Are you rehabbing single family homes and renting them long term? Cash flow here in Colorado is hard to come by unless you are doing mid-term or short-term rentals. I'm also in Colorado but invest in the Midwest for cashflow.

Yes, we bought a number of places in Longmont and Boulder between 2019 and 2022 before rates got too high. Got a good deal on them - or good for out here, renovated and they cashflow well now! Definitely really hard to do now with interest rates being so high and the price of properties sky rocketing. We go to foreclosure auctions (our county is every Wednesday) and you can sometimes pick up properties for much cheaper there. I think investing in the Midwest is a great idea - we have opted to keep things close so that we can self manage for now, but would probably be open to buying elsewhere and hiring a property manager in the future!
