value . I wonder how the insurance company dealt with this ?

"4x4 brick piers, only go into the ground about 4 inches, so were gonna have to do something about that" Meanwhile the house that they're talking about has been around for over 120 years... which just goes to show you that modern building codes have less to do with safety and more to do with increasing the costs of a build for 2 main reasons 1 it creates a bottleneck for the individuals who dont have the resources to build much more complicated expensive structures. ( bottle necking the competition). And 2 it moves home ownership way out of the realm of possibility for the majority of people.... At best you will be chasing a mortgage for the next 30 years.... Theres no reason why housing cant be smaller simpler and much less regulated and expensive.... In many cities now it is perfectly legal to pitch a tent on a sidewalk or go squat in someone else's property and actually get to stay there against the owners wishes.... Yet try building something on your own property that you paid for outright without first begging for permission to do so and see how long it will take authorities to come knocking on your door to tell you that you cant live in the house that you built on the property that you paid for, and now your forced to go live in a tent on the sidewalk in some woke city... Apparently that is much safer... Are we all missing something here?? If you buy property you own that property not the state! If anyone should get to tax that property, it should be the owner of that property.... And you shouldn't need anyones permission to build a place to live on property you own. If what you do ends up effecting someone else's property, thats what civil courts are supposed to be for... People are all worried about living in a big brother kind of society, they haven't realized we've been in one for a long time now ....

Be very careful with spray foam, it is highly flammable. It may not be a good idea with balloon framing, unless it is covered & protected with a 15 min barrier. Mineral wool is commonly used as a fire stop at floor slab edges in commercial construction in conjunction with fire caulking systems

I read years ago This Old House would split the renovation cost 50/50 with the homeowner. Not sure these days...

Historic districts are certainly different where I work and design. One expressly CANNOT copy details, elements and finishes on a new addition to match the old. Per The Secretary of Interior standards: new features on a historically designated building must be discernible by a layperson as not original and must be removable if warranted. I could never exactly match a window, rafter end detail or clapboard patterning on a new gable in our municipality. You can rebuild an original feature in its original location but never add a copy of a element where it didn’t exist before. This seems counterintuitive to a layperson not involved in historic preservation but makes sense to value the original, designated historic resource.

@@pats9414 it dilutes the original building’s authenticity, fabric, context, available building materials and techniques of the time and original designer’s intent which warranted it to be designated in the first place.

I don’t understand people sometimes. Spending so much money for such a disgusting neighborhood filled with 150 year old homes that puritans lived in. With a beach that can only be used July and august and that’s brown and frozen no matter how hot it is. JUST go to southern Florida or the Caribbean somewhere and build.

You buy the home for 50k Hmmmm...remodel it. Put the remodel on TOH show and sell it for 450k. Add "featured on This Old House show as a selling point. Make a 300k profit and move on.

​@@Egleu1 They pay a small part, not "most". Everything Sweener is doing is free. Most of the materials are donated. They might even get paid when their house is used as a TV show set. They viscously try to hide how much they actually pay like Trump and his taxes, it's not because they have something good to show. You think those brand new GMC trucks they drive up in every time are paid for by the homeowners too? In the old days they were very transparent about costs and who paid for it - often Bob Vila out of his own check book. The only reason they are not open about it now is because they have things to hide... Also outside of PBS, they make a shitton of cash money off their youtube channel.
