I like the entrance foyer and the half bath. I'll pretend that the fireplace is fueled by gas. If this were being built for me I'd save $10,000 and omit it entirely. I love the screened porch! There's no pantry, but there are two tall cabinets that could serve that purpose.

I like the pocket doors, the half bath by the front door and the exterior. I like the laundry room and that it has an exterior door. I like the arched doorways too.

Okay, you got me on this one. I absolutely love the stone exterior, the curved doorways, the entryway (a must), and the separate kitchen/dining. I do not like open floor plans. So the wall separating the main seating area would allow me space to 'hide' from guest/family.😅 I also like the sliding doors for the closets. Makes sense over the standard door or folding doors.👏🏽 Only change I would make is the fireplace. I am not crazy about them, so I would definitely change that to shelving for my books!

Beautiful little house! Roughly what is the price on one of these little house? My wife and I are in our early 60’s and empty nesters. Our home is paid for, but we don’t need a 4- bedroom house anymore and would like to downsize.

I love all the archways, but I'd make a double front door arch, and maybe get rid of the wall, as I'm always thinking of movers and people that have to bring in furniture and appliances. I also love the fact that there is NO TV above the fireplace, I always think that is so stupid. My 60-inch round table probably wouldn't fit in the kitchen area, I'd put it out in what looks like the "sunroom". THAT would be my dining room. The microwave would be on the lefthand side of the stove/oven, because they usually open to the left and putting it on the right side would not be a good call. I will always own a Speed Queen washer/dryer unit, never the front-end kind, so I would need a table I could fold clothes on. I want a place to put a wheeled basket to hold the dirty laundry. And this would be the best place to have a pull/slide door. I would also add a three-car garage onto the outside door. I would connect the "dining" room onto a side door of the three-car garage, I could lose one glass wall. Okay, looking at it from above, I'd have a two-car garage where the laundry room was and a one-car garage against the outside wall of the sunroom. My husband would get the two-car, for his little car and a workshop. I could bring my groceries in through the sunroom. I wouldn't mind two walls, one for the door to the garage and the other for my sideboard. Just my two cents.

Not a fan of your recent change to start adding a 1/2 bath at the front door. This adds a huge chunk of money and is not convenient to either bedroom. Still love your channel and smart small designs!.

I think the purpose of the entry area powder room is to have a quick place to "go" when you first come in, but personally, I think it's a lot of expense for such a niche purpose, especially when you already have a bathroom accessible to guests, as in this case. I would just replace that room with a storage room for things like seasonal decorations, since this plan doesn't have a basement or garage.

I like a half bath for guests that can be kept tidy. In the real world toiletries clutter countertops in the bathroom the residents use every day.

TVs can be put above fireplaces if you have an insert. And to add…you would buy the house design, not the furniture and decor. Where there is art on the wall you could put a tv instead. Also these designs do not include room or space for the mechanical things such as furnaces, hot water tanks and electrical equipment and plumbing. You would need to build a room for all of that or a basement. If you build a basement you can create a tv room. As for cars driveways can also be built. You would need one to build the house anyway. These are concept designs. Where you build them they will have to have their own unique placements and design. Use your imagination!!

@@solsticelakshmi4639 Over the fireplace is the worst place for a TV. It's at an uncomfortable viewing angle and the heat from the fireplace can damage it. I'd eliminate the fireplace entirely and put in an entertainment center.

@@Bobrogers99 If it is an open fire place yes you are right it will damage the tv. But as someone who lives in Northern Canada, and has had an insert fireplace for 42 years ( I heat my house with wood) with a tv above it for the last 13 years, I've never had a problem. Neither have my friends with the same set up. Depending on how the house is designed, you can arrange the furniture for ultimate comfort and warmth. Plus I would rather have a fireplace than a tv anyway...but that is just my preference. I don't spend much time watching tv. We all have our preferences and your house should be your sanctuary.

THE ROOF LINE OF THE SCREENED IN PORCH IS NOT RIGHT FOR THIS HOUSE. A STEP DN OF THE SAME ROOF LINE OF THE MAIN HOUSE SHOULD HAVE BEEN USED. THE WAY IT IS HERE IS A SORE THUMB. IT DRAGS DN THE BEAUTY OF THE REST OF THE HOMES ARCHITECTURE FROM THE OUTSIDE. PERHAPS IF IT WASN'T SO VISIBLE FROM THE FRONT IT COULD GET A PASSING GRADE .THE FRONT PORCH DOESN'T FUNCTION SINCE YOU CAN'T GET AROUND THE CHAIR AND PLANTS - NO WALKING PATH. BUMP THINGS OUT A LITTLE SO 2 PEOPLE CAN SIT OUT THERE TOGETHER.I WOULD TURN THE KITCHEN AROUND SO THAT YOU CAN OPEN IT UP TO THE REST OF THE HOUSE. MOVE THE DR TABLE TO THE CORNER WHERE THE STOVE IS INSTEAD. THE MORE OPEN AND LESS WALLS MAKE A HOME FEEL AND LIVE BIGGER... YOU GET A BIG FAT ATTA BOY FOR CONTINUING THE FLOORING THRU OUT. NO CHOPPED UP FLOORS - THAT IS A VERY BIG DEAL. MICROWAVES AT BRAIN HT IS DANGEROUS - THE EMP 'S COURSING THRU YOUR EYES AND HEAD IS GOING TO DO YOU IN ONE DAY..... GREAT THAT YOU DIDN'T USE SOMETHING DARK ON YOUR CEILINGS SINCE THEY ARE SO STANDARD AND LOW TO THE FLOOR. I HAVE TO COME EVERYDAY TO YOUR SITE TO HEAR THE TUNES THAT MELT AWAY ANY STRESS THAT LIFE TRYS TO THROW AT US .... CHEERS !!!

Cute from the outside. That's it. Two beds and only 1.5 baths. That's a nonstarter for me. No place for a TV. And why do all the houses from this channel show the same two small floral prints, one blue one yellow. They're awful and seldom match the rest of the decor in style or color scheme. Get rid of them! The rest of the decor in this house is awful. But that's a matter of taste and easily swapped out. This is my least favorite house so far.

Foyer with half bath is total waste of space. Get rid of wall & make the whole area living room with a small built in by the front door to hang coats/take off shoes. Master doesn’t have an on suite, wasted space of small hall in front. Put the entrance to master there & make the whole suite larger.
