@@_deepak_deepu Setbacks are important for any house to have proper ventilations, and BBMP has certain rules on this. An architect or a civil engineer can help on this. We do not know the future govt, and any time they can set up rules to demolish buildings which are not complying the regulations. Eg. How owners cried during the JCB came demolished the building which violated the raja Kaluve regulations.
