In America, a room has to have a window, a door and a closet to be a bedroom. My house is a 1 bedroom, but is more like a 3 bedroom and the only technical bedroom is the office. It has a built-in cabinet that you could call a closet

Honestly I don’t think you doing things to the house decreased the value. You updated every room and didn’t knock down walls or permanently alter the floor plan so great job! You only made it better in the long run. It looks great!

I could see removing that one closet as somewhat decreasing the value of the home. In the US, if the room has no built-in closet (unless built earlier last century), the room cannot be listed as a bedroom. House values are very dependent upon the number of bedrooms the house has. I likely would have added the closet back so I could list that room as an bedroom/office.

Soooooo.... I use the piping bag filled with poly filla when I do drywall and repairs all the time. It works ESPECIALLY well when you have to do inside corners in a room. Great minds think alike! 👍

Not me CRYING because she’s saying goodbye to the studio. There are just so many memories with each piece of the staging as well as the rooms. Whether the furniture was a revamp or wallpaper from a room transformation with the colors flipped, down to the picture hanging in the office. Such a blessing to move forward on a new venture. My daughter had to have that type oral surgery when she was 7. They took a skin graft from the roof of her mouth. Of course I was in the room holding her hand. 💜 I almost lost my cool because the Dr dropped the first graft and my daughter swallowed it. Had to remind myself that it wasn't intentional, graft was small and he's human. BUT when it's your child... 😩 Looks so good now. 👍 I think I would've used a twin bed in the flamingo room to make it look larger. But bed you used was pretty. 😊

I've never seen people stage a house just for selling it. Most people I know move their stuff out, fix any major repairs and let the next sucker... I mean, buyer, deal with anything that comes after that. This looks great 👍

She will move all of this stuff out when someone buys the house! Staging is just making the space look nice so that a buyer can envision how they might decorate the space with their own things. It makes the house more appealing to buyers.
