The massive amount of government Debt is a terrible sign for future inflation. The only way the government can pay this debt is by printing more money. High inflation means high rates. A return to the 1970s stagflation is a strong possibility.

It's not because of Trump, rates have been rising September in reaction to the Fed cutting 75 bp in 2 months with inflation still not at the target level, with inflation already rising again. The Fed cut prematurely and bond market sees this.

The point is quite funny, if you look at the vanguard reits index ETF, the price is also on the level of 2015. That means, on average, the industry is just valued like this, O is just no exception.

The Fed dropping rates doesn’t automatically mean that every single stock will skyrocket in price. If the Fed is dropping rates, it’s probably because there’s something wrong with the economy (endless Fed intervention notwithstanding). O is a retail-oriented REIT (mostly) and most of its tenants depend on the health of the American consumer, who just happens to be broke and drowning in debt right now. So it’s not surprising that O keeps dropping in price.

What's the rationale for buying a stock that has not moved in 10 years? The 11th year being magical? It's not just about not buying $O. It's about buying other opportunities instead. Even passive investors that do no research and just buy the $SPY are laughing all the way to the bank.The S&P 500 grew 3 TIMES since 2015. Buying or even holding $O looks silly to me.

I have 1600 shares of O at just a smidge under 51. I bought heavily between 46-49 the day they announced that big merger a year ago and it cratered. My problem is that with 1600 shares, I feel that I’m fully invested in O. If there was another huge drop I might reconsider if I have any cash hanging around. But I’m very happy to collect my monthly dividend. I did nibble a bit more at DEA and CIO this morning. Blue tiger forever

@ I’m very glad that I have been buying it down here, cheap. I have been watching it for a long time and always wanted to initiate a position, but I either never had the cash on hand or it was doing very well. The stars have aligned lately. I sold some losers at the end of the year to harvest my tax losses to offset some gains I had elsewhere. It left me with cash just as REITs started turning lower over interest rate fears again. I’m hardly “all in” on it. But I’m nibbling here and there and particularly “painful” days. I think people are frightened of Elon musk and Trump doing something crazy. I’m thinking that they are both bonkers, but the rent is going to get paid. I doubt they will make much headway in cutting the size of the federal government. I’m going to keep buying as it’s still a very small position. Good luck to all 🤠

Any thoughts on Link Reit in Hong Kong? It is one of the largest reits in Asia, and is internally managed (unlike many other Reits in Asia which are externally managed) and is now trading at about 8% dividend yield.

I have been in O since around 5/2023, my original yield was 5.56%, dripping all divs, my share price is down 3.59%, so I believe I'm about 1 or 2% up?? But I'm happy to be buying shares at a discount with my drips. Retired at 62 w/pension, won't need dividend income anytime soon so it's working out ok for me to have low share price for a while to build shares owned fir future payouts. JA always is good, thanks!

Negative, when you account for inflation. When I see so many people holding onto these REITS after so many years of poor returns I'm convinced they just don't like making money. But rest assured, they'll turn around any day now.

@@lukeearthcrawler896suppose it depends on when you buy into it. I purchased in my basic account around 45 dollars but I also use my dividends for other stocks. The general idea is if Im tight on cash I can use those dividends to either keep investing in other stocks or feed myself if need be.

As a long-term user of Extra Space Storage I found that I was displeased about having my rent constantly raised to the point they were charging triple what I started with in about 7 years. I closed that and got a unit in the next suburb (10 mi away) for 4x the space for less money. I get profits need to climb but push your customers too far and they will leave. Mentioning this because it MAY be indicative of a corporate (not just location) behavior, and therefore is a profit risk due to customer loss.

I bought a number of REITs (NNN, VICI, ARE, O, MDV, EPRT, EPR, and ADC) back in late September after making a quick profit from many of those same REITs early in the summer. Not gonna lie - the losses now are discouraging... Would you recommend taking a loss and selling any of these right now and, if so, which ones? NNN and ARE (my biggest losers) are down 19.3% and 18.9% respectively, but none of them are doing well. Admittedly I am a fairly new investor and I am getting more and more concerned by the day. Any recommendations? I don't mind taking some losses but right now my total loss is over double the gains that I made back in July... 😔

Stocks for the win!! As a beginner investor, I used a few things to really help expand my knowledge of the stock market in a way that was pretty digestible for a new investor. I still reference it fairly often to get a quick overview of a stock to understand it's surface-level fundamentals by using an advisor, and I can't recommend that method of learning enough! I use Abigail Ann Ryan she is super helpful to a lot of beginners out there, thanks for sharing
