Im from Canada and cant wrap y head around the poor process of the UK property purchasing, no contracts upfront and no commission for the buying agent is a recipe for disaster. Mindblowing inefficiency.

This is not a service tailored to first time buyers or those in the middle and bottom of the housing market. £12000 is just way too much.
