I bought a couple of acres near Berkeley Springs, WV at the end of 2018. I am planning to move there full time sometime in the next 6-12 months after I get a permanent house on my land. I am planning to homestead which I am excited about it. It is a beautiful state and very affordable for retired people like me. I think West Virginia will really grow more popular for retirees in the next 10 years.

My father was born and raised in Kanawha City and after WWII he returned, married, worked at the same company for 42 years, raised his family and retired. As one of his daughters I graduated from both WVU and Marshall University. I taught school in Huntington, WV and retired there. The people in the cities do mind their own business but rural life can be a little bit, “Mayberry” in nature. There is a preponderance of nepotism. You will find a lot of really good people here.

I thought those were everywhere I submit the humble pepperoni roll as a bonus pro item I’d add ramps, trout, morels (ah, spring) and venison (especially good jerky) as foods visitors need to try

I am not even american, but I still love West Virginia probably the most out of all US states. It remembers of my home area, but with lots more trees and mountains. I live in a mountain region of an Eastern European country that faces similar problems like WV does, unemployment due to fall of coal(my parents were coal miners untill the early 2000s when the coal mines closed, so we have that in common ) and that also struggles with bad family structures, as I heard West Virginia has tons of kids taken away from their parents because of abuse or bad toxic habits. I find it so family friendly and clean compared to my place. Even if I compare it to what I heard about New York or Los Angeles or Houston, I cannot find enjoyment anywhere else rather than nature and WV has tons of it. From a satelite, WV looks like it is still 99% wild(and I am sure it is). I wish that one day I would visit it and spend a time there. I love my home area how it is, but if I was to born again, I would pick West Virginia as the best place in the US for me to be born and live a life of enjoying the nature, the people and working hard to change the future of the state that seems to be rotting away. Edit: I just saw the last part with your kids and I have to say 1. they are so cute and may them be healty in the future and 2. This is another reason Why I want to live in WV. I see it as one of the ebst state to raise and spend time with your children, learn together while walking in the wild and letting him or her to play with neighbours kids like yours❤️!

Organ Cave is closed indefinitely. I just spent 5 weeks in Lewisburg (loved it!) and wanted to visit that cave. But the wild expedition option into Lost Caverns is incredible too.

Something that isn't well know to outsiders. WV is a constitutional carry state with a well written castle doctrine laws and about 60% of the population is armed at all times. If that makes you uncomfortable please don't bother.

I really like the castle doctrine and though I don’t normally take advantage of it the carry law.....now that I am older I probably should carry more but our section of the state I feel safe all the time ..we have lived in our home 53 years and the only thing I lost was a generator and up to just a few years ago never worried about locking the door.

Wv is a great state, if you move here from a Blue state leave the concepts that caused you to leave behind, do not bring them with you and ruin the culture that exists in this great state. I was not born a local and I came here for the culture, not to change it.

I 100% agree. I plan to leave NJ. I want to "be free" hunt shoot on my own land. My experience with West Virginia was great spend a week a year there going atving . Instantly fell in love with the state and friendly people.

Thank you for this info. My bf's and I are wanting to leave CA bc it's not what it used to be. WV has caught my eye but I still am trying to convince him! He doesnt like cold weather, and I cant take the heat well. I am aware it gets both there, but here its 100f for months. We are comfortable spending about 100K for our 1st home. He is concerned there are no jobs and too cold. Water quality is also very important.

@Apanda depending on what you're wanting (city vs country, amount of land, etc.) 100k could get you something nice in WV. Also it does get cold and hot but not unbearable in either direction and it doesn't stay for long. Jobs, however, are an issue and water quality, if you have city water, can be questionable as well. These are all things I'll be going over in my next video... if life ever allows. 😅

@@HomesteadingWestVirginia Thank you SO much for the reply! Yes, we drink from the Sierra Nevada range, excellent water compared to some places in the country, like Michigan for example. We imagine being outer city limits or so, meaning 30 mins or less from Sam's Club type of stuff. Property size I'd say about 1 to 2 acres? Inner city is ok, but we do not like having neighbors 10 feet from my house. It would be a dream to have even a little stream on site too. Cant wait to see your next video

Hello, thinking of maybe moving there from CT. Would LOVE to see more videos, about how to transition to a place you don't really know. I would rather live there for a bit before buying something. It's just so permanent and important to have a great "fit" Would you say obtaining a rental for a few months would be a good idea? Just until we can get a feel for where we would like to buy our land

Love your show. Could not help but notice you rate the best places to live in West Virginia all come from an area that you work and live. Second there is a lot to be said about the I64 corridor Cabell. Wayne, Putnam,and Kanawha counties. Unfortunately I never here you or one of your guests Wayne talk about these beautiful areas of the Mountain State. Last question. Do you still produce content here? I'm in eastern PA and started looking for a place in WV, been looking from Elkins south along eastern VW. I like to spend time in the mountains but while i want to be in them (or near), i don't want to be alone in them. Must have access to dependable internet and near a nice town would be great. I used to love PA and have called it home for 15 years, but the times are a changin, and what i rind myself surrounded by are manipulative people, drug addicts and alcoholics. Hi Amanda. My fiance and I are considering West Virginia as a place we would like to move to. The environmental law school in morgantown looks amazing and I myself graduated with my geology degree recently. I know the geology of West Virginia is very interesting, would you know if the geology job sector is good in WV? Let me know I have been looking at jobs in that state for the past month or two. Coming from New York which is soooo expensive and freedom limiting, it is nice to see a place with so many freedoms accessible. Also the land we are looking at buying in WV is crazy cheap in comparison to where we live. As someone who is 25 it is nice to see a place a young person could build a life and thrive in not just survive.

You would always want to do your own research but in my experience, outside of incorporated towns there is little to no restrictions as to what you can do on your own property and HOAs are virtually non-existent as it pertains to homesteading property. You're more likely to run into issues with financing an unconventional build than have issues with state or county code authorities.

If a property for sale states the timber rights convey, but the mineral rights have been sold, what exactly is being said, and do they have the ability to sell with that incumberence in place? What impact does that present to the deed/title of that property, and finally, do they have the legal right to sell the property with that lean against the deed/title?

That is a lot to answer in a KZbin comment, lol, but the short answer is... Most property in WV has the mineral right owned by an oil, gas, or coal company or investor. We sell the surface right (timber generally included) without regard to who owns the mineral right regularly. It's not really considered an encumbrance or lean, just two separate titles to two different parts of the property. 🙋🏼♀️ I have some pointers. 1) Find a Realtor who understands your vision. 2) Start your search for your ideal property asap. Prices are going up and properties are a bit scarce. It may take a year or more to find/wait for the right property to come along. Other than that I'd really suggest drilling down on what you want to have on your homestead as it can affect what you are looking for and what areas you need to look. Do you need to be close to civilization? Medical care? Do you want cows? Pigs? Goats? Large gardens? What's more important to you privacy or modern conveniences? Are you wanting to build from scratch, fix up, or have move-in-ready? Do you know the cost involved with each, like drilling a well and installing a septic? These are things that the right realtor will be able to use to help find you your dream property/homestead. Hope this is helpful. If you need personalized help feel free to reach out. I live in Mannington. Living in city limits isn't great if you want to "homestead" as basically the only animals currently allowed at dogs and cats, but it's a great little town if you just want to live a "normal" life. Pretty much everything you could need is within walking distance, most everyone is friendly, and there is good work without having to drive too ridiculously far. 😊

We are desperate to get out of Oregon as it’s not in the best of shape lately and too many out of staters are not helping. I am in love with WV and the culture. Hi you should check out a little town called Caponbridge w.v. I just bought some land near there and it is beautiful to say the least...people are so kind.I will be retiring there from outside Baltimore so the bar is not very high. If music be the fruit of life...play on.

Don't buy in or close to Charleston high cancer rates very polluted do some research you will be glad you did. For any quality of life avoid cities. Just an opinion. Charleston is toxic.

Our largest city and state capital is Charleston with only 45,000 or so population. Southern West Virginia where I live has beautiful land and so many areas of the state a 2 hour drive or less and Virginia, Tennessee , Ohio and North Carolina A 3 -5 hour drive or less.

I enjoyed your video. I lived for a short time in West Virginia about 25 years ago and loved it and the people there are great! I have since lived north of Salt Lake City, Utah. It used to be a wonderful place to live 10 years ago, but because we have a booming economy with lot's of jobs people are flocking here in droves. Now, traffic is terrible, housing is becoming not affordable to most and recreation areas which used to be nice are way too overcrowded with people and not enjoyable anymore! I would love to leave this mess, cash in on my small home and suburban lot that's now worth 4x what paid for it and retire to a large quiet country wooded lot that doesn't cost a fortune in WV! The only thing holding me back is I would like my adult son to be close by and he needs a good paying job and those are hard to Come by in WV unfortunately 😔. WV is beautiful, maybe they can better promote tourism or a great place to retire that is cheaper than other states.

You might be surprised. WV is having a labor shortage just like everyone else. Depending on your son's career field, he just might find a good paying job here easier than you think. 😉

I'm in North Central WV and have had well water all my life. I have never personally had an issue with my water or the streams and ponds near me being polluted. I have heard of that in other areas, but not near me.

I’ve lived in WV since I was born, and where I live is not a good town. It’s a population of 1500 people so it’s very tiny and has a big drug problem, but I love how beautiful our state is. My family is planning on moving to Tennessee so I’ll miss this beautiful place I call home. I really love WV but I think it’s time to start a new chapter in my life somewhere else in this world.

@@MichaelWH so good to hear from a local. Huntington is a good drive for me, but I've been there (or through there) many times. Funny story, one year I was traveling through Huntington on my way home for Christmas from school in KY. My bank account was empty but I has a paper paycheck and figured I'd cash it in Huntington and get gas... I hadn't calculated that no one would be open to cash a check on Sunday and ran out of gas. 🤦🏼♀️ Thankfully my roommate was from Huntington and her mom came and paid for some gas for me to get home. 🥰

I have 2 problems with this. The water is also a con considering half the state is under a boil water advisory. And the people are not kind anymore, if not willfully ignorant. The last month alone there was hardly a single day where I could go to work without having to deal with some idiot on the road who either doesn't know how to drive or cut me off/tried to physically run me off a cliff/tbone me and I was minding my own business!

Land can vary a lot based on area and usability. I've seen hunting land (sometimes landlocked) go as low as $800/acre. More usable land in a more desirable location can go as high as $20k per acre. On average, I'd say $3000-$5000 an acre, though.

Here in the eastern panhandle there are quite a few Hispanic folks who seem to be doing just fine I’d add many have a much better work ethic than many natives IMO My family has welcomed Hispanic folks in as members so I may be biased It seems there are lots of similarities in cultures which help with integration while also having the opportunity to learn from Hispanic cultures If you look at the small town of Moorefield, WV, you’ll find it has a notable Hispanic population that appears to be living and working peacefully here

West Virginia is beautiful. Historically speaking though the Saltpeter mines the Confederacy used were in Virginia. When Virginia voted with the Confederacy to secede from the Union, western Virginia voted against it and seceded from Virginia. West Virginia then became it’s own state, born from it’s intent to not be part of the Confederacy. Two months later, to the day, the Saltpeter mines were shut down and the Confederacy was run off.
