I think part of the value of this house, beyond the smaller profit, is an increase in your reputation for putting out a quality product. It was a stunning improvement.

Terrific remodel. As a person who lives in this neighborhood and has visited most of the open houses here, you made the right upgrade decisions. I have seen so many houses, including mine, with a useless vanity area in the primary bathroom. Great job.

Watched several of your videos back to back now- the amount of strategy, effort, and love you put into each project is so impressive! I don't live in San Francisco any longer but I feel empowered whenever I discover a female entrepreneur from the bay area. Best wishes for your journey onwards!

Absolutely beautiful as always. The house looks so bright and livable. My opinion as a person who grew up in San Jose in the 60s-70s. I like that you left the high, small window in the dining room. Those windows were so typical for the houses from that era. I think it fits with your remodel and is a bit of a nostalgic throwback .

Hi Elisa, can you consider to make some videos talking about your BRRRR portfolio and how you would approach renovate your own rental properties? I think the strategies would be different and how you do your decision-making about where to spend $$$ for the most important repairs/remodel for rental properties. Thanks!

Another great and thoughtful reno! Probably time to bring on a project manager to your team. Might be doing a few too many flips at a time for one person if you didn’t catch the dining window until it was too late.

It looks really, really nice!!! Maybe one of those glass-iron-wall/doors would be great for the office den, those are expensive tho... The bedroom downstairs is a great addition, can be used for an older child, or maybe for an in-law, or as a guest bedroom... or even as an office for your own business with clients are coming in through the slider, or a craft room or fitness room.... so many options!

Beautiful as always, Elisa! My one small critique: I really wish you hadn't decided to get rid of the handrail along the staircase out front! Specifically, not replacing the old one with a new one! I, and as I'm sure many others, have family members who are perhaps elderly, or have trouble with mobility, so having a handrail is really necessary for them. Something to consider for the future!

It might not be allowed, but if the lower level tv console and door to the bedroom can switch location, if will be much more useful because the tv can align with the couch.

Really beautiful as usual. thanks for all your inspiration and ideas. We are remodeling in our home, and this makes me feel good about the hardwood floors we have selected. As for the den and privacy, a buyer could add a free-standing screen if they wanted to. Adding that little nook in the basement opens the options for how a homeowner can use the lower level.

Hey Elisa, great video like always. I love watching you turn a dated eyesore into the nicest house on the block. I'm always so appreciative of the service you do for everyone - giving contractors jobs, bringing up the home values for the entire neighborhood, and of course the lucky family that gets to enjoy living in this home. Especially on houses like these, where the return margin wasn't quite what you hoped, at least you can be proud thinking of all the people you helped in this process!

Hey Elisa., love all the content and all the clear details about the construction. I’m working on flipping houses and the numbers being really hard and I’m kind of feeling it’s really big risk for small profit at this time. You bought the house for $2.1M and spend $200k on the construction. Total $2.3M. The closing cost (6%) - around $170k including staging. The hard cash interest for 1 year - $230k with only 10% interest. It’s already $2.7M. I’m trying to understand the numbers. Looks like the interest on hard cash and closing costs are adding almost 15-20% for the project when you holding for almost year.Is there any way you can provide more detail about numbers in your next videos so that we learn better about closing costs and hard cash interests. Thank you so much for all your information I learn a lot and just need info on numbers.
