This apartment isn’t “on Central Park”. Penultimate means “next to last”. Ryan’s very entertaining, but only because it’s like watching a used car salesman overselling the features of a new Bentley. That keeps me watching videos, though. 😄 No one can argue this man’s discipline and drive for success.

I noticed you first said terrace was 100+ feet wide and then properly stated its length. I am always extremely puzzled when architects design a terrace, especially in a premium apartment like this and make it so narrow you can’t even put a bistro table and chairs. So the coffee with a view you mentioned, would be standing up? Didn’t see any larger outdoor space for a dining table or lounge chairs, etc. ?

You need boots to listen to this guy. Seriously, though, I have a lot of respect for how much information Ryan learns about his properties. Not just the usual realtor babble. This home is actually very nice, and hyperbole aside it actually would function well as a family home.

At this price point it's common for owners to gut even new builds and replace them with the exact finishes the owner wants. The interiors they have now are just to help potential buyers get a sense of space/ layout.

Ryan has a habit of misusing the word “penultimate” when he actually means “ultimate”. Someone should tell him “penultimate” means “next to last”, not something superior to “ultimate”.

Skyscraper apartments are overpriced, considering you don't get your own private gym, spa, pool and even a home theatre. It's just better to live just outside of the city to buy a minimum of 1 acre lot home that's around 10k square feet, that has it all. Than just looking out of the window and seeing views of buildings everywhere. It's better to be further away and have the great views of the city at the edge of your home. Like coastal homes on kings point, sands point or great neck. You're able to see the city but you also have the land to go outside and enjoy your lot area and also have it all within the home, rather than share a gym or pool

Who in their right mind will spend 38M$ on this. It's an insane amount of money that you will never get back and not to mention the property taxes and maintenance every single year for the rest of your life. I mean its a nice apartment but the price just ruins it.
