This governor is sneaky. He doesn't care about the locals. If he did affordable housing would already be built. Can locals afford these homes in Kapalua? A one bedroom in Kapalua is $1,200 HOA a month. A Mortgage for a $1 million one bedroom condo over here at just 5% interest would be $5,368 a month. So you are telling me a local displaced family can afford a: Mortgage $5,368.00 HOA $1,200.00 Insurance for a one bedroom is $14,000 a year for this last year. So monthly $1,166.00 So just to stay here would be $7734.00 a month! Honestly the governor is being sneaky. He's pretending to be for the locals by doing away w short term rentals saying only long term rentals are allowed. But he knows that the owners will just keep it and stop renting it out. No one will rent long term to families for anything less than $7,000 a month or they will lose money. Not to mention the wear and tear. Not to mention it takes an act of Congress to evict someone.Not to mention the owners won't be able to enjoy their own home on vacations because someone is living there long term. Hello He knows that this will only attract the really rich who don't need the short term income. He comes out looking like a hero to the people while winking at the ultra rich. The locals need to demand affordable housing be built immediately. He knows you can't take someone's home and give it to a displaced local family. So he's playing a game with them. Sneaky guy. Now only the ultra rich whose mortgages are paid and don't need the income will buy these places and prices will actually go up.

Always appreciate your content. Unfortunately, it looks like the good old days of easy money are over for STR owners. The time has come for families to own owner-occupied properties on the island and for speculators looking for a cash cow of 2+ STRs to join the masses in unregulated counties on the mainland. Maui is just too special of a place where STR owners, local or not, are allowed to hoard properties for profit. Baby boomers that purchased pre-2019, I’m looking at you 😊

How can there not be a government fund to build non market rental housing , suitable for families, to support the backbone of the economy ? Killing the golden goose of tourism creates whole set of separate problems. The economy supports government services …..

Tom,unfortunately goverment officials don’t care if there isn’t an economy, they get pay their salaries anyways 🤬 We got to find a way for them to pay the price tougher with all of us, that’s the only way they’ll retract this insanity.
