having the water treated before it even enters your property serves an additional purpose. the water here in Vegas is super tough on appliances and fixtures and the plumbing. i'd imagine it would be a great investment if you own the home 20+ years and can reduce the amount of headaches caused by the water.

My house has only 2 bedrooms which are occupied & we never let anyone stay over- even family from Romania. The fans are used when a room's diffusers don’t have the correct throw-length and therefore need help mixing the air, they are not used to give a wind feeling unless you don’t have A/C and low ceilings. Throw-length can be a problem with very high ceilings if you have the diffusers in the ceiling. For 32-5 million, you would expect them to be able to afford an engineer that can calculate the needed throw-length and by that determine the needed diffusers or jet nozzles if a very long throw length is needed.

An acoustics engineer may have been involved. It's really easy to get the right throw in a high school gymnasium, or a mall atrium, or a convention center, because the noise threshold is so high. But this is a home, a home with almost no soft surfaces, so achieving a low threshold when it is empty would not be easy. Plus vegas is a heating climate at night 12 months a year so the temperature differential that works for you with AC works against you with heat.

Dear Arvin! You didn't even notice the elephant in the middle of the room! The house looks like this for two reasons: - Those who built the house simply stole the VIP area from some airport, with furniture and leftovers of food. Then they simply covered everything with this gray tile so that no one would suspect them. - This is the house of a mafia killer! People are killed here! You praised the car elevator that lifts the car into the bedroom, but you didn't notice, and this is very important, that there is NO RAILING in the floor around the elevator opening! You just push the dude in there, and that's it! The stainless steel bathtub is designed for cutting up corpses. It has no other use! And the nondescript gray tile is just perfect! It is easy to replace and hide traces of a shootout. Dry cleaning is needed to remove blood stains and it is exactly where it is most convenient to use if you are engaged in private killing as a business! I wouldn't buy this house!

I just repaired a small landslide at our camp and it was crazy expensive - but it also took a ton of room for the machines to access from the top. I don’t know if that hill is really sliding, but it is what ours looked like before it went. There’s no room between the house and the hill for an excavator to cut its way down. Love these videos - even though the properties are well outside my snack bracket. I’d love to see some Hawaiian style houses featured.

I live close to this house in Vegas and have a pool. YES! Any metal in direct sunlight not underwater will burn you in a second. All around town shop owners put rubber or silicon covers over their metal door handles because they get too hot in the sunlight to touch and oped in the doors. Any metal pool hand railings also need to be covered or the hand rails are too hot to touch and use.

Watching Enes helps me understand how to present something less appealing as something decent, and also refine my speech so I can say what someone "who can benefit me" would want to hear, rather than just speaking my mind. On the other hand, hearing Arvin makes me feel sane. Before discovering Arvin, I often noticed Enes praising properties I thought were garbage, and I could spot hundreds, if not thousands, of flaws. That's why I connect with Arvin. Arvin teaches me more about what makes a house truly great and how to spot flaws quickly, with insights that align with an expert's perspective. I'm just someone who has seen a lot of luxury homes, so I can usually tell the difference between a well-done project and one that's half-hearted-but sometimes I struggle to articulate why something feels off. I honestly watch both channels-first Enes, then Arvin. Enes helps me learn how to sell something effectively, even if it's not perfect, while Arvin helps me understand those imperfections so I know what to downplay and what to address more openly.

The house is extremely busy and reminds me of Minecraft! It has a couple cool features. What I personally absolutely don’t like, is a (primary) bedroom where the bed is basically in the middle of the room, surrounded by glass/windows. It feels “insecure”. I also noticed the electronics/servers being in that one laundry room, right beside the washing machines! In my opinion not a good choice. Great, fun video as always from you! Best wishes

Scariest part of this house is it looks like the bank at the back of the house is eroding and the whole house will collapse into the gully shortly. I think you touched on many valid points, but one that I thing should be emphasized is your critique of Enes comment that the rock & wood combination "looks so natural" and, to your point it didn't as wood and stone doesn't combine in nature in such a fashion. I think that is very important as, obviously, the goal with the different natural materials was to provide a more natural, calming feel and, in this case, it won't won't as (at least subconsciously) it doesn't give you that feeling. Instead it will likely have the opposite effect as your brain knows that something isn't right - the awkward angle of the wood even amplifies that. There is little to nothing in the home that conveys warmth or comfort. I think that this was definitely a home-owner designed interior decorating scheme as I can't evnsion a designer making it this cold and awkward. The stainless steel bathtub is iconic of this whole lack of warmth throughout the home. Who wants to use a stainless steel tub? The whole "home" just feels sterile and uninviting. There is nothing here that feels like a home. And why are breaker panels and lighting control racks/servers exposed in areas like the laundry? Why are they no isolated to a utility room?

The fan is the most energy conscious and quietest way to get the air circulation to prevent stratification in the foyer. Despite the daytime heat vegas is a heating climate 12 months out of the year, and with those huge windows those large rooms can get cold even in July and August. A large ceiling fan silently stirs the air in the room (well it's not silent but it's at a pitch humans can't hear, if you have pet fish or birds they can hear it). If you try and stratify the room air with an air handler chances are good that the volume of air needed to fix the problem will cause whistling at the registers like what you hear when you're in a highschool gymnasium without any people in it.

Two of our vacation rental properties have movies theaters. One’s on the main floor and the other’s is downstairs. We spend more time at the latter property in general (better located, prettier) but we almost never use the movie theater there. Only because it’s down a flight of stairs. The former property we use the movie theater EVERY TIME. Fantastic (and spot on) observation about the movies theaters.

how do you get the lost golf balls back from the bottom of the cliff, your not getting over the fence. While your there you can pick the swimming pool back up. The plastic lit stairs look like they should play a tune when you walk up them.

If you look at the garage, you see a Raiders mat. The person who commissioned this house is probably a Raiders executive, hence all the black, white and grey finishes. Not saying it's wise if you're looking to sell, but it would explain their thought process.

Missed the trip hazard in the primary bedroom. the raised platform that the bed rests upon. Look just how close the Corvette's rear bumper to the pit wall, car stops are required. The primary water closet toilet still had the pink retail sticker on the lid.

Heyyy solar industry here!! Yeah, that's definitely enough to off-grid that house. A 4-person family on average uses (with a pool), with 2500 sqf, about 25-30 panels. Without a pool, 8-10 with 2 batteries can take it off grid.

Like many that have already commented it has a very commercial or government office building feel. It would make a nice public library though with all that glass and natural light. But there are just too many large expanses of nothing that no amount of furnishings or works of art will make it feel like a home. The golf green? Something people will play a few times until the novelty wears thin and it's ignored.

I would like to ask what to think of these houses, built without taking into account the market, the target audience, or the land (notably in Beverly Hills), which require enormous financial or natural resources, significant leveling of the terrain, and the destruction of natural spaces and biodiversity, all for them to never be sold. All of this so that these projects remain costly for the developer, without the slightest significant economic impact on the community in which they are built. I believe that construction regulations should be much stricter to prevent such financial and ecological waste, especially in our current era.

@5:21 I’ve done this trick myself many of times. Using a telephone lens, zooming way in on the backdrop in this case the city making it look way closer while the objects in the foreground stay the same size - basic physics.

Having the fans is probably the ONLY way the Solar Panels can effectively power the entire house. A/C would drain the power so much faster. Only reason I can see of having that many ceiling fans.

This plot and mansion had such potential for greatness. The minigolf, game room, cinema, your own ice cream machine, all on the same story and easy to reach. 12 year old me would've killed to have this, and i still might. But the materials and furniture are so distasteful. I actually love the idea of different themes for different stories of the house. But then stay consistent. Have a bar in Kentucky/medival style. But then have the game room next to it in a similar style. Or have an actual Vegas theme, your own Casino room and bar. And a wellness center with gym, ffs!

The guy who built this place was obviously a big drinker so he made a big display of his bottle collection right by the front door. This would only appeal to other big drinkers. As not a big drinker, that would be very awkward as I wouldn't want to assemble a collection.

Arvin, yes, you do need ceiling fans inside in Vegas especially with high ceilings. Yes, there is AC inside, but you need air circulation. It significantly helps manage room temperatures and reduce the electricity bills. But some of the ceiling fans are too small for the rooms and don’t have enough blades. Ceiling fans help balance room temperatures better so some rooms won’t be hot while others are freezing. Rooms with windows will be much hotter than rooms without windows. No, you don’t need outside fans. You can, but they are not going to be used much. Blowing 120° air around is not refreshing. You just want to be in the shade. The shade can be 20° cooler than the sun and on many days be fine. Most people out here get MISTERS to cool off on those super hot days when they want to sit outside. Also, that mansion is on the side of the mountain which gets a lot of wind and breezes. This house will never need outside fans. Maybe if it was in the valley but this one is on the side of the mountain. It gets a ton, too much, wind.

FACT CHECK: my cousin was the interior designer! It’s true she left rehab way too early to work on this property & the money the developer gave her to buy furniture she bought crack with it. There was just enough money left over to buy furniture from Big Lots. But she’s a proud graduate of Podunk Hillbilly Interior Design School. The poor girl did her best.

So agree with you. Where the climbing wall courtyard with the plants are should have been the spa, massage, sauna, cold plunge pool, red light therapy room, body sculpture booth, tanning bed, and a couple heated hydro massage loungers. And right with the juice bar. 🦋
