Top 10 Towns You Can Retire on $1658 a month in the Southern US

Are you thinking about retiring soon? Are you looking for an affordable town to retire in? Maybe you aren't retiring but still looking for a nice town where you can afford a home. If you are in those situations this video is for you.
We researched the Southern United States looking for the best towns someone could survive on Social Security only. That monthly check is currently $1658 a month. We looked at Cost of Living, housing, health care deductibles, insurance, and Utilities. These towns are the best bet for the average person on Social Security or some other sort of fixed income.
Most of these towns have homes for sale that can fit your budget. A Real Estate purchase in some of these towns is almost cheaper than renting.
Today we are looking at the Southern States. Mississippi, Alabama, Arkansas, Georgia, Tennessee, South Carolina, North Carolina, Louisiana, and Kentucky. Virginia and West Virginia should be on this list but some consider those part of the North Atlantic.
Side Note: This is focusing on residential real estate not commercial. People keep asking that for some reason. These are just the affordable and best places to retire or live in the southern United States.

Oh my God woman do you really want to move to America and live in some of these cities? 7000 people and you can live near a prison. No. I live in Florida and it's difficult enough. But I have lived in Connecticut and Pennsylvania. There are super nice places where you don't have to be so poor that you gotta live in a town that has 7000 people and a prison to keep your friends and relatives employed. Or perhaps you can go there and visit your friends and relatives on Thursday for two hours. Please look beyond the pretty pictures. Find the kind of people and degree of community and participation in making a place great... especially when it one point he talks about living like a southern plantation. No no no no no that's what we're trying to get rid of in this country vague references like that are dog whistles in this country

I watch American history channel’s because like I said America has so much rich history, there is always something new to learn. I thought I would watch this because I also like hearing about different towns and places there (what’s wrong with that?) I also said there are many beautiful towns there and there is, of course that doesn’t mean everything is all rosy, it isn’t anywhere including here. I watch Australian shows for some of the same reasons. There is an appeal especially because my dad was there on business for ~ 3 months in 1970 & his company wanted him to relocate. They even offered full college/university tuition for me when I graduated the following year. Mom/siblings, myself included nixed the idea as we were old enough & insecure enough to object to being uprooted at that stage of our lives. Frequently wonder how that adventure would have played out in our lives. (He traveled from Melbourne to Perth to Sidney in order to straighten things out.)

@@hissyfitz7890 I live on the South Coast, 1 hr 20 min down from Sydney lots of beaches right on my doorstep. I was only 1 year old when your dad came to Australia 🇦🇺 it has changed a lot since then. The population alone where I live is terrible, a lot of people from Sydney have finally realised that it’s not that far to travel to Sydney and yet it has everything you need here plus all the beaches. So unfortunately they have been moving here as well as people from all over the place. It has pushed the house prices up so much, that my grandkids will probably have to move elsewhere one day. I used to recognise all the locals but now it’s a bunch of strangers I pass on my walks. To much traffic on the road now and to many people. I suppose it’s the same the whole world over though, it’s changing so much. I see you lost your mother at such a young age. My dad passed away 20 weeks ago, age 76. I miss him. Have a nice day 😊

@@swansfan6944 - Interesting! I live on Cape Cod; lots of beaches about 60 miles from Boston & Providence; similar to your geographic location. We searched just over a year for the ‘perfect spot’ & FOUND IT … 31 years ago! I wanted to live where we would retire & already KNOW the area; it was a wise choice. I’ve been retired a few years now & hubby will retire this year (he’s younger 😉). The housing prices have skyrocketed; our home is estimated to be worth more than 3x what we paid for it; we think that’s crazy but we’re not planning to sell… ever. Yes, the changes came but we are surrounded by ~ 200 acres of conservation land that no one can ever build on & we built our dream home. Personally think Mother Nature 🌬 created COVID to quell the population because there are TOO MANY PEOPLE for the planet. Yes… dad came back with videos of the outback & said there were no speed limits (then) & the kangaroos 🦘🦘🦘 were jumping all over the place. So sorry to hear of your Dad’s passing; hope he did not suffer; mine passed about a month after his 79th; both passed from cancer. How did you know my mom passed at a young age?!?!?!?! (It was less than a month after her 50th birthday).

There are plenty of places to retire and live relatively cheap, but people must consider medical care. I know a retired senior who has cancer, and is currently going through 42 radiation/chemo treatments 5 days a week. Just think if you were 2 hours from a facility that has those treatments because you're in a lower cost small town. You would be driving 4 hours a day for treatments, in addition to all the appointments related to the treatments and cancer. I've heard from plenty of seniors that medical care is a big consideration as to where they live.

MY father (74 at the time) asked if hubby and I would consider easing his loneliness and moving in with him. We jumped at the chance to move from our suburban Phoenix location to rural Oregon. People said that the health care was an issue, but having lived in Phoenix area for 14 years it was hard to envision what it would be like. In Phoenix (or Georgia where I lived previously) a medical emergency was never a big deal. But a year after moving to podunk city Oregon, I learned that it can be the difference between life and death. The ER doc said I had to be airlifted to a larger town, the doc in the larger town was furious that it was three hours between when he was alerted and when I arrived (he thought I would die, and most would have). In AZ I might have had a 20 minute break between life-threatening issue and surgery. Of course, that is discounting the fact that the 5 separate trips to the ER in ARizona would have resulted in doctors LISTENING to me, rather than assuming I was some drug seeker. It took only one trip for a three-years-long problem to get diagnosed properly in OR --- when it was no longer possible to ignore.

While these places appear to be good places with stats, one must consider the real culture. Being a southerner, some of the rural communities have a mindset quite different from others. If you can't relate to others, inexpensive or not, it can be a real challenge, and happiness difficult to obtain. Been there, done that.... True story: when I had to file a complaint against a neighbor, a cop spoke with me and asked me not to attempt to resolve the situation, let him do so. He then explained about how some people may react "uncivil" like.He told me that two neighbors feuded years before in the area. . One killed the other and drug his body behind a tractor throughout the neighborhood! Within a month I left that small-town in N GA based on his explanation. I in fact ran! Just saying, there is a reason some of these places are "inexpensive".....

My mate is from Thomasville NC grew up there. His father was the only veterinarian in town THEN. We live outside the USA . SOUTH of the USA AND SOUTH of Mexico, Belize etc.We like to say we are more Southern than Southerners. I am from further south than NC...South Texas,almost in Mexico, but my grandmother was from Ga.. Know the difference between Yankees, Damned Yankees and GD Yankees? Yankees from the North, Yankees who visit, Yankees who come and STAY. Thomasville is a nice town, but check out Southern Pines/Pinehurst, NC, a REALLY beautiful town where the resort Pinehurst is located. Ashville , NC is beautiful too...higher elevation mountain scenery and sweet LITTLE town. My sister in law is going to be pissed at me for recommending it. Hopefully she wont see this!

I live in corbin. It's a great little town. I'm not sure where Briggs gets his information from but there are jobs here and some of them pay fairly well especially for a small southern town. There's a lot to do if you love the outdoors. And the rents are not on average the amount he said they are much higher at this point in time and I'm not sure why unless it has to do with people having gotten stimulus money during the pandemic because that's when I noticed the rents went up quite a bit. On average a three bedroom house runs about 9:50 to 1200 according what kind of shape it's in and a mobile home will run 750 to 9:50 for the same number of bedrooms. Corbin is the home of the original KFC and we have the only moonbow in the world at Cumberland falls. One thing about Corbin is it doesn't have a lot of variety when it comes to race but it's getting better. There are various races of people and various religions now moving into the area. Obviously there's something about this little town that people love once they come here. I came here from Michigan well over 40 years ago and I will not be going back to Michigan LOL

Lived in northwest Arkansas for a bit and there were a lot of Texas retirees in Bella Vista escaping property taxes in Texas, but it might be tough on $1,658 a month now. For those that stay in Texas, the Belton, Temple, Salado, and Harker Heights area is a bit more affordable and has nice parks with two lakes and Austin's northern suburbs are 45 minutes away and DFW is two and half hours away.

My son lived in Austin. He since married and has three babies. They moved to Salado, but I didn't feel like it was cheap to buy a home. I live in Waco, where I was born. I moved to Katy for ten years in 2008. Waco was an ordinary rather poverty like city. When I moved back in 2017, everything was at least 3 times more expensive than when I moved away. Chip and Joanna Gaines put us on the map w their famous Fixer Upper program. I wouldn't say Waco is an affordable place to buy a home right now. We bought a house and a flat downtown to run an airbnb near the Magnolia Silos. The value of our two properties is almost three times what we paid for them in 2017. And our property taxes are outrageous.

#7 Red Bank, TN - has 10 houses for sale at this moment, the pressure for housing is high here in the greater Chattanooga area and heating up all the time. #1 Mountain Home, AR has been a hidden gem for decades, lots of retirees. Great if you fish, hunt, or like to RV (as did many retirees before the price of gas went thru the roof.) My mother used to live in Mountain View, AR not so far away. Make sure you buy a house in town, the woods aren't for strangers up there.

Taylors is not a small town. Its attached to Greenville & Greer. All the farmland is being developed into neighborhoods. Imagine a Columbia/Irmo/Lexington type situation. It is a great place though. Just not a deal anymore.

After the pandemic, cheap “Southern Real Estate” went the way of The DoDo Bird. Large Diaspora of people from NY, NJ, and California set up in South Carolina along with Developer’s. Prices are commiserate with their former living areas and climbing. Green Spaces are disappearing extremely fast. Taxes are on their way up to NJ and Ca standards.

Hartselle, Alabama is a very nice place about 25 miles north from where I live in Cullman. I used to work there for a minute in late 2017, early 2018 and always enjoyed the downtown area. I will definitely recommend living here for anyone who wants to live near bigger cities without living in them without the bigger city traffic and crime. This place in many ways reminds me of the small city I live except the population is a little bit less.

My husband’s family is from both Cullman and Hartselle. They are both really nice, but definitely not as cheap as he says unless you want to live in a run down place with no land. Another he mentioned, Middleburg, FL, is way off on the numbers. It would be impossible to live on that unless you had a roommate. We live down here and know the area well. A mortgage on a decent house will easily be over that given amount.

Heard of and been to mountain home AR. I have delivered to their Walmart a lot when I worked out of the Clarksville AR distribution center. Definitely lives up to its name. Really pretty area and only about 1-2 hours from everything.

One of the things I would like to see mentioned in the videos when you're talking about affordability or places to live, is how easy is it to find people to do work for you? For example if you retire you need someone to fix your roof or to fix your broken toilet or to cut your lawn. I purchase a place in the upper peninsula of Michigan and it is almost impossible to find a human being willing to work at an affordable price. I'm sure if I paid $100 for a $1 job I can find somebody but the cost of things there and the salaries in comparison are way off

We moved from NY to Florida a little over 3 and a half years ago and already want out! Thankfully we were able to purchase 2 condos when the market was still low so we live in one and my parents in another one. But everything has significantly gone up in prices from our HOA fees, to gas, food, medical(even with insurance,) home owner’s insurance(especially after hurricane Ian,) things to do etc etc…. Insane!!! Everyone is moving down here and it’s becoming a serious problem.

we live in chattanooga, tn. it seems like a really safe place, far from the ocean, only one tornado in the last twenty years near our house, no damage here. come visit, we usually get rain every week, everything is always green, mountains and the tennessee river, lots to see and do. amazon and VW, two aquariums, hospitals, colleges, two malls. a big city it seems like, but not really. 181,000 people.

I've lived in Greenvillle, SC for the last 43 years and that's right next to Taylors. That is a great area to live, not too big yet, but is growing. The intersection shown is where I go through to my favorite meat and three family restaurant, which I'll travel 6.5 miles just to eat there. The weather is very nice, four seasons and only about 7-8 inches of snow on average a year.

Florida would be at the absolute bottom. I live here and it’s unaffordable af! Min wage is like $10.50 an hr. And a 1 bedroom apartment (not in the ghetto) is anywhere from $1,200-$1,500 a month.

I don't know if you know about Sebring FL. Sebring is retiree town well actually all of Highlands county which includes Sebring ,Avon Park and lake placid. Crime is low housing is very reasonable we have three hospitals, golf, US 27TH runs right on through all three towns. Orlando is an hour and a half away, Tampa is also another hour to 2 hours, Miami's 3 hours away Highlands county is very centralized and very affordable

@@nancy8676 True, but they also have no Income Tax of any kind and there are numerous exemptions you can get to lower your Property Tax. I qualify for two of them right now. Plus, if you are 65 or older, the Property Tax break is huge. For someone that age, Property Tax is a non-issue. He's already covered a number of states more expensive overall than Texas. Texas should have been in either the Western or Southern Video. He didn't cover Oklahoma yet, so maybe he will do Texas when he does wherever Oklahoma is. Hoping Briggs don't let a Veteran Brother down.

I lived in Dallas TX my whole life and just moved due to property tax and overcrowding. Our property tax went from $5500p/y to $12000p/y in less then 3 years. No end in sight. There is no income tax but sales tax is 8.25%. Traffic is a nightmare even in the burbs. Texas is not Texas anymore so many people coming from everywhere. Everyone trying to “change” it to be like where they just moved from. People clash a lot there now. It has lost that Texas feel. Use to be the best small big city.

An old friend of mine lives in Mountain Home, AR. The NC one is in the area where the guitarist from Judas Priest had his heart explode on stage and the doctors in that area were able to save him. That whole thing just shook me up.

I live in Jacksonville, FL, so I'm very familiar with Middleburg. At 12:35 or so in your video, there is a billboard for a regional personal injury law firm. I used to work there...nice guys and good lawyers if you ever get rear-ended. Not far from Middleburg is Keystone Heights. It's very popular to buy a mobile home and put it on your own piece of land in Middleburg or Keystone Heights.

To be honest, if you don't have any debt (like credit card, student loan, or car payments) you could retire a lot of places for about $1600 per month, if you live a reasonably "frugal" life. Say you devote $800 to rent, which in some areas, can get you a decent 2BR apartment, and let's say you spend another $300 on food per month, you still have plenty of money left to do other things. A lot of what holds people back is money (and specifically, debt and other financial obligations). I know some people who have retired on less than $1600, but they don't buy much and pretty much have no debt except property taxes and utilities and other minor things, but not "Debt".

This is the truth. Most people earn $40-50k per year, and you can truly live off of that if you watch what you spend and don't have a lot of debt. I purchased my home (duplex) in my small rural town in SW Pennsylvania. The house is 150 years old now. I paid $37k for it in 2004. I've invested around $40k to renovate the downstairs apartment and install all new sewer and plumbing lines through the whole home. I'm in the process of remodeling the upstairs apartment right now, it's going to cost about as much as the downstairs did 7 years ago. I worked hard for 18 years to pay off my dumb credit card debt, student loans, and the mortgage. Finally I'll have a very nice apartment upstairs and the cheapest living imaginable. At some point I'll be too old to go up and down the steps, so my goal is to make it a nice home so it can eventually become an apartment for others that is not outrageously priced.

The medical as well as super cheap taxes are the reason we stay within 9 miles of winston salem. You don't have to go far to feel out in the country, yet lots of shopping-doctors-dentists and such are right up on the main road.

I’m a bit further out. I’m 20 miles east of Greensboro and 9 miles south of Burlington which puts me 18 miles from high point across the back roads and 20ish miles from Thomasville. I go to Chapel Hill to UNC for my medical. It’s 32 miles from home which again is a straight shot in to the hospital on the back roads and I can be there in 30 minutes. But I’m close to many towns, many fantastic hospitals and top doctors in the country which I need being a disabled Vet. I bought a small 2 bedroom home on 21 acres for $130k and mortgage is just under $800 per month. My only income is from disability and is a couple hundred more than what’s in the video per month and I’m getting by ok.

I agree with Justin. I have been with USAA for over 40 years. I had to wait 8 years to get a commission because then it was only officers. Today they have expanded eligibility so much that if your dog is named Sarge, he qualifies. Service has tanked.

Moved to Mtn Home in 2020 for retirement, tired of the large metro areas I lived in before. Found that in Mtn Home, Baxter County seniors 65+ has option to freeze their property taxes (big help). Property taxes are low, home insurance along with auto insurance I have found is very reasonable.

Then moved a few miles away to High Point and rent was $450 a month for a single bedroom apartment in 2008. No idea what it is now. As for the chair, it’s not just a big chair. It’s because the famous Thomasville Furniture Company is there.

Thank you so much for making me realize how FOOLISH I AM! You missed a big big bargain right on the Georgia coast. I bought a 3 bedroom, 100 yrs old charming coastal cottage in 2015! It overlooks the Sapelo River, and Sapelo Sound, 4 miles from the Atlantic Ocean, straight ahead.😮 I live in a tiny hamlet, under300 yr old live oaks. Less than 50 houses in the entire area, totally private!!! Big big lots and privacy! A lovely park with Civil War graves. I did have a large down payment, on mortgage, taxes, insurance cost….$542.00 a month for 3 bedroom, 2 bath, big addition off the back, big screened porch off the front, that overlooks the river and marsh, straight to the Atlantic! Now drawbacks, Savannah is about 50 miles north, Brunswick hospital, shopping, Walmart, Publix’s 30 miles South. Tiny town, 5 miles, The Pig, Pharmacy, Dollar General, Dry Cleaner, 5 miles away. Thank you for helping me count my many blessings to live in an absolutely breathtaking location for under $800.00 per month! Not counting food, of course. I did have to gut the kitchen in my cottage when I moved in. Cost, $30,000. Other than that, in perfect shape, and with the front Arbor, looks like something out of a story book. I won’t tell you where this magic place is, because we don’t want to ruin the peace here. We have an Alley of GIANT OAKS THAT HANG OVER THE ROAD dripping in Spanish Moss! WE ARE ON THE LAND OF A FORMER PLANTATION! So you can imagine the trees, and river. Two yrs ago, the neighbors all chipped in and planted an additional 200 Live Oaks going down the 3 mile road! Our hopes for future generations to discover and cherish, as we all do! It’s our wish for the future! Sorry you missed it, but very glad too!

Dude - you do know that some of your viewers actually LIVE in Arkansas and Louisiana, right? I grew up in the 'delta' - my house was less than a mile from the Mississippi River (up a giant hill, so we were never flooded). It was a great place to grow up, although it's not so much that now), then I spent a good part of my adult life in north central Louisiana. The Cajuns called everyone who lived north of I-10 Yankees. I traveled a lot and found friendly people all over the state. Now I'm back in Arkansas, in the Ozarks, where it is beautiful year-round in the mountains. There are rivers and lakes to enjoy, all kinds of activities, good regional food and music, and the friendliest people I've ever met. I love living here - and the place where I live is even less expensive than Mountain Home!

I lived in Armurchie GA a short while. It is outside of Atlanta. Ppl were not as friendly as expected and the mosquitoes and other bugs were huge. The air buzzed. When we left, the manager of the little motel we had been living at screamed at me there were plenty of women down there that would take my boyfriend. Couldn't wait to get back to Denver.

Hartselle AL is a little bit too rual for some--the Walmart is a 20 minute drive and there is no hospital,.
