Absolutely, this has been a point I keep mentioning in many discussions with friends. Being flexible, i.e. moving out from country to the other loses to committing to one place if you want to invest (under a couple of assumptions). People end up comparing places in terms of pros and cons, similarly to buying a washing machine on a black Frida. Meanwhile, they forget completely about many hidden costs as well non-quantifiable things they could be having where they are right now. In short, a video about this would be great!

Yes, video on fexlibility costs would be nice. I tried to calculate it myself. I came up to a simplified solution that everything you pay to a bank after your loan (e.g., you borrow 10, but you have to pay to a bank 16, then it is 6) is your freedom/flexibility cost. The assumption here is that you are able to pay your dept during your lifetime. The ammount one be able to earn in a lifetime is working months multiplied by a savings/month. So for majority of us, there are two options - take a loan and lock yourself. Or do not take a loan and have the same ammount when you retire (after deducting the renting ammount). In first case - you have home (which studies show does not replace happynes). In second case - it is easier for you to relocate. It would be interesting to see your perspective :)

It is for in advance payments - real estate agent, notar, etc. it’s always at least 10% of the price of the property.
