Scott Collins, Project Executive of Construction at Bedrock Real Estate Services spoke about how property managers and owners transform buildings through technology at The Buildings Show 2015.
Real estate owners, managers and operators are facing accelerated and unprecedented changes in the buildings they manage as they begin the journey of transforming them into smarter, higher performance and intelligent buildings. The focus is turning conventional properties into safe, energy efficient, lower operating cost properties that contribute to a comfortable, sustainable environment and deliver significant ROI.
Revitalization begins by monitoring existing building systems to determine their operational efficiency. Data provides the tools required to inform which modifications need to be made in order to improve building energy efficiency. Scott recommends that property managers and owners start by pulling information from those systems in real time.
Upgrading existing systems can positively impact the bottom line. True cost cuts per square footage can only be determined as operators pinpoint potential areas for continuous improvement.
For property managers and owners with a more limited budget, Scott suggests analyzing the data they can pull from their existing systems. Identify ‘pain points’ and to focus on improving those issues within a smart building context too identify ways to save energy, time and money.
