That drives me nuts with a fake balcony or waste of space. Why go to all the effort of putting a balcony on your house if it isn't usable? Same with fake dormers.

You could have done a main bedroom downstairs where the office rooms are. I’m a real estate agent and a lot of people are looking for first floor main bedrooms now. That way, you’d still have the four bedrooms.

It’s great! My shed has been completed and it turned out nice looking and sturdy and it is way better than the sheds that many of my neighbors had put up. Of course, I'm pleased with the outcome and this Ryan’s kzbin.infoUgkxGZedDTcDfgD7fG_uU4esfx_EgxzlY2_1 Plans was extremely useful to me as a guide.

Looks beautiful. I don’t like closing off the kitchen from the other side of the house. Really blocks off the flow, specially since it’s just a blank wall in the kitchen. If I bought the house first thing I would do is create an opening between those two rooms.

i dont like the choice either, unless they wanted to make it into bedrooms, mothe-in-law swuite with bathroom, etc. i dont like it. but as is i think it is large for a bedroom, they have a bonus room outside so its just a weird extra room thats too large for a bedroom and cuts off flow. guess its a nice family room/playroom, etc. But again, i agree and would have liked to keep the flow

The kitchen is so small/not much storage space. I would add a door at the back of the kitchen, then you have a walk-in pantry/storage area.

Agree. The room on the other side of the kitchen is the formal dinning room that now doesn't have access from the kitchen.

Also, I would have moved the ensuite bathroom to where you put the closet. A bathroom flooded with natural light is luxury, and the closet in the space of the bathroom would have been nice and even could have opened a window in the back wall too. I know this would have been more expensive, but it would scream high end much more

And clothing hangig in this light flooded closet will discolour and fade pretty fast. You would have to install blackout shades and have them closed all the time - so no real value to having the windows in the closet.

Windows in the closet have a huge possibility of causing fading and sun damage to clothing especially in the areas where the clothes hang on the hangers. You will get drastically faded strips across the shoulders of everything the sunlight hits.

Great Job! A couple of things I would have done different. 1. Not close off the kitchen. 2. Extended the kitchen (it’s a little small for that size house) 3. Added a bathroom (if possible) to the outdoor bonus room. Now you have potential AirBnB. 4. Tile in the Master Bath.

Agree closing off the kitchen was a mistake. There was plenty room to put in a pantry and coffee bar and definitely more cabinetry.

Oh yaaaaay, another black and white one. House was way cooler before lol. I totally would have kept the wallpaper. The shutters are too small!! But the new stairs/bedroom layout was a good call.

I mean a little harsh 😂 But I do think it would be great to keep some of the vibe from the era that these houses are built. I know they’re flipping houses to appeal to most people possible, but it would be cool to see a video where they take a house like this and keep (or replace) some of its original personality.

I am an architect and the tiny shutters triggered me. Lol. Just a pet peeve of mine but it happens all the time. And I agree, you have to play into the original architecture of the house, not just slap some white paint on it and make it look farmhouse, which is a dying trend anyways. And that can be done while still remaining neutral enough to get a buyer. Just something that gets lost with flippers unfortunately since their main goal is profit.

This one is a bit of a miss for me. I would have shifted the kitchen into that "playroom" and extended into the existing kitchen space. Then dining room in the office and living room as is. Move powder room to beside the garage and laundry there and completely rework the entry. Open stringer stairs so you have sight lines straight through.

Loved the original style of this home. Would have loved to see some of that 60s style incorporated back into the home. Also, I think you should have kept that kitchen door, especially since you mentioned a formal dining room nearby.

The microwave looking oven in the original kitchen is a European style built in wall oven. Default setup in high-end houses and flats all around Europe. More convenient than the free standing range that is standard in the US (no bending, easier cleaning around the oven). Maybe the previous owners had Europeran origin? The custom homes in my area 90 minutes from Austin all have separate cooktops and wall ovens as well as built in microwaves. Unfortunately, what passes for custom now is what the home in the video has become with features of tract homes being marketed as custom with white walls, white counters, cheaper kitchen appliances. New builds in neighborhoods are marketed as custom with all having the same color roof, only a few floor plans but they allow people to choose their floor coloring. It’s sad that the homes all look alike because they use the same MDF cabinets and bland color scheme.

Not to be a jerk or anything, but the staging in the LR overdoes the black and white. B&W rug, b&w cushions, b&w wall art, etc. I like black and white - but it could be a bit more subtle.

Beautiful job! But I wouldn't have closed off that door in the kitchen. It would have been better to knock out that whole wall and make the kitchen larger, or if that's not possible, make it into a walk-in butlers pantry. The room to the right of the front door I would have at least added a coat closet/storage closet.

Awesome build I would have moved the primary sweet downstairs and got rid of one of these living rooms that way you keep all 4 bedrooms and add one to the first floor

I agree, also I think they could have changed one of the two front bedrooms into an upstairs den and the other front bedroom into an office. I would have taken the other back bedroom and made the other bathroom it's ensuite.

Those kitchen cabinets are exactly what was in my mom and dads kitchen my nephew lives there now they framed and painted them white and put black hardware they look great!

I don't know how I feel about taking a 60s time capsule and just making a completely modern house out of it, with 0 60s inspiration. Retro homes are very in so it's not better off being modern.

I thought the house looked strange because it needed something between the two windows upstairs. Our eye likes things in odd numbers (threes) and the spot between the 2 upstairs windows look very big and blank.

Original layout was very 1960's. The paneled room was the den, leading to the breakfast room. The other side was the formal living room and formal dining room. Smart move taking in one of the upstairs rooms to make that main suite. Most families don't need 4 bedrooms these days if they have other bonus areas. And most don't need both a den and a formal living room. That outside room would make a great exercise/yoga room. It would have cost too much to try and make the formal living and dining areas into a main suite. You would have to break into the slab for plumbing.

I would however enjoy the vids much more if you dropped the "Let's make fun of and criticize the stupid previous owners." It would work fine to simply note where upgrades are needed. We all get it.

I 100% agree I’ve gone through some of their videos and they have so many comments like this and still are constantly are making fun of the previous owners and the people who designed and built the house. like there’s no need for that negativity it doesn’t add anything to the videos it’s completely unnecessary and disrespectful!

I don’t like having windows in closets as clothes will fade. You will be trying to block off the sunlight and just becomes a nuisance. Some things just aren’t practical, like a wood floor adjacent to the sink and shower. Large mats will have to be placed there in order to collect the drips to protect the wood, so the floor is going to be hidden.

I recently saw a video where a guy sprayed some dead grass green and it looked amazing. I never knew grass paint was a thing but apparently it is and I think it would work really well for your projects.

I had to laugh at the old wallpaper. The house we had in Arlington was built in 1968. When I re-did the bathrooms I found wallpaper like that hidden behind the medicine cabinet in the walls. You are right about insulation, luckily the previous owners put in some, but the exterior walls didn’t have much if any. Like what you did, but I do agree with another commenter, the Master could have been brought down stairs. Having a master on the ground floor is important for those of us who were born in the 70’s😁

1) Feng shui can't even with stairs straight in front of the main entry door. 2) I didn't like that they close off the kitchen. I just wish they just extend the kitchen from that small room. Cut small space in front of the kitchen to give the dinning area a bigger space. 3) I'm still off from the shared backroom upstairs. The orientation of that door is a waste of space.

formal spaces along with informal ones used to be very common. Company would go to the formal living and dining area, where the family would have used the "den" and breakfast room.

Nice flip! But I think you missed an opportunity with that downstairs "formal" living space. You could have turned that into another master bedroom with an on-suite bathroom in that back area. The plumbing was just on the other side of that wall. And you would have had a 4 bedroom 3.5 bath home which would have commanded more money. That second master bedroom down stairs could have been a very nice guest bedroom. And I am sure that would have been an upgrade in that neighborhood. Cheers!

Always lean and positive improvements. A flipper couldn’t put money into a custom door so your solution had merit. But... an offset door or two smaller front French doors would have been my answer for the front stairs. Or even leave the door as is and make a built in bookcase in the bottom of the stairs to give it visual appeal. The original had far better Feng shui. Now all the energy just flows straight up the stairs. Cant do it all in a flip though.

Great job as usual on your flip. I have a couple of comments/ observations. Why not use a darker grout with the slate? Why not turn the main floor closet door towards the front door instead of leaving it to face the sitting room? Thanks

I grew up in that neighborhood (6507) and I think that layout was one of the worst I ever saw. I might have go to drive up and down the streets and see if I can fine it.

Ohhhhh that was inspiring. My ex is still living in the house that we purchased 25 years ago, and it’s classic 1960s exactly like this is classic. Stuck in the 60s just plain awful walking into dreadfulness& vice. You really did it. Thank you you helped me have hope for taking over that house somehow. He is letting it decay around his ears, nose, throat, and toes as he stays the at the computer and watches his cats

Closing the kitchen was a bad idea. I would’ve opened it up and expanded the kitchen all the way through. That’s such a tiny kitchen for the size of that house. Love the bathrooms though except I don’t like extending the wood floors into the bathrooms.

I love watching your home transformations - from an interior design point of view, most of the time I see elements that make me cringe a little, usually related to a lack of continuity on colors or materials throughout the project, which is fine for the average homeowner - I personally think that if you are flipping a house and spending all that money maybe having some professional design advice is worth it. The main interior design correction I would do is to avoid mixing French doors and modern sliding doors. The exterior of the house needs help, the new style is all over the place with the wrong mix of warm and cool tones from the roof shingles, the yellowish shutters, and the light gray used as an accent (which wasn't used again inside the house - lack of flow). Pavers and sconces scream modern/contemporary, while the shutters (that are from the 16th century) scream "rustic" contradicting the intention of bringing the home style to the "21 century". Lastly, avoid hanging anything above the window/door lintel, this applies for the exterior and interior with a few exceptions (like window treatments), there's plenty of space on either side of the door for that house number plaque. Very entertaining video, the kitchen and the floor used were my favorite changes.

Very light and airy! With all the work that went into the showers, just one fixed shower head? I also don't really get the wood floor outside the shower, probably the most likely place in the house to get water damage. The repurposing of space makes sense except I would have kept the flow of the stairs as it was. The front of the house I just.. won't say anything about. The kitchen looks great, though!

I'm not one for a bathroom in the living room, especially so close to the dining area. It can get pretty uncomfortable. Maybe flipping rooms around, using what would be the "casual" living room as a study, play room, or craft area, and what would be the office (or "formal living room") as the main living area, and the smaller room as dining would be the way to go. Really like the outdoor room, which would make an excellent office or teen "hang out" area. The upstairs was amazing, and I really loved the materials and colors used in this renovation.

I really don't think the layout is much better after. Maybe as european I will never understand who needs a master bedroom that is 1/3 of the size of the house. It is gigantic and the bed makes it look super empty and weird.

I think there was a missed opportunity to put the 4th bedroom back in by making that unused side of the main floor into a bedroom with in suite bath and instead of completely closing off that (now) blank kitchen wall a walk in pantry.

I personally would have dug into one of the 2 living rooms to reconfigure the stairs instead of just shoving them back... That bit of claustrophobia just as you walk in is very off putting... And then turned that cut into living room into a downstairs bedroom... Maybe even expanding that little powder room into a full bath... Or even more simpler, moved the front door so you arent walking straight into the stairs... The upstairs primary suite was so wrong and backwards... I would have switched the bathroom and closet...

I’m not feeling this house. From the awkward kitchen, tight stairwells, the full bath upstairs is tight and weird layout, plus laundry is outside in the shed. The kitchen should’ve been moved to where the two bonus rooms downstairs are and move the half bath back to where the kitchen is. This would’ve gave more room to push the stairs back. Now the the half bath is moved to back of the house (where the kitchen is now) would’ve maid a small laundry room on the other side. The upstairs bathroom needed a new layout period. Even if that means adding beams or what not

When i wash my hands or shower, i get water on the floor... water proof flooring everywhere in bathrooms.

The house design is beautiful. I was kinda hoping for a mid century style though! to embrace the former style but update it into todays time.

I love everything... BUT! I'm disappointed you did not connect the driveway to the front door, and the master bath is beautiful but it looks so weird to have that black tile only in the cubby with the toilet, rather than throughout the whole bathroom

Yall did a great job with the layout! I'm also super appreciative of the green and grey and cedar bits throughout the house! What a shame that the housing market didn't let you all sell the house for more. I think it's one of the better ones you guys have done!

Loved the color choices but I would’ve actually made the two downstairs room as a master bedroom + on suite. Gives more privacy to the parents.

Can someone please tell me what is going on with the trend of Not putting a tub in the master bathroom anymore, only a shower? I would never buy, or live in, a home with no master bathtub. In fact, I'm redoing my own bathroom now and just replaced the shallow, 1970's tub with the deepest tub I could get on the market. I cannot imagine living in a home without it. I do not understand the trend. I "got" the open floor plan, even though I don't like it, but no bath? No way.

Totally agree. My 1980's home has a garden tub and it's one of my favorite features of the house.

@@gingermonette7455 Right! There is nothing more relaxing than a hot bath, esp with some bubbles or salts when you're sore or not feeling well. Showers are fine, but a bath is a self-care necessity

The house looks very standard grade and not high end for the price point. It is very blend. Would have done differently on the kitchen layout
