I'm so happy for folks who are able to retire and build a new life abroad. I understand there is a need to keep housing affordable for locals, however, it seems to be a trend in North America whereby people sell and capture their equity and retire in Mex because their money goes further. Love Mexico and hope to spend 6 mos of my retirement yrs (when I get to that stage) there. Thanks for this insightful video 🤗

Glad to share. Todos Santos is definitely high priced and experiencing gentrification. But other Mexican towns aren't as bad. I live in El Centenario outside La Paz. The higher priced "gringo" houses are in the hills (with the views) and the locals live on the flat lands (which is much more walkable.) So it's a good co-existence. All that said - why wait to retire to move to Mexico?

I'm always amazed (maybe just me) at how folk will move into an area where there are true water concerns. Your area La Paz ish has water. Maybe not every day But has water. I personally draw the line at trucking in water. Sure it might be the way to go for a pool but waiting for the truck to arrive just so I can have a shower would suck. However your point about septic's is valid, although given the choice of flushing Tee Pee or keep a "paper etc. waste" basket near by is Not for the faint of heart. Like you I'd rather bring the truck by a little more often then store the Tee pee until garbage day. Good piece as always Mr B. P n D

Thanks Dave. I think from a water perspective, I'd rather be in a place with a healthy aquifer but trucked water. I'm worried about the La Paz aquifer which is shrinking. It's possible for water pipes to be laid to further destinations - not possible to boost the aquifer. The original mission in La Paz was moved to Todos Santos because they were concerned about water - that must have been 200 years ago.

@@AlmostRetiredinMexico No disagreement here. But as more Gringos more in there will be greater use and need for water. I believe Merida has a huge aquifer. But as more folk drink and use it, it does go down. Mexico and some US states truly need to investigate Desal plants. That's why Aruba grew. The Dutch had (at the time) commissioned the worlds largest Desal plant ,designed in Germany and built for Aruba. They still have a lot of drinkable safe water today. Now I know Mexico has been investing in Desal plants but securing financing is the troublesome part. It's truly the one thing we can not live without. At some point we need more than Margaritas and who wants warm Margaritas without ice. I think this would be a good topic for you and your videos to investigate. Just say n. P n D

@dave There are something like 30 private desal plants in Cabo. And at least 2 in La Paz. Maybe I can get a tour of a plant - that would make for a great video. I'm planning a video about renewable energy in La Paz. Water would be the next step (and desal requires a lot of energy - hopefully renewable.) Thanks for the info about Aruba - I just fell into a rabbit hole online...

Holy smokes, Brighton.....what an awesome showcase of Todos Santos! This area would be out of our price range, but it sure is nice!! We have some land in Paradox, Colorado. Our running joke is that if someone offered us a million bucks (we payed 1/3 of that) for our current house, we'd build a cool stucco house, with courtyard and rooftop terrace. Sadly, we are not far from our current house skyrocketing to that level (I have no clue how the teachers and police officers will be able to live in our town). But......probably for the same price we could build in Paradox, we still do that in a cool desert environment on the ocean down there. Safe travels!

I think in our plan, which would include keeping our existing house, I could foresee letting my kids rent it for a screaming deal. If they didn't want it, I could rent it for more than most folks' social security.

About how much would the yearly trust fee and property taxes be on a house that costs $250K USD ?

Our taxes around $400 and our trust is around $500 and our house cost $162,000. So maybe a little more for a $250,000 house. But these seem like pretty common numbers when I ask around. I think the tax assessments are pretty low so the range isn't that big.

Thank you for your info. I one contact you send me she never responded on Facebook. Mexican paperwork’s got right back to me and we hire him to finish are residency in la paz. Cabo was backed up for 3 weeks. We will have are residency card by June 1. It’s was a very easy process in Las Vegas hope in la paz will be the same way. Some you tube videos make it harder then it is and over think it. Thanks again for your videos. When you come back to la paz hit me up we will buy you guys dinner and drinks. I would be more then happy to build your plexi glass wall if it’s not done when you get back to mexico.

Nobody mentioned that Mexico real estate is usually, but not always, solo efectivo (only CASH)🤑. No financing. No mortgages. Meaning, the price is the price, no payments. Maybe it's been communicated in another video? Also, the fideicomiso for all Canadian and American citizens. It's not awful, but you don't own your property outright. It's owned via a trust and you pay the bank an annual fee. Not a huge fee, but it's an additional "tax" for non-Mexican citizens. And closing costs are far higher than is the American norm. And, apartment developments and condos are different. Apts, the developer "walks away" after three years. So, read the fine print. If the HOA is really cheap, there's generally a reason. Simply being informational. Setting expectations. I'll likely own one day in Los Cabos, but I need to round up the cash😎 Tenga un gran dia a todos

@sleddy01 Slightly more complicated tax wise. And you won't be taking out a home equity line of credit (probably won't be doing that in the US right now either because of rates.) But it's about quality of life. What is that worth? I'm guessing many people feel their quality of life in Todos Santos is higher than folks in SFV. How much does a one-hour massage cost there? It's about $35 here. Or a gourmet meal for $25. How common is that in SFV? There is more to the equation than just money. OK, one more money thing. Property taxes. I pay about $500USD per year. I'm guessing that's less than 10% of property taxes for a similar location in LA.

I must agree. Todos Santos is very expensive. It's gorgeous and they aren't about to run out of water like many other cities in Baja California Sur. But those are prices you'd expect in the US. However, watch for my upcoming video about Cerritos Beach and Pescadero, which are just down the highway and more affordable. Not as "cute" as Todos Santos, but there's a swimmable beach!
