I’ve had a water epoxy coating on my floor for about 15 years I did myself from two 1 gallon cans of craftsman garage floor coating. It’s gray and looks boring, and I regret not doing flaks and a poly top, but I was a kid when I bought the house and it was honestly a budget project to protect the concrete. It has held up pretty well. There are some indents where jack stands spent prolonged time digging into the paint, but I’ve never had a problem with moisture causing bubbling (the slab is 8” thick, raised 4” above grade and the concrete driveway is pitched to line up with the garage floor evenly for water runoff) and while there is no peeling from tires there are definitely marks where tires have made contact. Overall it has done its job to project the floor from oil spills and it is a breeze to clean compared to bare and even sealed concrete. But as I said it’s a pretty industrial pasty gray color with no charm so I would recommend to anybody that does a floor to add flakes (especially if you have imperfections in the concrete) and apply either a clear epoxy coat or if compatible with your sub epoxy chemistry, a poly coat. I don’t know about doing it all yourself but at least the base coat without flakes was totally within my capability to prep and evenly apply.

Great info! I did mine DIY with a full coverage flake, epoxy primer, and poly aspartic top (Versatile was super helpful in the selection process). It turned out amazing and has held up well in a very humid climate. I feel that proper prep contributed to the success I had. Knowing the work I had to put in, I'm skeptical of one day solutions, especially outdoor, poolside ones

They have packaged sets, but if you email them with the dimensions of your area, they'll help you get exactly how much you need of epoxy, flake, and top coating for your area The biggest help, like I said before, was the prep. I rented a diamond grinder from Sunbelt to prep the floor. I then used a patch to smooth cracks. That was all first day prep. Second day was final clean and application of epoxy and flake. Third day was cleaning excess flake and topcoat Turned out amazing

Versatile is the best!! I switched from sherwin williams to versatile about 2 years ago for my business and I absolutely love them!! The only thing differently I do for garage floors is instead of using the standard roll on rock kit I use the moisture barrier epoxy primer and then the polyaspartic. If they want the next step up I use the moisture barrier epoxy then the whole roll on rock kit, so 3 coats. The badass package I do that same thing but I use the 100% solids polyaspartic topcoat. Inside and foot traffic only places I use their water based epoxy and water based polyurethane

I dont think it's necessarily the heat in hot tires. There are lots of oils,waxes, and fatty acids in rubber, which will permeate and soften pretty most polymers and make them susceptible to damage.

Excellent info. Used to sell for a top notch 1 day company who is great to stand behind the product. Any problems always boil down to inadequate grind and/or days with too fast cure time for the poly. Your point of the tinted epoxy vapor barrier base followed by a day 2 poly top coat is spot on. Great system and the slower cure time on the base offers great grab if the grind is good. Charge a premium for the “best system” for longevity. Just warn that the epoxy is going to smell quite a bit for the first bit in comparison.

On my estimates I talk about the same idea about the moisture content passing through the concrete differs at different times and that's why I do a vapor barrier. I've also had issues in the past and now I just incorporate it on every job. I've never heard of a pigmented vapor barrier that you can flake into. I'd love to be able to shave off a day. I'm currently at 3 days. Vapory barrier, epoxy with flake, and poly top coat. Any chance on sharing the manufacturer? Good things.

I'm somewhat handy with a lot of things but the problem with making a completely smooth service without having a grinder with those high dollar diamond bits it won't look like yall did the floor. If u consider what it would cost to rent one and all the different items needed for prep it probably wouldn't take much more just to have a professional outfit do it.

Every manufacturer states that an mvb must be installed neat to be able to perform to the level of the mitigation they claim on their TDS. My company typically does the epoxy to urathane (with UV blocker) coating, it's what we do about 90% of the time. It's a 3-5 day process depending if we have a quartz with troweled base, flakes, or flakes with no base. Very rarely do ever use polyurethane, unless it's a shower or aisle striping, something small for multiple coats. Tnemic is the product we stick with, it's been great for us for the last 5 years

The DIY "epoxy" kits are what's bringing down the entire industry. Lets be honest here, if it is a one part, apply and let dry, it is not true epoxy. I did my basement and garage with a true 2 part epoxy and have had no issues with tire peal-up. I cringe when people tell me they are doing a garage or shop with some "epoxy" they bought at a home center. If it is a single part product then congratulations, you just painted your floor...

So appreciate these videos. DIY from big stores failed as mentioned. Live in Cleveland Ohio area now. Concrete garage floor with no moisture barrier installed (built in 1952). Additionally, the drain needs to be replaced and the entrance has cracked concrete. Questions: 1) Would the moisture barrier work in this scenario because moisure in the concrete is visible when it wet outside from rain (none seeping in from underneath)? 2) Would a concrete contractor need to be hired to replace the drain and repair the concrete edge into the garage? That drain almost certainly connects to your storm lines, which is no longer code. If you cut into that garage floor, you're required to bring it to code and connect to sewer.

I used to work for PPG, and sometimes I help a good friend who does residential & commercial epoxy floors (in between his drywall jobs). The warehouse I worked at got the full treatment, from floor-paint in the isles to a multi-layer solid epoxy showroom floor w/PPG logo inset. IMHO epoxy floors with flakes don't look as good, or perform as well as solid epoxy... Flakes are just a cheap way to increase thickness without the cost/time. In my experience they tend to, well, flake apart. Likely from poor prep or flake application. Either way, it's less likely with no flakes !

Is there kits someone can buy to do this? if I do in stages, will there be a seam that will show or will it cover? I am in Wisconsin, had a 1 day polyaspartic system installed. Its been three years and I large parts of the top with the flake popping off. The concrete under it looks fine where they performed the concrete repair on my original garage floor. Will they warranty this this issue?

Aesthetic. I highly recommend against it if you actually use your garage to work. I broadcast flakes on mine, and anytime I drop something on the floor... It's impossible to find that screw, nut, piece in the sea of camouflage flakes!

Polyurea is much thinner base coat,with excellent bonding which allows for a super thin base coat.....less materials....and he is 100% polyaspartic is very durable when it comes to chemical resistance...this guy is spot on...i been doing eopxy coatings for nearly 20 years

Literally just etched and epoxied mine today 8 November 2024. It depends after testing if it's sealed. Grinding is usually only recommended if already painted which yours seems not to be. Etching is a must in most instances. My concern with yours is the short pour period of just 30-days. It likely may need to be longer. I am no expert so recommend reading your instructions and maybe having tested/ local consult. Good luck.

Please never acid etch. It's also weakening the top layer of concrete before you bond to it (if you do fully). Diamond grinding or shot blasting are the only two ways to go IMO

Probably prep it with cement bonding primer, Rapid Set cement-all to repair, then Rapidset NewCrete resurfacer for the resurfacing - bonding agent between each layer - with all proper cement troweling tools. Use a cement slowing agent if you lack experience / rapid set Flow Control, to slow it from setting so you have time to work if you lack experience. The worst that can happen is you screw it all up and have to put in all new concrete - practice first the materials are cheap. Practice on a plywood board

The three products I checked out were: -T2 MCM (top coat) -FP1 (primer/intercoat adhesion promoter) -Quick Seal (porous surface prep)

Weakest link would be installation. Quality thinset, and back buttering the tiles a must. Any cracks in concrete will telegraph, but there’s products like ditra for this. Cleaning of grout may be a pain.

@timdcva I like the look of flakes but I want a smooth surface so its easier to clean. The flakes made it hard to sweep in my last garage. What can I do differently for my new build?

Our floors are pretty smooth. Some people use a lower viscosity top coat that causes the finish to be rougher. I would say to make sure they use 90% solids or higher and you should be okay. You could also get a price for a second top coat and decide if you need it after you feel the first top coat.

Is there a reason you grind and not shot blast? We always shot blast our floors. Very clean, no dust left on the floor or im the pores of the concrete

The grinder is more versatile than a shot blaster… so we keep that on the van. We have a small shot blaster we use to get dust up after we grind.

Definitely can be done in a basement. Just make sure the contractor sands the flake down so it will be smooth.

You don't need flakes. You can use decorative quartz (sand), pigment of any solid color, or metallic powder to give you a metallic floor. But IMO the most durable floors have been flakes, they're made of vinyle that the epoxy soaks into, and almost acts like a rebar does to concrete (obviously not as strong as rebar)

@@brandocommando4459 Thank you that’s great info. But if I don’t put in the flakes will the hot tires pull up the paint? I mean how much strength will it lose? And what’s the best/ strongest brand?

@RJ1Reed no it should be fine. Make sure it's just 100% solids epoxy and the floor is prepped, and I wouldn't see why there is any reason not to have a good garage floor. The problem with the big box store epoxy, is a lot of them sell water-based epoxy, which isn't good. There's many different brands who make the better version of epoxies, but if your product is too thick to use, you could use isopropyl alcohol and use 10% of it into your mix to thin it, and also give you a little long working time with it.

I’m sorry I didn’t catch the electric part the first time I replied. We do floors like this that have heat in them all the time. They are usually heated with hot water that flows through tubes in the slab. Im not sure how electric heat would work on a concrete floor.

The biggest problem with these professionally installed coatings is that they cost more than damn concrete it’s covering🤦🏻♂️

The same could be said about any floor covering on any surface. Hardwood, tile & carpet all cost more than plywood. 🤷🏻♂️
