Couldn’t believe Leander prices were up there with round rocks when looking two months back. Considering the schools are still playing catch up with their boom and there is little businesses traction. The lagoon and north line are still in that “one day” discussion. Being that close to the hill country was SUPER compelling and I get that but with the distance from downtown and it being it’s own little pocket tucked away from everything, we weren’t convinced to spend the same there as we did 5 mins from downtown round rock, 20 mins from downtown. Just can’t justify it. 50k less sure but not on par

This is certainly an interesting assessment. I think if you're close to Apple or like you said, "views" or possibly need access to a train, those along with taxes can be part of the reason. Tax rates in RR are either much lower, or much higher.

Everyone shops differently. Taxes and utilities were…. Of the discussion for us but we’re like a flock of squirrels. We were sold on where it’s happening, where’s community, water parks, trails, active parks and rec. can’t go wrong in any Austin burb. Leander, RR, Georgetown, they’re all amazing

Yes, everywhere has something incredible to offer. Right now, if you're able to get to the city in under an hour... In the next 10 years you'll likely be in a great spot.

I really enjoyed this video!! As a native Austinite that has been living in Leander for the past 7 years it’s still crazy to see these prices. Also, I think the lake you are looking at by the third house is part of Lakewood Park (which is amazing!!) The future Leander lagoon will be further up 183-A past 2243.

Thank you so much for this video! I love this area. My neighborhood in Block House Creek has many limestone covered homes, low-cost HOA with great amenities plus near the transit train. I love it, but never got to live in it as family wooed me to Florida. It has always gotten renters fast, due to the great school district. Waiting until 2022 to sell it as we have been having lots of medical problems 😢 this year. I hope the market stays as profitable as it has been through Jan-May 2022. Do you have any opinions on that, Ian?

Leander's utility is very expensive. For 2 people and keeping my lawn from burning, my water bill was around $160 on average. And that's for 2 frugal people that minimize water and electrical use. Moreover, Leander's infrastructure is very very behind, specifically water supply. Whoever is the city engineer did not properly accommodate for growth or didn't diligently oversee infrastructure projects. I just moved in to Travisso and there is a slew of homeowners having constant power, water supply and drainage issues. Coming from Austin, Leander city gov, builders, contractors, etc seem relatively less competent. Hopefully that changes in the future as Leander continues to grow. I just hope the city can keep up with the growth; possible they bit off more than they can chew. If they're willing to take in all this new revenue, they need to competently accommodate the growth.

You're preaching to the Realtor. Absolutely, the infrastructure in most of CTX could stand improvement other than some pockets like Whisper Valley or Easton Park or any well planned master community. With the amount of money coming in, should be incredible improvement over the next 5 years.
