Hey Josh, just curious! 1. If both couples who are age > 35 yo, can they both own a house individually assuming that they have already purchased the house before marriage? 2. For the proximity housing grant, if both myself and my future prospect lives far away e.g. one in Pasir Ris the other in Jurong East, will we still be eligible for a proximity grant?

Hi YY, from my understanding. Do double confirm. 1) cannot 2 HDB, must sell one. If one HDB one condo then it’s ok. Coz rule is one family one HDB. 2) proximity to EITHER parent. You can choose to input who at that point. Hope it helps :) and smash the LIKE

Hey Josh, something I've been wondering for a while and the question came to mind when I saw that rental yields are around 4% - is there really any benefit to having a second property to rent out compared to having a diversified dividend portfolio? Seems like the latter can give comparable gains and yet have lower risk since it'll be diversified. Less headache from managing a tenant as well. Thanks!

I beg to differ in terms of capital appreciation. A 5 year MOP house in a prime area will depreciate faster as decay is more apparent since it has already commanded a premium after MOP like you said. But especially after 65 years we can really see that. For eg: Clementi, Jurong East. Rental for HDB is always there you are right, so good location will fetch better income.

I don't think the rhetoric really holds if you put it under scrutiny. Take Pinnacle@Duxton for example or the units at Kallang, I believe the values actually increase over or at worst hold over time. That said, many other factors affect housing prices aside from remnant lease so it would be good to recognise the full context for analysis. I myself am somewhat swayed from the "freehold only" class despite holding that view for some time before.

Do you have more tips for a couple looking to buy a forever home? To me, capital appreciation and potential rental income does not seem to matter too much in this case.

Agree Darryl, HDB is under appreciated. If the lift is spoilt just call town council - settled.
