My most important tip ..always go for basement plus ground option becz in future you can construct first floor ..whenever your finance allowed .plus first floor has more rental value then basement .

Extremely Wrong & Incorrect Calculation. You only mentioned the Covered area cost, what about the non-covered area like Car Porch requires tiles, cement & labor. The Total Cost is computed by adding both the Covered & non-covered area. Like in your example of 500(4500 sq ft) sq yards plot, the Covered area cost mentioned by you is 9300000 (3100 per square foot x 3000 covered area) For non-covered area, it is calculated 1550 per square foot x 1500 remaining non-covered area =2325000 So, total cost will be 93 (covered area cost) +23.25 (non-covered area cost) = 116.25 Lacs

These numbers are wildly inflated. You should be discussing the margins of the builder. Current Construction cost for a grey structure are around 73,00000Rs. For "A", quality finishing it is an additional 10,00000Rs. Its best you provide details of the profit margins of the builder also.
