The usual transfer window is 2-4 months, depending on the municipality and backlog.

Banks are risk management institutions, if you can show that you are a low risk applicant, they will be more negotiable on terms. For instance, in the beginning I struggled to get good finance, but now that I have a cashflow business with lots of assets, the banks are much more eager to loan me money at competitive terms. Property is a long game bro!

Hi Laurens. I'm a buyer 2months in a middle of a transfer process and is held up on my side with payments due for transfer and bond registration cost. What's the risk? In your case was the bank still okay for 9 months without asking you re apply for bond?

Why are you not paying the fees? If you as the buyer are defaulting then there is risk that the deal falls through and you will have to pay damages. Get on that payment ASAP!

So during this process were you able to put in students or you had to wait for that 9 months before you could use the property for business?

We arranged early occupation, so we could already start placing students.

Do you mean how does transfers happen overseas? - I don't know as I don't invest overseas. OR How does the transfer differ for a person investing in SA from overseas? - there shouldn't be any difference.

Im intrrested in a property in pe that has good cashflow, ut is also student accomodation but it isin a bàd neighborhood. Ive been advised by family that the crime rate/ break in ns are high in this area. Is it still worth it?
