The one thing I must state, especially in my area... is generally only those that are upset about something, are the ones to post reviews. Thus, skewing the builders rating on social media review platforms.

Not a builder salesman problem, but I have a story about our current builder. We picked everything out, colors, floor plan etc. We signed a contract and before the build started they decided to sell the new section that we are building in to a different builder. They tired to talk us out of building but this house we are having built is our dream home. So now I feel this weird way like it’s an inconvenience for the builder just to build one house in this section.

The rep that I've been working with has been very transparent, which is great. He even told me (when I asked) that on average, most of his clients have spent about $25-30k on upgrades, and that the highest he's seen is $60k. Does that 25-30 range sound fair? It was around what I was expecting, but I'm completely new to this and pretty clueless!

That's an excellent question. The cost to add upgrades can vary significantly from builder to builder because many builders include a lot of great features while many other home builders don't include much at all. I tell people to plan on spending 10-15% of the base price of the home on upgrades. So on a $300k home expect to add $30,000 in upgrades or a little more. Thanks.

We are in the process of building a home with DR Horton...we are going to have a pre slab, pre drywall, and a final. The inspector group we chose is BPG, we are using there lender paying closing cost. The customer service we have had with sales person has been excellent. Your video was very helpful.

I am in Vegas and went under contract back in early Jan... I am watching your videos and learning so much. I am happy with our choice... its a dirt lot and they break ground mid Feb (the date was given to us, I just forgot) and closing 9/15/2022

Calling local home inspection companies/inspectors and asking what they’ve been finding with specific builders in your area is a good starting point. The quality of homes being built can vary a lot by geographical location, the year, and economic factors. Home inspectors are great assets for real time feedback and its free to pick their brains

Once again TY you have the best tips. I don't know if I've commented about this before but as a person who plans to retire in 3 to 4 years. I dream of having a great house for my family to live in. I am afraid of living in a house that poorly build. Looking at your videos help me plan and search for the best company to build my family dream home. I'm not in a rush nor will I be unprepared for the building process. If it take 6 to 9 month to build a house then I will plan to talk to someone at lease 11 to 10 months from that time. I love your videos and enjoy new insight in the home building process.

I'm thinking about buying a new home (maybe new build if it's not already done). It's with a builder in FL called My Southern Home. Have you heard of them? It's hard for me to determine their "size" but they have a ton of communities so they don't seem super small.

Ty, We are getting ready to buy land with plans to build. Do builders have designers included in the process? Can foundational landscaping beds be included? I'm so full of questions and yet I can't seem to get them to be organized. We are using a plan from an online house plan store. I have general ideas about materials....but what about built-ins and slight changes to the plans?

When you build with most of the large national builders, it's pretty rare that you'll get great customer service. Do they build a good home? Yes. And, I'd say they do provide good value. My wife and I contracted CE Custom homes (Austin, TX area) to build our retirement home. The owner/president was listed and checking the owners name and company and found no issues, we contracted with them. It took about 4 months to frame the house, mostly 2 people (rare 3) and often no one was there. We found the father of the “owner” was the real person in charge and he was apparently hiding behind his sons name. Googling him, showed we were screwed. USE a Real Estate Attorney and check a bunch of references first! We lost a lot of $ that now, at 70, I will have to work another 6 years or so to pay for our losses, especially since COVID is here the prices on some items are out of reach.

Sorry to hear about your experience. This is absolutely heartbreaking. That's why I recommend building with a mid-size local builder. Sadly, the risk is too high with the small custom homebuilders. Best of luck to you.

Well after listening to different you to e videos was helpful..we bought from Signature homes in north bay rohnert park..they are ok...they stick to their plans they do not change much in sturctural..some of the few things they offer is good ..j know it varies from builder..also the design center we want to a week ago was so small not much options to look at was disappointed..seems like other states and home builders have a lot more and bigger place that is easy to go thru and how they display each section of upgrades or standard. We spent including solar for new construct, with 2 hr. In model home garage with sales person picking upgrades then 2 hr. At design center...so it is 35,000 not including shutter and blinds 5 each.quoted 6, 000 something..doing our 1st walk thru in may..any ideas..they do not allow outside inspections..had to use their solar company..Citadel. Any ideas to compare shutters and blinds with installation before move in date..had 3 places. Got to give them measurements. I think in the north bay. I have not seen a thing about Signature homes much or a you tube person talking about that area, where we saw 3 different builderss..we choose Signsture because of the floor plan..but missing other things. Oh well we signed off on things..new build will not be ready till beginning of august..first time home buyer..base price was 759,000 in February this year

Crescent Homes is approximately #100 largest builder in the USA, centered in South Carolina....Would you consider them a 'mid level builder'?....My thinking is,...as they seem to be branching out from the Charleston area into neighboring regions, they may be extra careful at pleasing the buyer in every way possible,..they may also go the extra mile for agents....Is this a reasonable notion?

Do I need a custom home builder if I have a floor plan in mind that isn’t “owned” or outright “offered” by that company. Like using a big companies floor plan and having a local company build it?

This is a great question. A builder would likely get sued for building a home that was designed by another homebuilder. You would need to make some significant changes to the plan to make it legal.

First of all, good for you! That is very smart. You may have the same problem we are having in Utah where builders are just too busy & it's hard to find anyone to do anything. Unfortunately, I'm not really sure what to tell you. Personally, I'd just start posting all over social media asking everyone you know if they know a trusted homebuilder who'd build a duplex in that area. Sooner or later someone will surface. Ty, with the market right now in Salt Lake City being so crazy. We are looking at a builder in South Jordan. Great homes, 4.4 stars, but they don’t allow for any input on changes, we get what we get basically. Does this sound okay? We love the lot, the type of home but when trying to change even a garage door color, or seeing about framing a basement out. They refuse. Is this okay? Is it normal?

That's cool. I lived in that area when I was like 3 years old. Yes, with a lot of builders today that is pretty normal. As long as you like the selections, it shouldn't be a problem. It's kind of like buying an existing home but everything is new. Please let me know if you have any other questions. Who's the builder?

hi what do you think about DR horton? i'm a disabled iraq war retired vetran. i just bought the adams floor plan in which someone was already going to buy the house they ended up noy buying it. they bided up to 469K. i didnt have to bid they gave me the 460K they said i dont have to bid they'll give the bid price. i'm asking for grab bard to be installed. my house is currently being built it wil be done july 30th. this month. and i asked for the ada toilet. apparently new builds and apartments supposed to be nyilt to the ADA specs due to the fact the house is being built as we speak i dont see why not they make these modifications to the bathroom. something came up about the shower encloser made of glass. some woman from DRhorton. she supposed to be a salesperson that's what she said. i dont like her attitude.she gave me a choice to have glass or a curtain. i told her to make sure they install a heavy duty stainless steel shower curtain rod thats bolted to the wall that is able to bare weght just incase i loose my balance because i wont have grab bars she said i'll have to wait after closing. to get that type of shower curtain rod why they are able to change the shower encloser? without me requesting they gave me a choice to have glass or a curtain i chose a curtain and i said about the curtain rod i told you before. plus the model it wasnt my f;loor plan but i guess the house had the same kitchen and living room the model it was a two story.i keep asking the guy i think hes a salesman he was at the model already when my realtor took me over i keep asking him about am i going to have grass in the front or back? he said the front will be lanscaped i responded what does the mean? the dick didn't tell me what that meant plus the model home had grey cabinets i told him i want brown cabinets they told me i cant change the color but on there website i saw my floor plan having brown cabinets. i'll attach a link about my floor plan the model on the video has brown cabinets on two different things ive seen brown cabinets. i cant get brown cabinets please shoot me your email thanks kzbin.info/www/bejne/d3vSf2mMr5KLg9E

I wish you were here in Utah so I could personally guide you through the process. Hopefully I can answer your questions. If not, or if new questions arise, please don't hesitate to reach back out to me. As far as not getting your questions answered, as your Realtor to do that for you. As far as Dr. Horton goes, I'm not super impressed with them, just like you. As far as making changes to the home while it's already under construction, it's actually difficult for the builder especially in this market because some things take weeks or even months to arrive from the day the builder orders them. A long delay could cause a delay in the closing of the home & this actually costs the builder money. That is why they don't allow many changes. Cabinets are particularly hard. They need to be ordered 45 days in advance in a normal market & a lot of builders have had major delays with cabinets. Don't allow yourself to get frustrated. Allow your agent to do the heavy lifting & get your questions answered... it's his/her job to do that for you. Thanks for watching & I hope you subscribed. I don’t know. The location and lot are also important. I can get an inspector for the home building. But even if a home builder isn’t ideal, the location of the build can tip the scales

My first time walking into a KB community I wanted to bring my realtor and the agent told me I didn’t need one and that she can answer my questions. Then I brought my realtor anyways and she was really short with us and would say things when my realtor asked questions like “we already talked about this” she was weird and pushy and talked too much. I never came back there..

I was assuming that was the case. That unfortunate. Try not to stress out about it too much. That agent will be out of your life before you know it. I would recommend giving the builder an honest review at the end of the process, doing your best to be kind. In other words don't say the agent sucked, I would word it like, the agent wasnt very good with...

Thank Ty they have not started building yet because the agent has not composed the binder for the attorney to review - going on two weeks now. Nonetheless, I am confident I will be pleased with the outcome once the builder is done, based on the other houses in the subdivision.
