Nice, great idea for unused farm land... but for $550 a month lot rent is a bit high for the size of lot, in addition to buying a tiny home.

For this area and the beautiful land, $550 which includes Sewage, Water, Trash, is great! Tiny Home living is less maintenance. Which includes taking care of a lot! If you want land you need to go buy land somewhere else!

Considering it is on 42 acres and only 200 lots planned, I think the lots should be larger. Sure there's parkland and community land and the perimeter trail and roads....but let's say a third is dedicated to 200 lots, that's 14 acres or 3000 sqft per lot...these lots seem to be only slightly larger than average RV lots. That said and done I absolutely love it, the community will be fantastic and the price of the tiny home seems quite good compared to some others. I hope this is a success and promotes more tiny home communities starting.

I'm so glad you did this 3-Part video. I love ITH Amish Built Homes but this Tiny Home Village close to Nashville and so much shopping close by is so nice! I live in Spring Hill TN and this location really caught my eye. Thanks for these videos! Beautiful land! Does the $550 include water also? Sewage and water? Do you think it would be possible for me, and many others that can't take their trash themselves, pay someone to pick up trash once a week to the dumpster in the entrance? I'm looking forward to your next two videos!

iTH are NOT AMISH built homes. Why do you think he is getting someone else to represent him on videos now and moving tiny home villages. If this VILLAGE is connected to ITH RUN away. They are liars of the first degree! My daughter and niece paid for lots and homes. Took 3 years to get one home it has been 7 years and daughter does not have her home and money NOT returned. He has been sued repeatedly through this “construction” career and many have lost millions.

ALL of the stick built ARE Amish Built! This Tiny Home Village is NOT connected to ITH. They do not build their own homes so people pick builders and have them moved to this Village once completed.

@@karenwimberley5033 - the vast majority of ITH homes, all the model homes and all the container homes, are Amish built, and have been for years. Only the insulated steel panel homes are built in the ITH factory. As for your allegations of lawsuits, perhaps you are unaware that court records are public records. I searched through Tennessee public records for any lawsuits, crimes or bankruptcy filed by or against ITH. There are NONE. They also have an A+ BBB rating. There is a scammer who has been reported many times including to the police for pretending to be ITH and stealing people's money. ITH warns people that he is out there all the time. I'm sorry that you had a bad experience and got scammed, but slander is illegal, and you should stop telling all these tales when anyone can look it up and see it's all lies.

It didn't appear that home had wheels like most tiny houses, so it may be more of a hassle to move later if needed.

Although I know zoning is an issue in some areas, I think financially you would be better off looking for a vacant lot of your own where you can install water/sewer or well/septic and electric or solar. Then, put a mobile home on that lot. In most areas, your mobile home on land that you own will increase in value since it is real estate. You can also look for a resident-owned mobile home park where you are an owner with everyone else who lives there. Those are more common in Florida and California, I am not sure if there are any offered in Tennessee. I am very skeptical of these tiny home developers that haven't developed the land and then want people to pay rent with "promised amenities." It just seems like a bunch of hype to me. I had been a tenant in a rental community when I was younger. The owner/landlord didn't ask me to pay for building the community, my unity, or any of the amenities prior to moving in and paying rent. There is also a video I saw about a tiny home community in British Columbia where the developers were selling the lots to the owners. Yes, you have to pay your share of the taxes, upkeep, improvements, and maintenance. But, when you rent, you're doing the same thing, but enriching someone else. In the long run, I don't think that the tiny home living is as cheap or financially advantageous as it is made out to be. However, I will give 5 stars for good salesmanship.

only because everyone in these videos who was a combo washer/dryer unit says that they suck, i would use that space for maybe linens and buy a small shed where i can have an actual separate washer and dryer and have it be easily accessible from the deck. otherwise the rest of the layout is phenomenal.

@@rhinestonesandwrinkles Agreed. They are perfect for a couple of people but maybe not for a big family due to the smaller capacity. (It gets below freezing there, so an outside unheated shed to put a washer in wouldn't be ideal since those pipes would have to be insulated and have additional costly electric heat tape too.)

But let’s be real- most tiny home videos push how great all of the things are and while I enjoy them for the layouts and because I’d like to have my own some day- the videos where people talk about the downsides to tiny living, most of them say the combo washer dryers don’t work very well and that they throw a load in expecting it to be dry by the time they come back and instead their clothes are still damp and they have to run multiple cycles to get them dry and that heavier things like bedding and towels don’t dry at all and have to be hang dried. Not trying to throw any shade but both sides of the coin must be observed.

@@pcthayer I get all of that but a shed can be insulated properly and so can pipes. If you watch videos about why combo washer dryers don’t work, it exposes the truth about them, not the cute facade that most try to show in their tiny home videos. Even pocket doors are gross because they don’t lock securely and leave a gap where guests can easily see inside if walking past. They also provide poor insulation and very little sound proofing (if I have guests over I don’t want to hear them using the bathroom or have them hear me using it). I’m just being honest about some of the facades of tiny living- having said all that I still want to get a tiny home to retire in but it won’t be using these common tiny home tropes that aren’t very functional.

If your paying lot fees it's not worth it. I can see the lot fees going up all the time I think your better off buying land and putting a tiny homes or mobile homes on it. In the long run it would be a better investment. The area here is nice and the tiny home they showed , Although nice , looks like a standard apartment

@@JTSA1234 - I'm in Oregon. 42nd is a major upgrade. Oregon is 48th in hospital beds per capita. I live in the 2nd largest city in Oregon and it used to have 3 hospitals. It now has zero, and only a few pharmacies. Good luck getting any healthcare here.

ITH may have 200 lot rent but when they require tens of thousands of key money that more than makes up the difference. So they don’t build the homes that is just a home from one builder - they allow many builders

As @kim has said, you failed to mention the thousands of dollars that you have to pay in key payment to get that low rent at ITH. And the Amish houses use the lowest grade fixtures and appliances available. And the homes that ITH still makes themselves are glorified sheds, the I-boxes etc. This property accepts homes from all builders, so you're not limited in price or choice.

@@annjames1837 - Please explain how tiny homes "raise property taxes and cost of living". Tennessee allows each county to decide whether or not to collect property taxes on tiny homes, based on the home's square footage. But they have never raised property taxes anywhere, to my knowledge. And raise cost of living??? How do you think that happens??? 🤔 Every tiny home owner has income. These aren't public housing projects for welfare recipients. Tiny homeowners are mostly professional people and retirees, all with income.

Well, I am going to be the rude commenter. I apologize now. The home you showed was nice. However, it was built as inexpensively as possible. The cupboards, the finishing, all of the design was very basic. $75,000 was quite high for that. Your $550 a month lot rent included nothing. That is unusual and a shame. Frequently they include everything but electricity. Obviously, you are trying to really make money. I wish you success and wisdom to not take advantage of people.

You will not find a tiny house community that provides free propane. That is always paid for by the renter. And you won't find a community that provides free individual Wi-Fi, although many have free community shared Wi-Fi. And I think that there is a tiny home community near Lancaster PA that does provide free electricity. And to my knowledge, Incredible tiny homes in TN. might be the only place that charges for water and sewer.

Once completed, it will look much more polished! Also, regarding the $550 monthly rent, it actually does include water, sewer, and garbage-so I hope that clears up any confusion.
