This is great. I am doing this exact thing now with the 1031 and was wondering if we could live in it first then do the rental. I am doing the LLC so the 1031 guy connects all the dots and then apparently we can live in it. Great news. Thanks so much!

The cost seg is no problem, but the cash out could be a red flag unless you have a clear business purpose for the money. They longer you wait the less of a problem it is.
