Anytime! The better you understand your market, the better you'll be at finding deals. So study transactions to see what properties are selling for on a price per sq. ft. basis, what people are paying in rents, what your vacancy / occupancy rates are and then underwrite as many deals as you can. Once you've gotten that experience, you'll be able to look at a deal and know if it'll work within 5 minutes
