Previous seller reported covered area of 1000 sqf instead of 1500 sqf in sale deed to save stamp duty. What do u advise ? Should I Buy the property ?

Sir 4 th floor building hai aur mere ko 4th floor ka upar builder floor me de raha hai 600 square feet uska plan nahi hai aur wo advance le liya hai ab mai kya karu please batao 😔😔

Ask him to share the sanction plan, if it is not shown the same, you can get the refund of your money or file a complaint against him.

Sir i want to buy a builder flat in ghaziabad in a colony,sir builder ne stilt+3 floor bnaye hue hai and 4th floor pe penthouse bnaya hua hai,fir maine usse pucha kya 4th floor pe jo penthouse hai wo legal hai kya,to wo bola ki haan legal hai building ki height 15meter ki limit hoti hai uske ander hi bna hua hai 4th floor,to ye legal hoga kya sir isko buy kr skta hu mai? Aur agar mai building ki height check krvau to ye height check krne ka kaam kon kr skta hai sir?

You can ask for the santion plan of the project and get it verfied from a good lawyer.

Question is not very clear, if the fourth floor is approved or within the sanction limit, it can be purchased other wise it is illegal .

4th फ्लोर के बाद छत है उस पर एक कमरा, रसोई ,बाथरूम है और गैस पाइप लाइन भी है तो क्या ये पाचवा फ्लोर कहलाएगा और जब बिल्डिंग मैन्टेनेन्स मे खर्चा होता है तो पाच मे डिवाइड होगी

I want to buy a flat and it's super built up (covered area+balcony+common and parking area)is 1220sqft.It is RERA Registered and rate is 3400 per sqft. So 3400×1220=4148000. And when I said according to RERA it is to be sold on carpet area he said ok carpet area is 717sq ft and then rate will be 4148000÷717=5785 per sqft. So sir i want to know that is he saying true.

The mandate of RERA is to sell the flat in carpet area only , no super area or any other concept. Rest factors are to be determined by the market factors.

Please have more clarification on the ownership of the land and other issues. If the map has not been sanctioned then there might be some defect with the title as well.

See the purchase document, if there is any clause it will be regulated with the same otherwise under the common law based on mutual consensus of the parties.

Sr builder floor boht burey hote hai uper vala ac ka pani bnd n krta niche tapkta hai bol bolkr thak gye sunta nhi uper se niche nhi aate saman lene vo lohe vala kunda se lagi hui plastic tokri niche fenkte hai ..or usme hmara roz pigeon net fasta hai .. sever ka pipe itna ptala hai k her teen mahine me bhar jata hai ..makan malik ne do floor me to apne kirayedaar daale hai or boht danga krte hai ladte hai sabse
