With interest rates set to hit 6.5% most BTLs will not cashflow positively. You have shown lots of examples on this channel of BTLs cash flowing around £200 per month. This was back when interest rates were much lower. I would assume at this point (the ones that you have had to refinance at the end of fixed periods) they are barely cash flow positive and I'm sure you have a lot of them. Can you please tell me your strategy if interest rates do hit 6.5% and they no longer cash flow?

BTLs are viable because house prices increase by 10% each year. I paid £103,000 for my house and I sold it for £215,000. That's about 10% per year. I didn't even rent it out because I lived in it. If a mortgage is 6%, you still make 4% because house prices go up. If you let out the property to a tenant, it's extra on top. So 6% from a tenant + 10% from increasing house prices is about 12% because you'd get 16% for the 25% deposit you used to buy the property + 10% for the other 75% that's mortgaged. If you decide that a BTL isn't worth it, whats the alternative? Put your money in a savings account and get 4.5%? How is that better?
