@@7daytheory110 Ehh we'll see thats why I said summer 2021. Let the goverment figure all this shit out for another 6 months. Biden will take the presidency but the senate is controlled by the right as well as the SCOTUS. So Biden shouldn't be able to do much. Its mostly a state/county/city thing as well I believe. So the coastal more urban type of cities will probably have higher restrictions due to population density. The more rural /less populated should have less restrictions.

The more and more I watch Ben's videos the more and more I see why he's got the money and success that he's got. There's nothing I love more than someone who pays attention to DETAIL! Love how Ben keeps pointing out the little things that need to be corrected, that most people would overlook. It's the little things that can end up making a big difference, super underrated! I'm an electrician that has to deal with sloppy apprentices and coworkers and it seams like most don't really understand or maybe don't care enough about pride of work and how at the end of the day the little things can make the biggest impacts. A great manager/boss would be all over that sort of stuff, just like Ben is. That's why he's in the position he's in, he's smart enough to realize right from wrong and has enough commonsense to pick up on all of these things and act on it. Keep doing your thing Ben, owners like you will be able to dig themselves out of the 2020 pit. Keep up the great work, keep being an inspiration and roll model for people to learn and grow from. Getting nothing but support from me. If I ever end up going down to Florida, I'll end up staying at one of your places and supporting you 100%.

Depending on how bad you are bleeding, you should put out an offer saying "Free Matched Stays", stay a month, get a month free. Pay for a year, get a year free. This will bring in immediate capital and is effectively the same as offering 50% off the duration of stay, just framed differently so that people think they're getting extra time for free. Set a time constraint so people must book this deal within the next 30 days as a holiday special or else they will lose out. This time constraint will force people to act quick, and travel blogs will pick this deal up because they want to stay on top of hot or exclusive deals, and that will bring you free advertising and traffic to your site (online and off). Depending on your operating costs, you could make it so that a requirement of receiving this Free Matched Stay is to put up 75% or 100% of the capital at the time the space is reserved -- this will allow you to pay the banks their minimums, your staff their expectations, and remain afloat, leaving you to come out ahead while everyone else dies off. No reason you should die off, that is a beautiful property that looks to be well maintained. EDIT: Better full at half price, than empty at full price. lol "Living For Sale" title
@omatomatom
@omatomatom 3 жыл бұрын

These are good ideas but wait till you get someone you pays one month stays for 2 an more months without paying an refusing to leave now he has to get evictions an that’s expensive but he trying
@viksra
@viksra 3 жыл бұрын
@@omatomatom You would not lose money and here's why: You are having guests book their stay, let's say for the month of January, and then providing them a back-to-back reserved stay "free" for the month of February. So the terms of the "Free Matched Stay" would require those "free" days to be back-to-back with the guest's paid-for days. This means a guest cannot book a stay for January and have any say in wanting their free month to be given to them in any month other than February. There has to be continuity in the stay. This continuity is what provides a level of certainty for Ben's cash flow, which, at present, is highly uncertain for him. The only thing that is certain is that he's not getting all of the money he needs to survive. This method will allow him to have the certainty that he can bring in 100% of his regular cash flow for the period booked, or 50% of his regular cash flow over the period booked multiplied by 2. If a guest stays for the entirety of 2021, then Ben is obligated to provide them with service for 2022, but not for 2023 and beyond. It is no different than rent-controlled spaces in NYC, except the timeframe and lifespan of the rent controlled space is known because it's set at the start. When the market picks up, Ben is not precluded from having other unbooked rooms at more expensive rates so they offset the costs of servicing these "deal rooms" that helped him at the onset. It's simply shifting the non-tangible time for the very tangible money. Time is not going to solve his problem here because time is of the essence, but money will solve every problem he's currently facing.
@viksra
@viksra 3 жыл бұрын
@@meebbitch1117 the goal is to collect future income, now. Financially, there are two reasonable perspectives: 1) The Westshore guest pays at the start for one month and expects the second month "free", Ben then accounts for that on the books as one month of income @ a 100% collection rate and two months of service to be provided, or 2) The Westshore guest pays at the start for one month and expects the second month "free," Ben then accounts for that on the books as two months of income @ a 50% collection rate and two months of service to be provided. Either way, there is positive certainty in both. His other alternative is to shut down due to not being able to find guests with his current method(s) or shut down due to not being able to find a buyer of the entire property with a plan (or cash) to stomach this mess until the storm is over. As for evictions: the terms of the agreement can easily be orchestrated by Ben's counsel to work in his favor. Back when another well-known real estate guy had his own show, he used to swear at, insult and degrade applicants who wanted to work for him, along with asking questions about age and sexual orientation in clear violation of United States EEO laws during the interview process. You know how he avoided being sued for discrimination? He had all job applicants sign an entertainment waiver and stuck a camera in the room so that he could ask any question he wanted that he would normally be forbidden from asking had a camera not been there. The entertainment release and camera reframed the normal job interview to be part of the show, for entertainment purposes. Surely a creative business mind working with a bright attorney can do this in kind to avoid and prevent any possible scenarios of eviction.

If you havent yet, you could also reach out to the local military currently working the covid relief efforts and see if they'd be willing to stay at your hotel. They've been in hotel all year, in some cases over a month at the same hotel.

So YOUR MAIN CONCERN should be to maintain a good credit record! Only ever spend half of what you intake. And saving 10% just 10% of everything in perpetuity will leave you with retirement and alleviate any financial pressure. It'll even set up equity to borrow with.... good luck San

Fight Ben, fight, really nice properties you have there, every example you gave to the renters seems true to me! I am a regular guy from Bulgaria, and it hurts me to see what is happening to your businesses, knowing what you have been through to get there, been watching since Danny's videos. What is doing to other people businesses, to my family 2 small flats we rent on AirBnB, to..anyway Happy Birthday, stay healthy!

Another idea- rent rooms as business offices, have a small grocery store in a room and a coffee shop. Out back have a bbq area with plenty of park style grills and picnic tables.

Ben in Jamaica were im from the Hotel owneres are starting to convert the empty rooms in temporary offices spaces. Base on the size they would convert a small room in one office and the master suites in like 4 cubicle spaces, you should look into that. 🇯🇲

I almost lived in a hotel last year when working on big projects at my old job. I was at the office anyways from before the sun came up to after it went down and my commute was about 35 miles. It made a lot of sense for me to get a hotel across the street from the office because of my busy lifestyle.

Rooms look clean. I know in the Oakland bay area rents have decreased. My building went from $2800 for a two bedroom to $2300. 1500 a months to stay there at that hotel is $48 bucks a day. That's hell of deal if you're having a lease for a few months.
