You articulate very well when presenting the facts of these local communities. You have gained a subscriber. Keep up the good work. Also, quite fashionable and athletic on those tennis courts!

I live in Marietta. Very sugar-coated review. OP picks the two nicest areas in the county to live. Unless you have 1.2 million to spend on a home you don't want to live in Marietta. OP lives in East Cobb, The joke about East Cobb is that people who live there are snobs. East cobb snobs is what we call them. Everyone else is called least Cobb. Throw the property taxes are low comparatively to the Northeast. They keep raising them every year significantly. You get to pay for the new brave stadium and deal with all the traffic and shenanigans it brings. If you're not in the Marietta City or East Cobb The schools are garbage. Kennesaw mountain is really just a big hill. The battlefield Park is nice for a quick history lesson or a nice walk around. Same with the Chattahoochee River. However, the river is fairly polluted, sometimes it is closed. I agree with her analysis on Marietta square. It's a nice little area. Little Park, a few shops, a restaurant, and a theater. Parking can be a challenge. Realistic commute into Atlanta. Could be 30 minutes. Could be an hour and 30 minutes. Crime is out of control. Homeless has tripled in the last 9 months. Comparing city of Atlanta crime to Marietta crime is pretty disingenuous. It's like saying we have really bad crime but it's not quite as bad as the people down the street, we still have really bad crime. Basically, if you're rich and can afford to live in East Cobb, you'll probably be fine. Otherwise, Marietta is not for you. Every one of those houses she showed in the video or at least 800,000 to 900,000 houses probably over a million. None of the house is shown in this video were 600k houses. My understanding is op is a real estate agent. They want to sell you a house and get their commission. They'd like to sugarcoat the negatives. It's very important to keep things real and to be honest about what people could be getting themselves into. Overall, if you can afford to live in a nice area, it's probably just fine. But then again, if you can afford to live in a nice area anywhere, why would you pick Marietta. There's plenty of options out there. Make sure this is the right one for you.

The median sells price for Marietta is less than $500,000. There are plenty of areas where you can spend 500,000-$600k and get into a great school district. So I disagree with your comment that unless you have $1.2 million to spend on a home that you don’t want to live in Marietta. I also never heard of the Chattahoochee River being shut down. Anyone can go on their website and read the different bacteria and fecal counts in it but I’ve only known one time before Covid. That was so bad that they recommended people not get in it. I’ve never seen it shut down. And some of the houses in this video are in the 600,000s. I appreciate your comment

Its so expensive and crowded gridlock! Very very built up. Some people struggle to even turn out of their own streets from all the traffic. It think it was lovely and affordable 20 years ago but not so much now.

What I like about Marietta is how inclusive the city can be. Tons of events and celebration at the Square with different cultures and love for local businesses. I love that you can see your taxes improving where you live. My biggest con is that you truly can't experience the city to the fullest if you don't make at least $150K. All the shops, farmers market, restaurants, activities, and summer camps or sports for kids. So you may not see your neighbors for a while because we are all working ungodly hours or 2 jobs, unless your lucky enough to get an inheritance.

cost of living keeps rising for sure BUT as long as you don't have to have East Cobb or need to be within walking distance to the square I think there are good options for people making $75k-100k/year. I had a buyer recently who wanted to be near Lockheed and we were able to find several options under $400,000!

There are definitely properties in the city, near the Square, that are still affordable, but they are smaller properties. Some are even move in ready, others are fixer uppers but an even better deal for someone with some cash for renovations 🤷🏾‍♀️. But if you have it to spend there are plenty of properties that will take all of your money 😅.

i miss marrietta but my new city is way less trafic and less crowded and the homes cost way way less im in south ga on the alabama border now. entire city is like 1500 people lol

@@KellyCoHomesAtlanta ty for your video i lived all over marrieta moved there from south florida in like 1986 man it has changed still a great city from what i see. i lived off the square for a bit and in lake somerset off bob cox road for a bit

It’s really not. You head south from the square and you hit Smyrna, you head north and you hit Kennesaw, you head west you hit Mableton. Not sure what your point is 🤦
