That feeling when your approaches aren't jiving together.. Been there several times! Great to see someone posting appraisal stuff like this- let along a youngin! I've been in the CR business for 6 years and I've waited a while to finish my 6 remaining classes for the license in NY. I was lucky enough to get into a firm which my friend worked at and was able to make steady income throughout the years. I've seen you in the REA discord server providing sooo much valuable stuff. Just wanted to say thanks bro and keep it up!

Thank you! Even when I have the pending sale price, I still have a difficult time getting the approaches to line up. Changes in cap rates, and trying to estimate stabilization doesn’t make it any easier! Glad you’re getting value and happy to help!

Residential trainee here. Informative video regarding CREA stuff. That’s a whole lot of desk work bro…. The one reason I like residential, getting out of the office. Nice computer glasses btw.

Thanks for commenting! Glad to hear from another trainee. The glasses help reduce strain on the eyes. I don’t mind the desk work as long as it isn’t super busy and have to work late into the night. However having the opportunity to get out once in a while feels great!

Like your setup, how do you like a curved screen over dual monitors? It seems more functional than two separate screens, I like the idea of it. What monitor is that?

Thanks! The 49-inch monitor I am using I called the Samsung C49HG90. I absolutely love having a larger curved monitor because I am able to fit three windows side-by-side using Microsoft’s PowerToy application. Another benefit is that I typically only need to deal with one power cord and one display cord. I used to run a three monitor setup however cable management was a nightmare.

Thanks! It’s a chair from my office that I borrowed and took home during COVID. Therefore I’m not sure but it’s probably more expensive than what you can get for much better on the market.

I have been debating starting my education into this, the whole 75 hour program and whatnot. Were the things covered in this video things you learned on the job or through the trainings? Also another question if you have the time, how difficult was it finding your position as a trainee? My concern would be paying for these 75 hour courses, completing it, and then finding no work in the industry. Great video though, thank you!

Most of what I learned is via on the job. However the course provided the definitions and practice problems for valuation methods. As for the position, I started in 2019 with a starting salary of 50K annual and the company paid for the education courses.

hey just subed to help you out can wait to see where this journey goes. im thinking bout getting in to appraisal out in texas but the problem i have is my job i work in construction but i get off at 2 and have 1hr break. do you think i will be able to doomy job and this as a trainee (it also comes down to my super). also I'm moving back to AZ in 18 months im hopping if do this to get my licensed then transfer it you think that a resonble time line

Thanks! I would recommend looking into finding an employer first, or finding a supervisor and seeing if anyone is hiring. What you could also look into is getting your trainee license first as that will improve your chances of being hired. The classes are not cheap therefore I recommend finding an employer in the event they have tuition reimbursement. As for your availability, most supervisor appraisers want someone that’s available full-time so it depends on what they are looking for. If you’re available in the afternoon, you could use that time to network and your trainee courses. As for your trainee license, it should be easy to transfer but I would check with both states first. As for classes/trainee certification, I recommend McKissock as it’s online and is a decent resource for getting started overall. Best of luck!

I don’t have any experience in Florida and it would also depend on what your state would accept. However speaking from my own experience, I took my trainee courses via McKissock.

I agree finding a mentor can be tricky. I joined a commercial valuation firm and they had several appraisers that were willing to get the supervisor license and take on the trainee. I was fortunate enough that the company paid for all my education costs as well. I recommend looking at valuation analyst positions at commercial real estate firms.

Happy to answer. It could mean several different things depending on the situation. The most common instance could be that there was insufficient information recorded or new information made available, therefore we will update the comp in our database.
