Congratulations. Great. I'm always updating the cram videos and outline because there are changes to areas tested on the state exams. Much (not all) of the real estate math tested on the state exams has been the same for many years. The fist time a taught the PIP sandwich in a classroom was about 20 years ago and it is still sometimes tested on the state exams.

Quick shout out to this guy, I found him originally online before taking broker class, I can honestly say I didn’t give him much credit and went with a different option. Due to Covid I had to read my course. I do not learn as well like that. compared to videos and examples. I’m sure I will be fine regardless but feel I could’ve saved time with Tony’s class. In the future I will be doing my continuing education from his school. I feel I owe and this guy deserves some of my money.

I just wanted to say. I did not take tony's class. I went to another school that starts with Gold... I got a 72, 73 on Brokers Exam and I took test and Passed. ( Did all this within a weeks time) But I would not have Passed if it was not for Tony. He made the Math simple to understand . I only wish I took Tony's class to begin with and I would have passed the first time. Stop what you are doing and take his class online and know All the MATH.

How do you calculate that number if they ask for the number for month number 7?

You would keep repeating the same calculation. With this type of problem on the Florida state exam a question will usually ask for something in month one or two. It is possible the question might go beyond month two but not likely because too time consuming to calculate.

How does taking interest and payment separately help the bank? Let's say I default after 5 years of taking the loan, bank is still going to auction my home to recover the balance amount. How would it matter whether I paid the interest or the principal first?

Please let me know if I am answering your question. Since most of what a borrower pays the first years is interest and the payment of intrerest does not reduce the loan balance this means the loan balance will not be signigicanlyt reduced after five years. From a lender's perspective Interest payment collected is the return the bank is making on the investment the bank makes by making a loan.

Does it mean if a loan taker defaults before the loan tenure are over, the bank is only going to recover the money which would be the actual amount for that tenure of the loan? Eg. let's say for a 100,000 loan for 20-year tenure, total payment is 250,000. And for 10 years, total payment is 150,000. If a person defaults after 10 years (for a 20-year loan), is the bank going to recover a balance of 150,000 or 250,000 from that person? The reason I am asking this is that if the bank in any case going to recover the total amount (i.e. 250,000) then segregating the loan into interest and payment should not matter.

Most loans are paid every month and there is not a default. If there is default in Florida and a foreclosure the lender will usually attempt to collect principal loan balance, unpaid interest, escrow advances plus certain costs that are alllowed by law. You should search the public records of a county in Florida and search for lender foreclosure final judgments to see the items that lenders attempt to collect in different foreclosures.

I hope you passed, it's hard to find mortgage math prep but if you didn't pass affinity real estate & mortgage services training school is good she has a snippet of the math part on her you tube page. There may only be 7 problems ever and one may get 2 or 3 or 1 but if you aren't strong in federal you need to pass math.
