In Canada it is very rare to see damage done by former owners... rentals some but never on the level I have seen in the US...

Thank you so much for all the education. I'm a 51 year old single mom looking to buy my first home this year. Been a single mom of a special needs needs child (and now adult) for 24 years. Just now financially getting there to buy. All this scares me but being educated makes me feel better.

Thankyou for what? Is he going to help you keep your home when you get priced out because of property taxes and insurance increases? No amount of education will help you keep your home when you cant afford to keep it because of increases of these 2 things which results in you being unable to afford it. Think twice before you buy a house. Many people are loosing their homes.

I just found your KZbin channel today. Thank you for sharing your experience and knowledge . So much of what you have said were the same mistakes we made many years ago. I don’t know that we will ever make a move, but you have certainly opened my eyes on so many things that have to be considered early on to save yourself money and lots of headaches. Look, you're the expert, but I had a property in the PNW (lava rock and thin layer of sand) where I used a tank and drainfield for 25 years I built with Dad with no trouble at all- no draining- and when inspected for sale, the bar (thing thrust into the tank) went straight to the bottom. Upshot: Properly maintained a septic tank- drainfield (concrete tank) will last indefinitely. This is my experience. Maybe in Louisiana the plants invade the leach field? Maybe too much clay? I don't know.

ALWAYS get your sewer line scoped. I just bought a hose and less than a month later, $7,800 getting my sewer line repaired.

Okay, looks like we're working here. Love your videos. Been watching you for a while, but I wanted to tell you about REO that I looked at back in the '90s. Every square inch of the house was painted in gloss black. Every toilet and plumbing was filled to the top with quick set concrete with at least 50 empty bags laying around. It was on a slab concrete all the way up to the city sewer. I know what you're talking about

My husband and I bought a old brick home, it was being flipped and man the dumb stuff they did.. and whoever had it before them! We ended up a month into moving with a foot of water in the basement. Come to find out.. at some point in the life and various owners of the house.. someone had piped the rain gutters into the sewer line. So ... any heavy rain .. back flooded into the basement. 11 grand to replace and fix all the pipes...

Wayne, you bring up a very important flag about the sheet rock made in China. I had a friend now passed because of this, ended up in court, for almost 10 years before it was settled the builder had all the money and drain the homeowner of his money in Woodland Texas. They had to remove all the sheet rock from the house and it destroyed all the copper plumbing, and believe go look up the attic yourself and looking on the backside of the sheet rock you should be surprised how much it’s still lingering in houses today. note their house was built in 2010 with this type of sheet rock.

Lots of it was stamped "Made in China" or "China" but not all of it. It's scary how it's still sometimes found in houses.

These videos are great, but the down side of buying anything, it's like you have to pay an expert to cover all this. The videos could fill an encyclopedia of information. I mean you could get a bachelor's degree in just buying a house to live in. I just want a dark sky I can put an observatory on and I can put antennas on. You can't rent a place like that, so I've been looking at buying one but I can't even afford all this stuff.

With all the advice you give nothing you can say provides me with any peace of mind buying real estate. Ive watched a lot of your videos. How can a person have any assurance of keeping their home when they have no control over insurance and property taxes. A person has no chance if the government doesnt except a property tax appeal. It costs at lest $500 to have an appraisal and is the only way to win a property tax appeal. Interest rates are high. Now is bad time to buy. How can I make sure insurance rates and property tax dont price me out of my home? The only thing I can do is wait till the overinflated price bubble bursts. With all the things that go wrong, it makes more sense to rent. Even if I have to pay twice the rent its still better than being foreclosed on and loosing your investment. If you can help me with a some kind of way that I can keep my home without being priced out after I buy it I will give you a percentage of the house price.

No, most all banks will allow you to perform inspections, but they are usually only for informational purposes and they will not renegotiate the price or make any repairs. You should have the option in the contract to cancel the sale if you uncover something significant.

You must be rich or have enough to invest in real estate. Real estate is high risk investment. Most people dont have the ability to buy like you do. Most of us have to get bank money to buy and get title. We then dont actually own anything except what equity we have, and you loose that if you get foreclosed on. The rich man always wins. Most people loose out if they dont have money, because they get priced out and get foreclosed on because of insurance increase and over assessed valuation. This is a country of criminals screwing people. There is no dream. Unless we can lock in insurance rates and property tax rates were screwed. And property tax should be illegal. Once I buy something thats as expensive as real estate, why should I keep paying for it? Nobody here seems to understand that. They just fall like lemme's going off a cliff because there mindlessly following the person in front. So what actual advice can you give on how to buy and not get screwed? A lot of people here are in for a big surprise when they find they can no loger afford to stay in their home. This is all a sign of a coming great depression.
