You simply don't make it an option. Not everyone is going to go for a win-win deal, so if they're not willing to work with you after explaining the "why's" behind why the deal ha to work for both of you then you're not their buyer.

Where can you get a copy of the subject to agreement? Who's responsibility is it to notify the financial institution? I asked my credit union representative and he said yes it can be done, but he didn't sound like he knew how it would be done. Is there a website you can use to calculate the interest rate and what your monthly payment would be to the seller?
