As for the demographics, you’re looking at high-net-worth individuals, from business moguls to international investors-people who want both exclusivity and a prime location. As for the future value, it's hard to predict precisely, but Dubai’s property market has been strong, especially with the city’s rapid growth. Over 5 to 10 years, factors like economic conditions, location, and global demand will play a big role. In terms of taxes and fees, Dubai offers a tax-free lifestyle-there’s no property tax or capital gains tax, but there are one-time fees like the 4% Dubai Land Department fee upon purchase, and homeowners association fees will depend on the community.

Nice but on the other side there is already a construction site. Inside are many design mistakes: 6:40 and 30:55 who wants an open walk in closet where you always look at your clothes. There is a reason why wardrobes have doors. 9:50 too much is going on at the wall: brass, wood, leather, a mirror and all the stuff in the shelves. 27:30 and later: the corridors are super tight. 33:10 Lovely, the golf players can look in your bedroom. Lol.

The tones in the house are too dark, which makes the overall space even more closed, even though the space itself is too dark and insufficiently lit. The bathrooms are small, narrow, without windows, the first powder bathroom looks much bigger than most bathrooms (totally pointless). I do not understand the politics of architects and designers at all. They put a marble dining table worth 50 thousand euros, but they did not put smart toilets, bathtubs with a hydromassage function and shower heads with chromotherapy function in the bathrooms, which per piece cost 5-10x less than that table. Then, they put Quooker 4-in-1 sink mixer, instead of Gessi Vita all-in-one multifunctional sink mixer (but, Gessi costs 5-7 thousand euros per piece, while Quooker only costs 2 thousand euros per piece, they save money, very smart decision!) Then, there no Scanomat TopBrewer in the kitchen or bar area. Then, they put there too small TV screens, instead of a 100+ inch TV screens. Then, they put cheap Harrows dart board cabinet of 95 euros, instead one of Vismara models wich cost 8-9 thousand euros. Then, they put some Riley England billiard model (Riley models cost 4-12 thousand euros), instead some of luxury models such as (Cavicchi, Vismara, Teckell or Impatia, wich cost 50+ thousand euros per piece). For example, Cavicchi model Sinfonia costs 400+ thousand euros and it's completely hand made. Then, outside there are no showers with chromotherapy function (for example Gessi). Then, they did a hair salon next to the entertainment area, which should be in another part of the house (also totally pointless). Then, they could have made a better chef's kitchen, full equipped with Gaggenau appliances and chosen a Boffi or Bolthaup kitchen model. Then, outside there are no C Seed MicroLED outdoor folding tv screen (you saw one such a model in 60 milion house, which you presented). All in all, that it's a half-furnished house for the 34 milion. The 52 million BCI house is still the best one, even though it doesn't have all the appliances of the new series or all the technological solutions either.
