@@LIVINGINDALLAS we don't have anything like these. Americans deserve more than this. Il be moving over in the next year (which is why I have you on here) and If I had to have one of these I'd be staying in blighty. I'm all for the American dream, affordable for everyone.

​​​@@leetowers5668There's always Oklahoma....nicer homes for a much lower price and ridiculously lower property taxes when compared to Texas. There are people that live in Oklahoma and work in Texas.

Not good. And it will take more than 2 years to build enough equity to "afford" a nicer home elsewhere. By then other areas will be higher priced as well.

Wow you are so knowledgeable, no disrespect to women realtors because I’m a woman… but they never break things down to me. One realtor was discriminating because I’m single, no kids, she said wait for a man, click! Another asked me if I had 3500 to put down and I said no, she said call me when you do. Some just want to make a sale. Texas weather, those bugs, lol. I spent so much money at the sky house frisco, I had to move, almost 1700 for a studio, I packed my 💩 and lefts lol. Unbelievable! I was paying 1,444. I just need to fix my credit again and work has been crazy. Once I find a stable job I should be good, what about FHA?

You lose all credibility when you say prices are not coming down and to take advantage now. Prices at all time highs, interest rates at highest in last 20 years, don't buy now. Prices and rates will go down. The same thing this guy is saying was said back in 2006-2007 and the people who listened and bought regretted it. It's better to rent right now than buying a home that's going to go down and value and you will lose everything you put in it.

Do you know the appreciation returns for North Dallas? Especially during the time frame you are referencing? I've done the math. Everyone who bought back then and did not sell in the middle of 2009, produced equity in their home or made money if they sold after 2009. If you bought in Frisco in 2006, the average home price was 282K. It's now $789K. Tell me who lost money that way? The market appreciated from 2006-2009 by 19%. It only came down 7% in Frisco during 2009, meaning you still would have been up 13% net, even if you sold in the middle of 2009. I can show all the same correlations in all of the North Dallas suburbs. And for everyone that told you to wait the last two years, you missed out on record 35% appreciation...so even if the market comes down 20%, then you're still net 15%. Dallas has averaged 8% appreciation over the last two decades. 350% compounded appreciation from 2003 to 2023 just in Frisco alone. You can go ahead and keep waiting but you better come with some facts specifically about North Dallas before you tell others not to buy or you tell me I've lost credibility.

If you look at charts for the metroplex you'll notice that a huge jump in prices occurred between 2021-2022....basically an aberration. Since then there are homes that have come down in price by at least 10- 15% and are sitting on the market much longer due to high interest rates. The older homes in older unkept neighborhoods fare worse with many still on the market 6 months in. This may change if interest rates drop significantly over the next few months and people rush to buy homes. Some choose to do new construction hoping interest rates will be lower by time home is built. As more apartments and houses continue to be built, prices will level off and not rise as rapidly though you may see sudden jumps in summer a common seasonal occurrence.

Oh man, please NO INVESTORS! They will buy an entire subdivision, then make those homes “rent only”. as a result, individual families will not be able to purchase those homes that investors buy! That’s one way the wealthy (investors) are making it hard for the average American to have the dream of buying their OWN home! 🚫 on renting! (At least long term.)

Thats why you need to get started as soon as possible owning before they do move in and the prices go up anyways based on the lack of inventory. Do you own right now?

I guarantee you that at least 60-80% of these homes will be sold to institutional investors, who will rent them out. There will be renters that don't take care of the property and trash the neighborhood. My husband and I have already gone through this in another neighborhood in the metroplex that was bought up by institutional investors when the market crashed in 2007-2009. Our neighborhood went from a nice community to downhill in a matter of 4 years. Most of the original neighbors sold and got out as it was rolling down but we held out another 4 years hoping it would turn around ...but nope. So we sold for less $ than we would have gotten (broke even) if we lived in one of nearby subdivisions with same type of home. That neighborhood is in collin county and had not one, but 2 homicides within a day of listing our home. At any rate, we won't make that mistake again, the only mistake made in 35 years of buying and selling houses. By the way have never met a realtor that believed "it wasn't a good time" to buy😂. The same thing i hear today, i heard going back to the 80s. Only back then it was a much stronger pitch in that went like this..."Don't worry about that pesky 17% interest rate, you gotta get in now before interest rates AND prices go higher by the end of this year"😂 "You're gonna miss out and never be able to buy again in your entire life and there's a good chance your kids may end up in the ghetto"😂 on and on....I knew of too many people that fell for the pressure only to end up underwater and foreclosed on a few short years down the road or in a cr*p neighborhood after everything was built up and having difficulty unloading the poorly constructed, cheaply built house.
