1. The piece of furniture that you didn’t know the name is a dresser but it could also be considered a credenza. 2. These houses are too expensive , too small for the money and do not have enough amenities- no garage, those stackable w/d units can only handle a very small load at a time. We are buying a house that is 30 years old - it’s 5 bedrooms with a loft a two car garage for $275k. It has been inspected, it has real wood floors, foundation is great, new roof, great plumbing, electrical and it’s on a cul-de-sac and it has a large backyard. The only things that need changing is repainting two rooms. Plus this area floods. And with global climate change we are have 100 yr floods every 5 years.

If you are not from the Houston, Texas area and are considering moving here - word of advice: YOU CANNOT BUY A HOME IN HOUSTON OVER THE INTERNET OR SOME RANDOM KZbin AD. As you probably know, Houston is incredibly flood-prone and EVERY home you consider must be evaluated for flooding probability. In fact, the area these homes are in (or very near here) are currently experiencing a major flooding event. You see in Houston, it is perfectly legal for a developer to build and sell you a home in the 100-year flood plain. You will need special flood insurance to occupy the home but moreover - we seem to have 100-year floods OFTEN! (the various counties are constantly updating their '100-year' maps). Furthermore, most of these homes in outlying areas are NOT in any city and typically require special water districts called 'MUD' districts to bring water/sewage/drainage to the home. These districts have their own taxing authority so you will pay 'MUD taxes' in addition to school and county taxes. Some MUD districts have very high taxes. The MUD taxes could go up if the district has flooding issues. If the MUD is not properly funded, your water bills could be to the moon! The bottom line is actual home price is only a small part of the house buying process in Houston. Start by picking the area where potential flooding issues are well handled (and of course you like) - then pick the home in that area. Don't be fooled by crap like this advertised via KZbin. Buyer beware.

Everything that comment mentioned is covered in various videos + 0% of that community is in a flood zone. Best thing to do is find a great agent to represent you fairly who can provide much better insight that a fear-mongering youtube comment:)

What is wrong with that, especially with these homeowners insurances, they do insurance property inspection now, so if there are a lots of trees, guess what higher rates or they refused to insure unless the trees are cut down......I got a non renewal for that, unless the trees near my home are cut down and the trees are on my neighbors property.....

These houses look like they are made out of paper...those things on the cabinets in the kitchen look really thin and fragile. I truly believe this is starting to become the future, the pushing of low expectations

Our home better than this and needs work since its older home 😅. 80k ( bought 10 years ago (2013)) 1969 brick home 4 bed 2 bath, 2 car garage, pool, fenced yard, pantry, galley kitchen, living room and dining room, washer and dryer in the garage which was normal when it was built. Flooding yeah around us but we never flooded. Power went off if get decent generator and solar power probably be good. Need flush a toilet use pool water 😄. Yeah the first house is not worth shit. Most family homes need at least 3 bedrooms adding that open area is not a bedroom should be illegal.

My sister moved to Conroe, got a descent deal on a new build but they got flooded bad this week with the storm that passed by Houston. Also the school sucks and the kids miss school often bc the streets get flooded etc.

@@JM-kn9dh it was a question, I’d like them to respond letting us know if they got water in their home. It either happened or it didn’t, my bet is that they didn’t. New construction here is now typically built a a certain elevation that eliminates flood risk.

No garage. When you own a home, 🏠 you should have a decent garage. No basement. Slab on grade. 2 bedroom loft. The tall ceilings take away from having an extra bedroom.

The tall ceilings also prevent proper cooling of the house. Hot air rises so naturally all the hot air stays on the 2nd level where the bedrooms often are, making it even worse considering that's roofed and collects heat.

As a native Texan avoid buying or renting property in Houston with poor drainage due to trash & debris in the inlets. Not to mention areas adjacent to bayou’s like north & S. braeswood. Lastly, avoid Houston “metropolitan areas” and/or “communities” adjacent to rivers, lakes (i.e. Lake Conroe), reservoirs etc. These are flood prone zones.

Love the affordable housing, but on that first home, legally they cannot call that loft space a bedroom. If they are calling it a bedroom while being appraised, then you're going to run into some issues later down the road when re-listing the house and selling it latter. I don't like housing developers that lie about living space. Just be honest. 2 bedroom with a loft.

A small part of me sees the cute homes and tidy floor plans and thinks this is great for me as an empty nester. But I keep things neat and clean and am just one person. But I’m also a realist. These are going to be bought by a family of four trying to squeeze into a “three bedroom” home that’s really only 2 bedrooms. No garages or storage for their gear. Bikes and strollers will all end up on the porch covered in tarps. In 10 years, or less, these homes will be busting at the seams with junk that has no garage to be hidden in. The driveways are small and most people have huge crossovers and trucks. The streets will get clogged with the overflow. Imagine when that family of four has a teenage driver with a car. Where is it going to go? Or a broken down truck on blocks that doesn’t get scrapped. Just stored in the driveway while the family parks in the street. I’m sorry, but no.

This is not even "near Houston" in the slightest. My apartment is in Montrose and this is 56 minutes away from me without traffic. Location is everything imo, I would never live all the way out there just to say I own a house. Not to mention that it's on a flood plain.

Drive down harm Clark Houston Texas, same setup same results. Then take a left on Orem headed towards Alameda on the right same neighborhood setup with the same results. Then venture out to Teal Run area off of highway 6 behind Rosa Park elementary, better set up the same results. I'm not just making a statement, I'm telling you facts; yes, I'm a black man. It is what it is.

@@girlnextdoor7012 that is exactly correct…some folks try to escape some other folks and environments and unfortunately these homes (not all) will be occupied by “ghetto” folks…I see it in my neighborhood which is HOA but they have different ranges in terms of house price and builders/some gated/ some secluded etc…certain folks move in and let the grass over grow, random people in and out, complain about the HOA….our Facebook group has seen vandalism on our trails/ kids smoking/ stealing shit…people are moving out and programs come in and lease homes to people who can’t qualify normally….the best example I can give you…Katy and Cypress used to be nice places…they are now super ghetto with rising crime at an unbelievable frequency….im 35 min north of Houston and it’s sad that the country feeling is starting to feel like ghetto a tad bit….and before you possibly…judge I am a black man…

It’s absolutely insane these are considered “small”. When everyone talks about housing being affordable in the 1960s, this is how big the average American home was. These are not “small” or “tiny houses.” This is what houses used to be like. IMO these would have been better if the lots were narrower and deeper. The side yards being so narrow are basically useless space, it’s better to have more land in the back as a deeper yard. I also think the double height ceilings are a bit of a waste of space. It be better if that was an extra bedroom. I’m wondering how many people will do just that to the space in the future. It does look nice though.

More accurately, that's how houses "used to be newly built." Cold-War -era suburban small houses, yes, with one-car driveways and no garage, are still standing and people still live in them.

Ive actually toured these homes. The finishes are on the cheaper side but way cheaper than rent. The largest home hes showing has a FANTASTIC huge kitchen and a good floorplan for a roomate option. When I went, the largest plan wasnt finished so nice to see it done. This community is in Conroe.

I think this is actually great, my concern would be its a DR Horton which is under a number of lawsuits right now, notorious for cutting corners and making cheap decisions. However, for the price you can't get a bad deal as long as the house doesn't burn down. Assuming no fire hazards, this is what a ton of states need to be building instead of mega mansions. Starter homes for starter families.

I feel like considering the house market prices and inflation this house is reasonably priced. It is small like an apartment but you do get your own place with no worries of upstairs or downstairs neighbors 🤷🏽‍♀️

I think these would be nice starter homes! Get this as a first time home buyer and stay in it for 5 years as opposed to an apartment. Move up to a more standard house after. Makes sense to me! You could put down as low as 3 percent!

137,000 and no bedroom, no toilet on bottom floor. Ridiculous. Put in a 6' kitchenette, a bedroom with a toilet ground floor, and 2 bedrooms on top. We dont need a huge kitchen w no toilet, we dont need soaring ceilings. We need bedrooms, and toilets.

Most of the country is struggling with a affordable housing crisis where many people can't even buy a home. These homes are affordable and new, but the comments are full of complaints. I live in Columbus, OH, and new homes in my area well over $300,000 in not so great areas and $400,000 and up in suburbs. Your not getting any new home for $137,000 anywhere near Columbus OH. So to me these homes are great and at least a family can afford to have a roof over their head and be a home owner. At a later time they can always sell and upgrade to a better home.

I was in the business for 20+ years. Even with today's cost for labor and materials, starting prices of $137k for something with no included covered parking or fence in a place more remote than Cut n Shoot, TX is robbery. No backsplash in the kitchen? Claiming a full size washer/dryer when it's not? To not just put up the top half of the wall on the upstairs loft so they can legitimately call it a bedroom? Eyesore freestanding electric meters and cable boxes in full view in the front yards? Maybe six windows in the whole house? Qualify for a fence? Mortgage rates far higher than market rates for Texas? This is egregious.

These houses should NOT have a high-ceiling living room. That should be a bedroom up there. You could fit the same 2-3 bedrooms in a smaller footprint the make the house even cheaper. And honestly, these are just townhouses, using floorplans from 200 years ago. Why not just build those?

No garage, no dining, living room in the kitchen, the kitchen is very beautiful, no fence and public playground in your backyard, loft area could be an office, the upstairs closet would be a really tight bedroom space. Very creative to cut back on space to cut down prices.

No, people have to learn to build their own homes, they are construction loans, hire a general contractor, or manage the hire sub contractors, go to a community college and take residential construction technology,
