Understandable. Blue Heron offers that option, but it is quite expensive to have all vents be linear slot diffusers.

If you put a TV on top of the electric fireplace, wont the TV be damaged by the heat?

Valid point but these DaVinci fireplaces have a heat exchanger that is designed to deliver the heat back into the room rather than just rise towards your TV.

Since its build is 2024 were planes grandfathered in for a bigger pool than 600 sqft?

Good question but unfortunately it is not. The plans had to be submitted and accepted by the county before the official change.

Home has been on market off and on since 2023 (see prior listings) - but the 600 sq ft limitation was put in so have come up with creative ways to fill out rest of backyard and shading (lots of direct sunlight with no mature landscaping) if that is allowed by the HOA

@@gregheard6024 The home didn't officially close and receive the certificate of occupancy until 2024. Blue Heron allowed the homeowners to list the home prior to closing on their home.
