What do you think about the industrial Reit like STAG or Prologis? They do not offer very high yields but they are more stable , less risky and should deliver a dividend increase over a longer period.

The cannabis sector in general is very risky, but NLCP is a my way to invest with less risk. I’m long on the sector. No one knows when cannabis will be decriminalized but it’s nice to receive a dividend while I wait.

The issue is people have the "I want to do it myself mentality" but not equipped enough for a crash, hence get burnt. Ideally, advisors are reps for investing jobs, and at first-hand encounter, my portfolio has yielded over 300% since 2020 just after the pandemic to date.

NNN and EPRT are my Retail REIT champions 💪 I recently added quite a bit of EPRT - it’s currently my 3rd largest REIT position… it used to be NNN, which is now 4th. Maybe I should add more NNN and make it larger than EPRT 🤔🧐🤔

Hi Jussi, do you treat high dividend yield Reits and low dividend Reits like Safehold differently or is it purely total returns you look at? Thanks.

These triple net leases have a flaw, if the property burns to the ground the tenant's insurance pays to rebuild it. That's the best of a bad job. What happens if the tenant has not paid the insurance? The tenant is going bust and will not pay to rebuild it and the landlord is left owing a burnt out shell. I have worked for a landlord of commercial property who always paid the insurance because of this. He did not want to be left with a plot of land which had even less value as it would cost money to clear out the burnt out wreckage.

Your scenario is extremely rare. This is why you diversify.

Usually, rhe owner if the building pays rhe insurance and than sends the tenant an invoice. Same. with property taxes. Also some of these reits own 1000s of properties.

@@toddl.3454 That is correct. Also, the improvements are not typically very expensive. The land holds lots of value in the case of net lease properties

You mention very quickly that Casinos typically lease at high cap rates but do not go in to any reasons why, or how those raisins also make VICI risky.

It is simply because there has historcally been far less capital chasing casinos. That allowed them to buy the properties at higher cap rates

I am a newbie so this may be a stupid question but I don’t know how to vote in the investor voting sessions. In your newsletter do you guys discuss pros and cons of those types of votes. I’m not a huge stake holder but I just end up not voting because I don’t want to do something wrong

And low interest rates have been a huge tail wind that has helped REITs outperform, which have a bigger impact on REITs than most assets and explains most of its underperformance lately with interest rates increasing. Given your mention of NLCP, I am curious what you think of IIPR?

Low interest rates benefit all stocks, not just REITs. It is a common misconceptions that REITs benefit more. REITs actually use little debt and low interest rates lead to more supply and slower rent growth. REITs have also outperformed during most past periods of rising rates

EPRT is a higher risk higher potential reward alternative to NNN. So it depends on your objectives and risk tolerance.

Wow I just found about this channel today and the topic of REIT yesterday. Instant sub, thanks for all the info! 😊 I am interested to DCA something into this, but due to commissions from broker it doesn't look doable for small amount. They give me free buy of etf though. Do you think VanEck Global Real Estate UCITS is decent enough for a start? It's the only one the broker has - I'm in EU. If not good enough, I'd just buy 1 stock per mont Thanks in advance !
